This beautiful 4 bedroom/3 bathroom single-level detached pool home features a large private pool deck with pool and spa, a fun games room, a king bedroom, queen room (both with en suites) and two themed twin bedrooms. Located on the popular gated Tuscan Hills community, complete with tennis courts, volleyball and a clubhouse, this home is ideally located for a variety of restaurants and shops on the US Highway 27 and is just 8 miles from Disney World resort!

This lovely, updated home has new floors throughout, an open-plan living space with a lounge and a formal dining area, a spacious fully-fitted kitchen, four bedrooms, three bathrooms, games room and a fantastic private pool deck. The home sleeps a maximum of 8 guests plus a baby.

The attractive open-plan family room has three sofas, a large Smart flat screen TV, ceiling fan and sliding doors out to the spacious pool deck.

The stylish kitchen comes with everything you need for at-home dining including stainless steel appliances - fridge freezer, dishwasher, oven and hob, microwave, - plus a coffee maker, kettle, toaster, blender, cooking utensils, crockery etc. The formal dining area comfortably seats eight guests.

Step through to the king bedroom suite with a king bed, a flat screen TV, ceiling fan and a door leading out to the beautiful pool deck - perfect for an early morning swim without waking the rest of the family! This bedroom also boasts a fantastic en suite bathroom, complete with two separate vanity sink areas, WC, a double L-shaped bath for two, and a beautiful large walk-in shower.

Bedroom 2 is an attractive nautical-themed queen room with a flat screen TV, ceiling fan and an updated en suite bathroom with tub/shower, WC and sink vanity.

Bedroom 3 has a fun superhero theme and bedroom 4 has a cute Disney theme. Both rooms have twin beds, a flat screen TV and a ceiling fan. The family bathroom has a bath/shower, sink and WC.

After a long day visiting the Orlando attractions, you will love heading home to your private full-sized pool! The screened-in pool deck has a shaded seating/dining area with ceiling fan and views over the lovely pool and spa.

The pool and spa can be heated (pre-bookable optional extra) and a pool security fence is provided for families with small children.

The garage has been converted into a fun games room featuring table tennis, air hockey table and high-top seating with stools.

At the front of this single-level home is a private paved driveway with parking for two vehicles. The home has a laundry area with a washer, dryer and ironing equipment. It has air conditioning throughout, free Wifi and free local calls. There is also complimentary use of a highchair and travel cot (pack and play).

SUPPLIES PROVIDED:
All our homes are self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 2 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 bag per small bedroom bin and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with them/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

LOCAL AND STATE RULES GUESTS ACCEPT WHEN BOOKING THIS HOME:
1. The maximum occupancy of the home is stated in the property listing and house rules and MUST NOT be exceeded at ANY TIME. Strictly no events or group gatherings that exceed the maximum occupancy. The Sheriff has powers to immediately evict all guests from any home breaking this rule, there will be no refund of any remaining nights and security deposits will be withheld.
2. Only Guests who are included in the reservation are authorized to be in the home. No external visits from friends or family are allowed even if this is below the maximum occupancy.
3. Resort and community facilities associated with the home are owned, operated and offered by the community, any closures/restrictions of amenities at any time are beyond our control. Opening times and rules are posted at the clubhouse/amenity.

OCCUPANCY:
The property accommodates a maximum of 8 guests and 1 baby. If this rule cannot be followed, please do not book the property. If this rule is broken, the guests will be immediately evicted and will forfeit the full payment and the security deposit.

NO SMOKING ON THE PREMISES OR POOL DECK AREA

No parties, events or gatherings.

This is a quiet residential neighborhood and enforces quiet hours between 10pm and 8am.

POOL HEAT OPTION:
The pool and spa can be heated (gas heater) and is an additional $45 plus tax per plus tax, for a minimum of 3 consecutive nights. Please book pool heat before your arrival. If you request pool heat after your arrival, please note that the pool takes around 24 hours to get to temperature and there is an additional $20 call out fee to switch it on.

Pool heat is set to 87 degrees (please note, this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s during the winter). The spa will be set to 99 degrees (a spa is not a hot tub and is part of the pool, it is activated by the timer dial switch on the wall and requires pool heat). Temperatures cannot be set higher due to sanitary regulations.

Please note that we cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests who have booked pool heat will still be charged for the pool heat, as the pool heaters will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat use – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat and by booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
