Welcome to Acacia Nook, our 1927 studio desert casita centrally located in the Sam Hughes Historic District, less than a 10-minute walk to the U of A campus & a 5-minute drive to Banner Medical Center. During U of A events you will feel the energy and can easily be part of festivities. This great neighborhood has a bike score of 97 & a walk score of 76 so you can enjoy a peaceful stroll or ride while you take in the unique architecture, restaurants, & shops that call this midtown area home.

This home is just minutes from many great restaurants, breweries, bars, coffee shops, and sidewalk cafes, and food options nearby. Use the kitchenette to either make your own meals or use the microwave to reheat your leftovers from one of the great restaurants nearby. There is plenty of room in the mid-sized fridge to keep your drinks and groceries cold along with open shelving to store your food.

There is a 2BD/1BA house on the same property that is also rented out, but it has its own separate entrance away from your private entrance. The front yard is shared with main house guests, but they have their own patio space.

There is ample free street parking available a few feet from the house, and from here you're just minutes to local grocery stores, retail shops, breweries, museums, parks, dynamic Fourth Avenue, and the vibrant city center of Downtown Tucson. This historic home is full of and charm not to be missed. Perfect for couples and solo travelers who may want some extra space, this home in the heart of Tucson has everything you need for a peaceful getaway.

If you book with us you are agreeing to uphold the following house rules:
- Parking in the driveway in front of the house is reserved for main house guests, but ample free street parking is available on Wilson St. just to the west of the house. No permit is needed to park on that particular street, but please pay attention to parking signs for any other restrictions.
- We cannot accommodate special requests for specific cleaning products, linens, etc. but we are practicing COVID safe cleaning methods and using antibacterial products
- No mailbox access is given. Guests may have packages delivered to the front door, Amazon locker, or P.O. Box, but we are not responsible for items you have delivered.
- We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises.
- We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.
- We do our best to accommodate early or late check-ins, but due to our cleaners’ tight schedules, check-out time is strictly at 11 AM. There is a $50/hour fee for late check-out.
- No parties or events are allowed, and quiet hours are from 10PM to 8AM daily.
- All guests occupying the property must be accounted for on the reservation. Please do not have more guests than stated in your reservation and do not have any unapproved visitors.
- As future guests may have pet allergies, no pets are allowed. A minimum $250 fee will be charged if this rule is violated.
- No smoking (of cigarettes or marijuana) and no drug use is allowed on the property. A minimum $250 fee will be charged if this rule is violated.
- 1.5 X rate additional charged for deep cleans will be added to stays over 3 weeks.
