Surf House, or SURFHOUSEOBX, is our newly remodeled luxurious oceanfront retreat in the Outer Banks, NC. Our stunning 6 bedroom, 5.5 bathroom vacation home is the ultimate coastal escape, perfect for families or groups of friends seeking a relaxing and indulgent beach getaway. Enjoy panoramic views of the Atlantic Ocean and direct access to our wide open beach with the famous Pocahontas shipwreck and snorkel site right in front of our house! We promise you'll feel immersed in the beauty of the Outer Banks from the moment you arrive!

We added high-end finishes, luxury furniture, and elegant decor throughout. Our luxury home sleeps up to 16 guests across six bedrooms, each with plush bedding and ample storage. On the top floor, you'll love gathering in the open-concept living room, which features floor-to-ceiling windows, comfortable seating, panoramic ocean views, and a large flatscreen TV for movie nights. The gourmet kitchen is fully equipped with everything you need to prepare a Thanksgiving meal, and there's plenty of seating for everyone in the dining room at the custom dinner table and breakfast bar. • Game room with a wet bar, microwave, full size refrigerator #2, pool table, couch, chairs, games, books, puzzles. Walkout to fenced in pool area and boardwalk to beach.
• Laundry room: XL washer and dryer. Fenced in heated pool and hot tubs are right off the lower deck. You are directly on the beach with unobstructed wide open ocean views.

We supply:
• Linens & Towels: all Premium luxury bedding & sheets, plush bath towels, and plenty of cabana pool towels.
• Bathroom essentials: toilet paper, spa packs for shampoos, conditioners, body washes, bath soaps, hand soaps, hair dryers.
• Kitchen essentials: salt, pepper, spices, dish soap, dishwasher pods, hand soaps, paper towels, garbage bags.
• Laundry essentials: laundry detergent, dryer sheets.
• Children gear: High chair, pack n play, kid's boost chair, outlet covers.
• Beach + Pool towels for everyone.

Amenities:
• Private Pool: Pool heating available Spring & Fall. Loungers and chairs, grab a beverage, forget your worries, soak in the refreshing pool until sunset.
• Hot tub: Lower level and amazing views of the ocean and stars.
• Gas Grill: By the pool. 2 charcoal grills in front of home. Enjoy some local caught tuna steaks, lobster, crabs, or the local catch of the day here in the Outer Banks.
• Beach Gear: Plenty of beach chairs, beach umbrellas, boogie boards, a couple of soft top surfboards, corn hole, and kid and adult beach games.

* Beach access: New walkway directly from our pool to the beach for easy access!

* Don't miss: The most amazing snorkel and dive site with an incredible history, right in front of our home! The wreckage of a Civil War ship, The Pocahontas, sits just 75 yards out in the water in 10-15 feet in depth. The Pocahontas ship remains are easy to locate because of the paddle wheel shaft that sticks out of the water. This site is a beginners snorkel and dive site due to its location and shallow depth. Come explore our magical beaches, the warm ocean, and the beautiful history of our island. Our beaches here are very wide and uncrowded compared to our northern OBX neighbors.

HOUSE RULES

1.Guests are required to complete and sign a Rental Agreement within 24 hours of booking, and provide the names and ages of all individuals staying in the home. A Security Deposit hold of $1,000 is required to be processed on Guest's credit card. This security hold will need to be processed a week prior to check in, is in addition to your total costs, and is released 14 days after checkout if there are no damages or excess cleaning costs. No unregistered guest are allowed. Additional guests will be charged at $100 per guest per night.

2. No smoking anywhere on property. If any of your guests smoke inside the house you will be charged a $750.00 Ozone cleaning fee.

3. No parties. If you host a party with unregistered guests you will be charged $100 per guest, a $600 additional cleaning fee, and will be evicted immediately.

4. No pets allowed. Sorry. If you bring a pet you will be charged $750.00 plus an additional $500.00 ozone and cleaning fee and will be evicted immediately.

5. Quiet time in between 10:00pm-7:00am.

6. No wet towels or wet clothing on the furniture.

7. External doors and sliders must remain closed at all times while the AC is running. The units will freeze up and shut down, if doors are left open. Repairing an AC during the summer can take a week or more on the Outer Banks, and we don't want you to be without AC during your stay.

8. Toilet paper is the ONLY thing to be flushed down the Toilet.

9. No food or waste to be put in the kitchen sink drain. There is NO garbage disposal.

10. Please do not use the white towels to remove makeup. We provide makeup removal wash cloths for this. Makeup will stain the white towels and then we will have to charge you $35.00 per towel.

11. NO GLITTER/NO DYE: Glitter is almost impossible to remove and will result in a $1,000 fine to cover excess cleaning. Do not use any temporary or permanent hair dye or other dye products in the rental. Evidence of dye will result in a $500 fine or more if damage occurs to sink, floors, carpets, etc. Primary contact is responsible for all guests along with anyone who enters the home during the stay to abide by these rules.

12. Do not sit on the bedding or furniture after using self-tanning/bronzing products. This may cause stains that result in additional guest charges.

13. Do not spray sunscreen, etc. inside the home or on the porches.

POOL RULES

1. No Glass in/around pool area. We charge $1,000 to remove the broken glass. So please No Glass around the pool.

2. No Diving

3. Swim at your own risk.

4. Pool tech will be on property to service pool mid-week of each stay.

5. Pool heat needs 3 days notice and is $600 per week. Available April 1-early June and Sept-Oct 31. During times of extremely low temperatures or high wind, the pool may not heat to what guest believes to be an acceptable temperature. No pool heat refunds will be given due to the pool not heating due to adverse weather conditions.

6. A $25 late fee will be assessed if you choose to add pool heat within 7 days of your check-in date.


HOT TUB RULES:

✴No glass near the hot tub area.
✴No diving or jumping into the hot tub.
✴Use the hot tub at your own risk.
✴Do not tamper with the hot tub controls.
✴Shower before entering the hot tub.
✴Keep the hot tub cover on when not in use.
✴Limit hot tub usage to a reasonable duration and temperature not over 104 degrees Fahrenheit.
✴Do not add any chemicals or substances to the hot tub.
✴No food or drinks allowed in the hot tub.
✴Children must be supervised by an adult at all times.
✴Do not use the hot tub if you have open wounds or infections.
✴Report any issues or malfunctions with the hot tub to the property manager immediately.

Using the Outdoor Grill :
1. The grill is yours to use. Please remove food and large debris and scrub the grates with the grill brush (located under the sink / in the grill tool pouch) right after use while it’s still warm.
2. Empty the grease tray into the small metal bucket under the grill and close the lid. Do not pour grease down drains.
3. We provide: grill brush, mild dish soap, disposable gloves, and a metal bucket for grease/ash.

Please note: If you leave the grill heavily soiled (grease, charred food, or grease pooled around the area), an extra-cleaning charge may apply. Please message us if you need help. Thank you! Cleaning briefly after use helps keep the grill safe and ready for the next guests!

Standard cancellation policy is: CANCELLATION POLICY and SUBSTITUTIONS - Any changes, including changing dates, switching of properties, or complete cancellations will invoke the cancellation policy. Host recommends all Renters purchase travel insurance offered at time of booking to protect them in the event of an unexpected event affecting their vacation. Host cannot offer future credits or immediate refunds for unexpected cancellations due to emergencies regardless of the situat
