Enjoy a comfortable stay with a full kitchen and a family-sized living room with TVs in all rooms, AC, and heater. You can instant book today with no worries about the internet, with 400+Mbps of internet speed, and dependent on location in the house. The home has a softened water throughout the house, to ensure a comfortable stay.

The master bedroom sleeps 5 comfortably with a king-size bed and a second airbed that can be set up for 7+ guests. Additionally, there's a queen-size airbed which sleeps 2 comfortably that can be setup for 10+ guests in living room. The master bedroom has an attached bathroom for your convenience. The two guest bedrooms each have queen beds, each sleep 2 comfortably.

We provide clean sheets and towels for every guest and supply shampoo, toothpaste, hand soap, and body soap. Guests can also enjoy the TV, movies and Netflix.

Guest Access -
Welcome to our lovely VRBO accommodation! We kindly ask that only guests who have booked the accommodation are allowed to enter the house. However, if you wish to have additional guests to visit or stay, please seek the host's approval, which may incur an extra fee.

Parking on the paved and gravel driveway is a paid amenity, $10/space/day and $5/space/day respectively.
Parking on street near unmarked curb, not blocking fire hydrant is included with your stay.

To ensure privacy and security, each room is equipped with a keyed lock. Feel free to make yourself at home and enjoy the backyard and patio furniture, now with two putting greens or minigolf. Ask host about putter and ball rentals. You can also take advantage of our wireless internet access, 400+Mbps, for streaming movies and TV shows or movies on Netflix. For added convenience, we provide a personalized key code to the front door, that you can also use your phone to unlock.

To make your stay comfortable, we take care of the heating and air conditioning. Just let us know your preferred sleeping temperatures prior to quiet hours, and we will adjust the temperature accordingly. Additionally, electric fireplaces are available in the living room and master bedroom to keep you warm during chilly nights.

If you require a late checkout, you may do so at 11:30 AM for a pre-authorized fee of $50. To take advantage of this, kindly notify us by 8 PM the day before your scheduled checkout. A last-minute late checkout fee of $100 applies if requested on the day of checkout.

Please note that guests do not have access to any locked rooms or the garage.

Our house is situated on a private road, away from any obstructions or traffic noise. While some friendly neighborhood dogs may be roaming around, you can rest assured that you'll enjoy peace and quiet during your stay.

The location is conveniently close to a variety of attractions, including a large park, restaurants, a coffee shop, HOT SPRINGS, and a casino, all just a few minutes' drive away. Plus, the Carson City airport (CPX) is nearby, and the highway is easily accessible but far enough away to ensure a peaceful stay.

Our solar-powered home features a NEMA 14-50 outlet for level 2 charging outside, so you can power up your EV while you stay with us.

Plus, our neighborhood is quiet and safe, with a stunning view of the Sierra Mountain range lining Lake Tahoe from the front porch. You can even spot some friendly neighborhood dogs running around. And when you're ready to explore, downtown Carson City, a large park, restaurants, coffee shop, hot springs, and a casino are all just a quick drive away.

Downtown Carson City is minutes away driving, but the house is located in a residential area near an airport, so groceries, restaurants, and casinos are about 30 min. walk.

During winter months (Nov-Apr), please check road conditions and bring chains and a 4-wheel drive vehicle to ensure safe travel.

LATE CHECK-IN is the Guest's responsibility. The host may not be available after 10pm for service.
We offer a flexible self-check-in process after 3pm on your check in day. It is your responsibility to update the host with your estimated arrival time and inquire about the check-in process after 10pm. The host is not required to be available as a 24-hour concierge. We will not award a full refund for guest's failure to follow instructions.

We have and always will be vigilant with our cleanings to make sure all surfaces are sanitized. We always provide sanitizing wipes at every one of our listings to prevent the passing of all viruses and bacteria.

The cleaning fee covers bedding changes, sanitizing commonly touched surfaces, and minimal cleaning to restore the listing to its description.

*Extra guest - is any person entering or accessing the property, regardless of staying, sleeping, spending a day or night. No "Visitors" allowed


Security Cameras:
There are two cameras out front facing the gravel driveway that records motion, for use in verifying guests checking in. There is another camera in backyard viewing the backyard entrances that also records motion. The guest booking must be the person checking in to the house. We require a valid identification be provided before check-in. Your profile name will need to match the ID provided.

House rules:
1. KEEP FOOD AND DRINKS IN THE KITCHEN AND DINING AREA OR OUTSIDE

2. CLEAN UP after yourself, including but not limited to hazardous materials or bodily fluids. Countertops must only be cleaned with water and provided microfiber towels. Use of chemicals may damage surfaces.

3. NO PETS or animals allowed on the property, unless approved and registered with host. (Penalty fee for not registering pet is minimum $200/pet)

4. DON'T DAMAGE ANYTHING. NOTIFY hosts of accidents IMMEDIATELY NOTE: GUESTS ARE RESPONSIBLE IF ANY DAMAGE OR REPLACEMENT IS NEEDED AFTER THE USE OF A GUEST (This includes white towels and sheets that are stained) Make-up towels and removal wipes are available. Used makeup towels will be charged at $2/towel for use.

5. NO BICYCLES or outside vehicles in the house

6. NO ILLEGAL ACTIVITY on the premises, this includes tampering or illegal use of the internet and any other State mandated laws or guidelines

7. DO NOT have any MAIL sent to the house. There is a Post Office nearby that you can set a PO Box up to receive mail.

8. FIRE PIT is not for guest use.

9. NO STEALING anything from the property

NO PARTIES OR GUESTS other than booked under reservation (To add guests just notify the host and pay the registration fee of the nightly rate for extra guest/night) Note: failure to register extra guests will result in a penalty fee of $100/person. exceeding capacity of listing will result in $1000 fee and removal of guests.

11. NO DISPOSING OF ANYTHING OTHER THAN TOILET PAPER IN TOILETS

13. NO WEAPONS of any kind allowed on the property, including legal guns, rifles, or munitions.

14. NO TAMPERING with security or safety devices, including but not limited to blocking cameras outside, leaving doors or windows unlocked, and disabling gas detectors.

15. NO SMOKING of any kind or spraying highly scented products on the premises. Including incense and candles

16. No Disposing trash in recycle or yard bins. (Marked with blue or brown tops)

COVID19 Specific
• Guests must follow current State recommendations for public spaces in common areas
• Mouth covers shall be worn while in common areas, if sick
• Clean and sanitize any touched surfaces in common areas.

Fees for violating house rules:
Extra guests not booked - $100/extra guest/day (fee applies to any guest not approved with host prior to given access to the house).

Non-approved pet - $200/animal not approved by host plus additional cleaning costs. Any attempt to cover up an accident, the guest will be responsible for replacement of area damaged, including but not limited to carpet or furniture.

Smoking or strong scents in house - $200/room affected.

Checkout exceeding Late check out time of 12:00PM with or without approval will incur a late fee of $200 in addition to prior late fees. Late checkout service fee must be paid to extend checkout past listing stated checkout time.

Damaged, lost, or stolen items will be charged at the cost of repair or replacement of items.

A party or event planned or carried out at the listing where the capacity of the listing is exceeded will result in immediate removal of all people including guest, no refund to guest, and a fee of $1000.

Extra cleaning will be charged a minimum fee of $100 up to a quoted price from a professional service.

Disposing trash in a recycling or yard waste bin incurs a fine by waste management. We will charge a fee of $25 if there is trash left anywhere but in the green topped trash bin.

Lost key - $35/lock

Parking in paid parking area on pavement without approval will result in $10/day fee, EV charging space $20/day. Paid/EV Parking is on paved driveway. Extra cleaning costs may apply for spills on driveway.

High energy fee $100. (Leaving any appliances on for long periods of time without being present) Turning on central air and opening the windows.
