Thoughtfully designed with artistic details including murals, etched glass, and curated furnishings, this home offers a relaxing and memorable retreat that guests return to year after year. Enjoy seamless indoor-outdoor living and front-row access to the beach and boardwalk just steps from your door.
LIVING & DINING AREAS:
The ground floor living and dining area features a leather sofa with fold-out capability, a loveseat, gas log fireplace, and both cable and streaming TV. A dining and game table with seating for six creates a versatile gathering space. A Dutch entry door opens directly to the front patio, boardwalk, and beach, enhancing the home's connection to its oceanfront setting. Upstairs, an additional sitting area offers panoramic ocean views, vaulted ceilings, a leather sofa with fold-out capability, cable and streaming TV, a wet bar, and access to a private ocean view deck with seating for two. The fireplace visible in this space is not operational.

- Primary Bedroom (Second Floor): California king-size bed, en-suite bathroom, French doors opening to an oceanview deck

OUTDOOR SPACES:
The front and side patio areas serve as the centerpiece for outdoor living, offering exceptional views of dolphins, migrating whales, and daily coastal activity along the boardwalk. The space includes a built-in gas BBQ grill with counter space, an outdoor dining table with seating for six to eight, and a market umbrella, creating the perfect setting for dining and relaxation by the ocean.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes both large and small appliances, along with island barstool seating. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two queen fold-out couches with extra linens and pillows are provided. Twin rollaway beds can be rented instead of the couches by making advance arrangements with our office.
Laundry: A shared washer and dryer are located in the rear garage, with complimentary laundry supplies provided. Please note that these facilities are shared with long-term studio tenants located at the rear of the property.
Parking: Two parking spaces are available along the property's private side driveway or parking strip and can accommodate vehicles of all sizes. Additional neighborhood street parking is also available, including metered, unmetered, and pay-station options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
