OK, full disclosure up front! We visited Villa La Estancia in March 2016 but Melba and Tom's unit was not available so Melba arranged a very similar unit for us on the fifth floor.
A bit of background on unit numbers at this resort. Rooms all have a four digit number, then an A or a B. The first digit represents the building number (1,2,3), the second the floor number and the last two the actual unit number. In general, for buildings 1 and 3 which are the ones that run perpendicular to the ocean along the sides of the resort, the lower the unit number, the closer to the ocean. There are a few maps on Google images that show the layout and this is important. Building 1 gets the afternoon and evening sun and view of the sunset. Building 3 gets the morning sun. Units closer to the beach are generally better, particularly for view and sun. So the ideal units are generally 1-5 in buildings 1 and 3 and maybe the units on the higher floors in building 2. Most units (except penthouses) are either 2+1 or 1+1. A 2+1 has two bedrooms in the main unit, then another bedroom immediately beside it. There is a gate common to both the A and B units but it is not secure enough to leave the doors between them open if you are not around. Both the A and B units have a hotel style card lock door that you need to keep closed at night for security. If you have kids and want them in a separate bedroom, getting one of the 'real' 2 bedroom units is important. The 1+1 would likely not make most parents comfortable! If your kids are older, then no problem. You also share the balcony so can go between rooms that way.
Our unit was a 2+1 and we had our two older kids (18,23) so we used all three bedrooms. The units are well appointed. We opted not to go for the all inclusive meal plan as it was fairly expensive. There are so many restaurants to visit in the area that it would be a shame to spend all of your time just at the resort. We went to the Mega store (15 minute walk, cheap taxi back) for groceries on day 1 to stock up and did most breakfasts in our unit, then either ate lunch at the resort, at Flamingos next door (part of the same chain so you have full access) or in Bucerias (15-20 min walk or $8US cab). There are four bathrooms and four showers in a 2+1 so plenty of space. Beds are comfortable, water is safe.
