Welcome to Palm House 2 – Villa Borghese. This is my second apartment listed on VRBO, located right next door to my original listing, Palm House 1 (VRBO listing #3958362), in the same building. I am honored to have received the "Premier Partner" badge from the Home team thanks to the success and consistent excellence of Palm House 1. This recognition is the highest given to a property owner, reflecting a strong commitment to maintaining the apartment in perfect condition and providing top-level guest experiences. You’re welcome to read the 90+ five-star reviews for Palm House 1 as a testament to the quality and care you can expect here as well.

Palm House 2 is a fully renovated one-bedroom, one-bathroom apartment—the largest of its kind in the neighborhood at 80 sq. meters (861 sq. feet). It also happens to be the closest apartment to the Villa Borghese park, offering both a central location and a peaceful, quiet atmosphere. Just steps from the entrance to the park, the apartment features fast WiFi and Netflix for your comfort and entertainment.

Both apartments—Palm House 1 and its sister unit Palm House 2 (VRBO listing #3264126)—are nestled on a calm, leafy, tree-lined street in the exclusive Villa Borghese/Parioli area. This prestigious neighborhood, known for its grand mansions and embassies, is one of the most elegant in Rome, with over 30 embassies located within a 10-minute walk. Many of Rome’s iconic sights are reachable on foot. The entrance to Villa Borghese park is just a 3-minute walk away. Once inside, you can enjoy a relaxing stroll to the famous Villa Borghese Museum (5 min), the zoo (5 min), the Etruscan and Modern Art Museums (10 min), Via Veneto (15 min), Piazza del Popolo (25 min), and even reach the top of the Spanish Steps in just 25 minutes. Public transport is also nearby—the tram stop for the Vatican Museums, the Colosseum, and various city center attractions is only a 5-minute walk away. You’ll also find a local supermarket, fresh produce market, and excellent local restaurants just around the corner.

The apartment itself features a grand barrel-vaulted ceiling and oversized windows, flooding the space with natural light. For your comfort, the bedroom is equipped with electric black-out curtains to ensure restful sleep. There are 7 steps to access the apartment. Inside, you'll find a spacious bedroom with a queen-size bed and plenty of custom-made closets and drawers for storage. The modern kitchen is fully equipped with a dishwasher, washer/dryer combo, refrigerator, coffee maker, and an induction stove top.

The marble bathroom is exceptionally large, featuring a generous walk-in shower, a lighted vanity, and an oversized sink. The elegantly furnished living room includes a custom-made sofa, and the dining area comfortably seats four guests. A unique bonus of Palm House 2 is its “secret” private patio/garden, tucked around the side of the apartment—your own peaceful retreat to enjoy the outdoors.

A modern and spacious apartment located in a good neighborhood away from the frenzy of the tourist areas. We used buses and became familiar with several lines allowing us to travel all over the city with ease. There's an ATM located just around the corner on Paisello, a Tigre grocery store within 10-15 minutes of walking, and the Taverna Rossini nearby. We enjoyed our stay!

Stunning apartment

Island of peace

We were in Rome to settle important family matters, and Harold’s apartment was comfortable and relaxing. We called it our island of peace after our busy days. We highly recommend this location.

Fantastic spacious apartment

Beautifully renovated spacious apartment, tastefully furnished, with every required appliance. Away from the noise, adjacent to beautiful Villa Borghese and the extensive parklands. Host was most accommodating in meeting us when our flight was delayed until late at night. We would stay here again.

Great Location

Very simple check in with owner as he is onsite. Location is right next to a beautiful park and within 15min walk to the city. The surrounding area is safe and clean. Hospitality was absolutely amazing and great communication with the owner while staying here. I highly recommend this unit as it is roomy and has every amenity you will be needing while staying in Rome.

A wonderful apartment

The apartment is as you see in the photos: very clean and spacious. It is well stocked for cooking, everything is new and clean. The location is in a quieter area, slightly away from the main touristy areas, which for us was a plus. We still walked essentially everywhere. Overall, an excellent experience.

Nothing short of fantastically perfect. The property, the host and the location were outstanding

The property is newly renovated with all the amenities, from down pillows to 7 appliances to make your stay comfortable. The location, I was told by the locals is the best in Rome. The host was readily available to help with all my needs and more, Hal is just lovely. I can't wait to organize my life to go back for a longer period

Beautiful apartment like Upper East Side

Hal, the manager, was extremely helpful and accomodating. The apartment was clean, confortable and a few blocks away from the beautiful Villa Bourgesse Park. Lovely place to walk around. The apartment had all the amenities we needed, and had a beautiful back courtyard. Highly recommend if you like walking.

In a great neighborhood. Super comfortable space. Hal was tremendous as a host. Delightful and helpful with plenty of recommendations. His driver took us to the airport and was fantastic. Arrived early and handled our luggage for us. Beautiful place. Thanks Hal.

The BEST stay and accommodations in Rome!!

Incredible accommodations and an even better location!! Very safe location and conveniently located near everything, the “Central Park” this property is next to was absolutely beautiful. The apartment was very large, tastefully renovated and impeccably clean! Not to mention the property owners live on site and clearly take pride in this beautiful property. We had everything we needed and more ! I would highly suggest when staying in Rome you skip the hotel and stay here instead, you won’t regret it !! Thank you again for the wonderful stay!

just perfect

Hal was so friendly,helpful and kind. 100% would recommend staying here long term. absolutely all the comforts of home in a beautiful neighbour hood with a bus stop 2 minutes away/subway a 20 minute walk! you don’t have to leave the neighbourhood in all honesty! bed was very comfortable too which is always so important on vacay! can’t wait to return:)

Exceptional apartment, Perfect Location

Truly enjoyed our stay - great location and wonderful hosts. The apartment is all newly renovated and very lovely. The kitchen allowed us to enjoy our morning cafe and was well appointed, it even has a new dishwasher and a nice refrigerator. The bathroom is incredible with floor to ceiling marble and a large shower. The bedroom is very comfortable with blackout remote controlled shades and good closet space. Our hosts were extremely welcoming, speak english and live in the building so they were easily accessible if we had any questions or issues. All in all we would highly recommend this Roman apartment! Thanks guys!!

I’m sure people think I paid for this review LOL. Yes it’s a new apartment with everything new and to the finest detail. I must admit that the bath room is a highlighter…full of Marble and a huge shower. The unit contains a large utility room with clothes washer a dryer . You won’t find many clothes drier in Rome…that’s another highlight. As for my guests, the two of you were just enjoyable and I hope you return another day.

Excellent property and host

Second time staying with this host. New apartment in Parioli neighborhood adjacent to Villa Borghese. The apartment is fantastic with a fully equipped kitchen and laundry room. The bathroom is huge and luxurious. Large screen Smart TV. Rocket fast WiFi. 10 min walk to 5 different grocery stores. Communication with host is easy. Hal has an incredible attention to detail that makes your stay really special. I plan to stay here every time I’m in Rome.

I think I can say with almost 100% accuracy that the marble bathroom has to be the most elegant and largest bathroom for any rental in Rome. Beautiful Property

This is a spectacular apartment in Rome! The location is excellent - very quiet and peaceful, yet also accessible to the City and all the main sites. Hal is a truly wonderful host, very friendly and easy to communicate with, providing us with helpful tips and suggestions (don’t miss the Borghese Gallery!) He was so helpful in coordinating transportation from the airport and even ensuring we made it to the train station. The apartment itself is so beautifully done with everything you need and want and more. We would highly recommend and look forward to staying again on our next visit to Rome. We were met by Raniero the owner who was an excellent host. He gave us a tour of the apartment and showed us how everything worked. It was a comfortable and big living space. Apartment supplied all the basics needed from coffee and tea to laundry soap and shampoo. We felt very safe and secure here as it’s a very private building with a locked entry gate at the front. The area itself was quiet. Many older buildings and embassies. It’s not the closest to all the attractions, but in return you get away from the hustle and bustle of the busy streets. We walked through the park to get to the main sites and took cabs for the further ones as we’re not comfortable with subways and buses. There are restaurants and supermarkets within walking distance. Overall we enjoyed our stay and would recommend it to anyone. The bonus of a washer and dryer is what helped me book this in the first place as we were travelling for a month. Thank you Raniero for being such a gracious host it was a pleasure meeting you.

A magical stay near the Gardens of the Villa Borghese

What a gem of a find! The location - bellissimo! Our host, Hal - bellissimo! We were a little concerned due to a lack of reviews … but if you’re hesitating on this place, don’t. The lack of reviews is only because it’s been newly refurbished. Hal met us at the unit and showed all that it had to offer. Which is basically everything. We’ve stayed in a lot of VRBO's and can truly say there are amenities that you just wouldn’t normally find. A large bathroom with a roomy shower. An actual clothes dryer. A quiet peaceful bedroom. And an outdoor sitting space for a glass of wine in the afternoon or cup of coffee in the morning. And the neighborhood is perfect - plenty of shops and restaurants all close by. The park is a delightful passageway to many attractions and the bus/tram line is a block or two away to access the Vatican in one direction and the colosseum, et al in the other. All in all a delightful stay.

What a lovely place! We had already been in Italy for 10 days (Venice, Tuscany and Florence), and this was, hands down, the best place we stayed. The apartment is immaculate and has every amenity you can think of, including some you wouldn’t expect! After 10 days of cramped bathrooms with terrible lighting, this was the complete opposite – and with consistent water temp and pressure! The kitchen is a dream, full size appliances of every kind, stocked with coffee and even a welcome bottle of wine. Our VRBO in Venice advertised a “clothes washer” but did not actually have one, so the washing machine and dryer were a lifesaver! The AC worked great, and little touches like adapter plugs and black-out shades made the stay perfect. It’s quiet and well-located, like others have said. A taxi to the Vatican was 18e, and then we walked back and hit all the other sites along the way, concluding with a stroll through the near-by Borghese park. The opposite end of the park has an overlook where you can see the city. Our host was leaving town as we arrived, but made sure we had all the instructions and were met by a care taker who let us in and showed us around. What a gem all the way around! It was a great way to end our trip.

Having stayed in Palm House 1 several times, we thoroughly enjoyed our visit to Palm House 2 in September 2025. The apartment is well appointed with fine furnishings and art while also providing the convenience of a fully up-to-date kitchen and laundry facilities (en suite). The bathroom, also part of the recent renovation, is spacious, well-lit and lined in beautiful marble. The large windows and high vaulted ceilings throughout the apartment allow for natural light and looking out at the surrounding private garden greenery. And, in the bedroom the window darkening shades work very well. The bed is very comfortable, with additional individual reading lights. Lots of closet and drawer space are provided throughout. A patio in the back of the property is available for the exclusive use of the apartment’s occupants and adds to the relaxing setting of Palm House 2. The owner, Raniero, is most welcoming, accommodating and responsive. We travel from the U.S. to Europe two to three times a year and Palm House 1 and 2 are our favorite places to stay. The residential neighborhood — while not in the center of Rome’s crowded tourist attractions — is quiet, safe (numerous foreign embassies dot the area) and convenient to trams and buses. Shops and restaurants to suit any taste or budget are nearby and Borghese Gardens and Villa Borghese are just a few short blocks away. We look forward to our next visit!
