These reasonable “House rules” constitute an addendum agreement to the rental agreement, and are established to provide a clean, quiet, and tranquil place for families to gather, eat, sleep, and relax, and to do so in harmony with other residents in the neighborhood. Adherence to these rules assures this experience not only for the current guest, but those that follow. Please contact the hosts with any questions. “Guests” means registered guests and their invitees.
➩ A copy of non-expired government-issued identification is required for the guest responsible for the registration. If the guest responsible for the registration changes after the time of booking, identification for both the former and new guest is required.
➩ The number of overnight guests stated in the reservation agreement is strictly enforced. Infants and children count as guests for purposes of this rule. Hosts receive real-time notifications of ingress and egress to/from the property through security cameras. Invitees (visitors) other than registered guests to the property are allowed only with permission requested and granted through the listing platform. Refusal of a request shall not be a valid basis for cancellation or modification of reservation or refund. An intentional or negligent mischaracterization of the purpose or number of visitors may result in cancellation without refund and/or the imposition of additional per-person fees.
➩ Guests must lock the residence when it is not occupied, including when vacating the property at check-out time. Unless in app approval is received from the host, an $80 per hr early check-in / late check out fee will be assessed to guests exceeding the bounds of check-in / check out times stated in the listing. A lodging rate of $500/day + tax and other reasonable expenses will be assessed for any guest that fails to vacate the premises on the agreed on check-out date as show in the app.
➩ Guests are strongly urged to purchase trip insurance to cover for losses against events that prevent a guest from fulfilling the reservation, such as death in the family, illness, weather-related incidents, among other things. Refunds will only be issued in accord with the cancellation policy in effect at the time of the booking.
➩ Guests must notify hosts upon discovery of any condition that could foreseeably be the cause of a guest complaint or that creates a potential hazard to guests, their invitees, or the property. Guests must provide reasonable access, if such access may be necessary to assess and remedy the condition. Refunds or partial refunds will not be granted if hosts were deprived of a reasonable opportunity to cure. Avoidable damages to the property resulting from a guest’s failure to notify hosts or provide access may be assessed to guest’s account, depending on the circumstances.
➩ Guests may not use the host-provided Internet to download or upload any illegal or unlawful content, including child pornography or copyright-protected intellectual property (e.g., movies, music, etc.). Downloading of movies or music is often detected by Internet Service Providers (ISPs), and results in the issuance of a warning to the subscriber (in this case, hosts) under the Digital Millennium Copyright Act. Downloading or uploading of child pornography is often detected by ISPs and results in a “Cyber tip” to the National Center for Missing and Exploited Children, which will eventually result in an administrative subpoena for subscriber information, and a search warrant. Hosts will be required, in such circumstances, to disclose the identity of the guests who were present at the time such download or upload was detected.
➩ Skis, snowboards, sleds, bicycles, motorcycles, scooters, or other sports or transportation equipment other than collapsible wheelchairs are not allowed in the home. Guests should contact hosts to see if unique accommodations can be made to secure such items.
➩ Burning of candles or open flames of any kind are prohibited in the home, except for the woodburning stove when used properly and directly supervised by guests.
➩ Smoking, vaping, the burning of incense, or diffusing of oils by guests, including cannabis or its derivatives, whether or not for medicinal use, is prohibited. These odors are difficult to eradicate, and may be offensive to subsequent guests, who may cancel and be displaced of lodging. A $500 liquidated damages fee will be assessed for a violation.
➩ Use of dyes, solvents, bleaches, or other harsh or volatile chemicals, whether for hair, clothing, or crafts, is prohibited on the property. These chemicals (such as ammonium thioglycolate, commonly found in hair perm products) leave offensive odors or will permanently ruin linens, towels, furniture, flooring, and fixtures. Likewise, guests may not use provided towels for wiping or absorbing tinted tanning lotions, sprays, grease, oils, solvents, or dyes.
➩ Storage of gasoline, diesel, propane canisters, fishing bait, hunting carcasses, or other flammable, corrosive, combustible, or noxious substances is prohibited within the home. Cleaning of fish as necessary for a single meal preparation is permitted but gutting and preparation of animals or portions of animals (except meal-sized portions ordinarily sold by grocery stores) is not permitted in the home or on the property.
➩ Live animals brought on site without prior notice and approval will result in a $225 fee, ejectment, and cancellation of the booking without refund.
➩ Guests shall closely supervise children around furniture that is vulnerable to damage (e.g., wooden tables that can be damaged by metal or plastic toys, or leather couches that can be scratched by metal or plastic toys).
➩ Guests shall closely supervise children outdoors in recognition of the natural hazards present in rural and wilderness environments to include wildlife, domesticated animals, falls from heights and water hazards present in irrigation canals, ponds, and the San Juan River.
➩ No guests or invitees may occupy (sleep overnight in) recreational vehicles or tents on the property without the hosts’ express approval sought and granted though the listing platform. Additional fees may be assessed in such cases.
➩ The driveway at the house entrance can accommodate at least four vehicles. Guests must park vehicles in the driveway, only. Parking on the street (off property) is prohibited because of the narrow width of the road, and the hazards and inconvenience created for the neighborhood residents, including snowplows, pedestrians, and children riding bikes. Parking on the lawn is always prohibited. Garage is not for guest use.
➩ Guests shall not insert devices directly into or make any adjustments to the LCD television display, except for the provided HDMI hub and via the supplied Roku remote.
➩ Guests shall not attempt any physical or network modifications, configuration, hacking, relocation, or resetting of host-provided networking or wireless hardware or software. Restoration of internet/networking services will incur a $150 service fee billed to the guest.
➩ Guests shall not use the property utilities (i.e., electricity, water, sewer, wifi, etc.) for any purpose other than occupying the house for its ordinary purpose absent express approval sought from and granted by hosts through the listing platform. For example, guests shall not plug in electric vehicles, boats, or recreational vehicles for the purposes of recharging batteries or providing electricity for heating, cooling, or other services for a boat or recreational vehicle. If approval is granted for the charging of an electric or recreational vehicles, contact hosts regarding a modest daily fee.
➩ Guests shall not empty sewage from boats or recreational vehicles onto the property or into the sewer system.
➩ Guests shall not perform repair or routine maintenance to motor vehicles, boats, bicycles, motorcycles, or recreational vehicles. “Repair” or “maintenance” includes, but is not limited to, oil changes, detailing, replacement of components, among other things.
➩ Except for use of a toilet plunger to remediate a clogged toilet, guests shall attempt no repair or modification of any household fixture, appliance, or appurtenance without permission sought and granted through the listing platform.
➩ Guests shall not flush or discard into any toilet or sink drain any foreign objects or materials other than toilet paper. Disinfecting wipes, baby wipes (even those branded as septic safe), paper towels, ear cleaning swabs, condoms, and tissues are examples of items that must never be flushed into the plumbing system.
