✨ PROPERTY HIGHLIGHTS ✨
This professionally managed home has has four well appointed and generous sized bedrooms; each with their own full bathroom and smart tv. There are two sitting areas with additional smart tvs.
The extremely spacious master bedroom has a king sized bed, full bath with seamless glass shower and double sinks and walk in closet. There are two other bedrooms on the second floor. One has a queen bed and the other has four single bunks. Just outside the bunk room is tv sitting area with a large comfy chair that opens up for an additional single bed, if needed. Also upstairs is the laundry room with full size washer, dryer and drying rack. The fourth bedroom has a queen bedroom and is located on the first floor.
The well appointed kitchen, featuring stainless steel appliances, granite counters and all your small appliance needs opens up to the dining area and family room. You can eat breakfast at the counter or have a more formal meal with the family at the dining table for eight. There is also outdoor dining on the back deck for relaxing with your morning coffee and for nights when the temperature is perfect and you want to enjoy the sunsets. There is also a gas grill on the back deck to make eating at home a breeze.
The living area has lots of comfy seating where you can relax and watch tv on the 70` screen or play games. Enjoy any of the books or games located under under the tv.

Highland Park Neighborhood is right off 30A and surrounded by the Gulf Of Mexico, White Powder Beaches, Shops, Restaurants, and much more! You have access to multiple public beach access close to Mint Julep! We offer four cruiser bikes and golf cart for our guests to take a ride to explore the area! We also have a large community pool area for our guests to enjoy!
THE LOCATION
The home is located on a quiet street in a family friendly neighborhood in Blue Mountain Beach on the west side of 30A.
BEACHES: Gulfview Heights Beach Access .8 miles, Spooky Lane Beach Access .8 miles, Shellseekers Beach Access .8 miles Blue Mountain Regional Beach .8 miles Ed Wallaine Beach Access 1.5 miles.
GOLFING: Santa Rosa Golf & Beach Club 3.3 miles, Raven Golf Club 8.6 miles, Sandestin Golf & Beach Resort 8.6 miles. Emerald Bay Golf Club and regatta Bay Golf are worth the drive to Destin.
LOCAL EATS:
Cowgirl Kitchen, Blue Mountain Creamery, Local Catch and Bar less than a mile away. Just a bit further is Shunk Gulley Oyster Bar, Goatfeathers Seafood Restaurant, and dozens of world class options up and down 30a.
AIRPORTS: Destin Fort Walton Airport (VPS) 31 miles and Northwest Florida Beaches International Airport (ECP) is 36 miles.

PARKING: ALL VEHICLES MUST PARK ON THE DRIVEWAY. There is room for 3 vehicles.
The house is in a great neighborhood with a pool and surrounding area that rivals most resort hotels. The location is wonderful as it is on the west side of 30a which is a bit less crowded, but isn`t missing anything.
1. Please observe quiet hours from 9 pm to 10 am daily. (HOA Rule/ Fine)
2. Please no items on railings. (Bath Suits, towels, ETC..) (HOA Rule/ Fine)
3. NO SMOKING ON PROPERTY. Additional fees may apply.
4. NO PETS PERMITTED. Additional fees may apply
5. Please don`t move any furniture inside the property. (Moving Bunk Beds, furniture, ETC...) Additional fees may apply.
6. Community Pool Rules: All pool guests must have a current year’s wristband. Hours are 8am to 10pm, and strictly enforced. (HOA Rule/ Fine)
7. Parking: No overnight parking on the street is permitted, and cars parked there overnight will be towed. Encourage all guests to park in the driveway only. (HOA Rule/ Fine).
8. Please return all 11 armbands back when you depart from the property. Additional fees may be imposed for lost/damaged armbands.

HIGHLAND PARKS POOL COMPLEX RULES AND POLICIES
Highland Parks at Blue Mountain Beach Homeowners Association (the “Association”)
POOL COMPLEX CONDUCT RULES
All individuals who enter the pool complex must enter by using one of three coded entrance gates, must wear an official Highland Parks wristband at all times, and must adhere to the following conduct policies that apply to the entire pool complex area:
o NO smoking
o NO pets
o NO diving
o NO climbing, sitting, or jumping from the rocks or pool “island”
o NO running
o NO wrestling or rough play
o NO jumping, hanging, or climbing from the tower
o NO offensive or profane language
o NO “boom boxes” or external audio amplification devices
o NO bikes, skateboards, or roller skates
o NO glass or glass containers
o NO cooking using the outdoor heater (“fire pit”)
o Individuals who use the grills and outdoor kitchen area MUST clean the area after the use, including removing excess trash, wiping grill grates, and wiping countertops.
LIABILITY
§ All persons, including children, who use the pool complex do so at their own risk.
There is no lifeguard on duty at any time. No Association employees, contractors, or vendors working in the pool complex are safety personnel or lifeguards.
§ Children under the age of 12 must be accompanied by an adult parent or guardian at all times, as required by county ordinance. In addition, parents and guardians assume all responsibility for minor children in their care and must ensure that minor children are in compliance with these policies.
§ The Association is not be responsible for any lost or stolen articles or items.
§ Homeowners and lot owners are liable to the Association for any damages, costs, fees, or other liabilities resulting from their misuse of the pool complex, misuse by their guests or renters, or damage caused to the pool complex by themselves, their guests, or their
renters.
The Association may choose to retain security or rules enforcement personnel at the pool complex to ensure compliance with these rules and policies, to close the pool complex, to monitor and report infractions and damage, and to close the pool area at 10:00 pm each evening. All individuals using the pool complex should follow the verbal instructions provided by personnel, as they pertain to these rules and policies.
The community pool is heated March, April, October, November, and December only.
