This beautiful newly updated 3 bedroom, 2.5 bathroom townhome is located on the popular Regal Palms Resort with a lazy river, water slide, beach entry pool and gym. This beautiful home comfortably accommodates 6 people plus a baby and has 2 king rooms, a twin room, 2.5 bathrooms and a patio.

The open-plan living space has a beautiful lounge and dining area with tiled floors. The lounge has an L-shaped sofa with a large Smart TV and a ceiling fan. A secondary seating area offers a recliner sofa and sliding doors out to the patio.

The formal dining area has an impressive marble table and seats six.

The spacious fitted kitchen has new granite counters and is equipped with a dishwasher, oven/hob, microwave, fridge freezer, coffee maker, kettle, toaster, blender, utensils, crockery etc. There is also a coffee cart with a K-Cup machine.

There is a half bathroom on the ground level with a WC and laundry closet with washer, dryer, iron and board.

Upstairs you will find a serene and spacious primary bedroom suite with a king bed, a Smart TV, ceiling fan and en suite bathroom with granite counters and a bath/shower.

Bedroom 2 is a stylish king room with Smart TV and bedroom 3 is a colorful twin room with a Smart TV. There is a family bathroom with a bath/shower.

This property has a private double driveway for two vehicles, air conditioning throughout, free Wifi and complimentary use of a pack and play (travel cot) and a highchair for babies.

RESORT FEE:
THERE IS AN ADDITIONAL RESORT FEE OF $20 plus tax PER DAY PER HOME WHICH IS PAID DIRECTLY TO REGAL PALMS UPON ARRIVAL AT THE RESORT.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 6 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
