Great location, comfy home

The location of this house was super convenient to Portland and Lake Oswego area. The house is comfy and roomy enough for our needs. The yard is beautiful and the neighborhood is quiet. We'd go back!

All we can say is that ut was an amazing place and neighborhood. Contact with the owner was easy and her staff was on top of it all. Highly recommend beautiful home and peaceful neighborhood.

The house was nice and quiet. Parking was easy and access to the garage for storage was as described. Despite the weather being quite warm the house stayed comfortably cool. Access to food and groceries was good, it is a bit removed from the eateries in Portland but this was an expected trade off for the quiet neighborhood.

Cute Home

On site manager’s home is connected to houses bedrooms. She stomps around in what sounds like high heels on wood floors at 2:30am. Wakes us all up and doesn’t stop for an hour. Someone knocked on the front door, twice, at 9am our first morning and by the time I got to the door, they were gone. No sound of vehicle movement…I assume the on-site manager. Yard is NOT fully fenced! Beds were very uncomfortable. Hot tub was nice. House and furniture needs to be deep cleaned.

Unfortunately this guest is not telling the whole truth about any of this, except the fence. The fence did come down in the storm during their stay, when 5 trees in the backyard fell on it. It will be replaced soon. We will not play this game over a public review, but we will say that we don't recommend this tenant for MANY reasons to any other host. You will likely regret it like we do. Please read all of our other reviews for a very accurate expectation of what to expect if you choose to book our home. Thanks :)

Not quite what we expected

The house is old, there are several small issues here and there with broken doors/hinges, a smoke alarm that goes off when you take a shower (if you don't open the window facing the street)... Overall, instead of noting the issues with the home, it would be best for the property manager/owner to just fix them. As others complained, there is a TV, but it is about 13", and the live-in manager above bedroom can be a little noisy.

We are very sorry to learn that Seth had a less than perfect stay at our home :( The pumpkin House is a family friendly cottage that maintains a ton of charm but does have a few small quirks. If these issues were easily fixable we would have definitely made all the changes necessary to rid the home of these eccentricities. Unfortunately, its just not that simple. We have signs and a detailed welcome letter to inform all guests of the few small quirks of the home to make your stay 5 stars. We also provide our guests with a 24/7 guest services line that can assist any guest with any issue that may arise during the trip. Again, we are so sorry that Seth was not happy with his stay. We have tried to reach out to this guest multiple times after hearing about his experience but were unable to get a reply. It was a huge bummer to learn of this guests disappointment but we are eager to make our next guests stay a wonderful experience.

Charming Home in Quiet Neighborhood

This is a cute and comfortable home but we give it 4 stars instead of 5 because one can't entirely make ones-self at home here. There are lists of "rules" posted everywhere; most are total commonsense but a few such as "don't park on the street" felt designed to make us as invisible to the neighbors as possible. Also, some policies such as being warned that we would be charged extra for each dirty dish left behind were not in keeping with the standard set by the many other VRBO's that we have rented. In summary, we enjoyed the house, the location, the quiet neighborhood, the proximity (by car) to the City and the yard spaces. We were just a little put-off by the thoroughness of the "thou shall not's". Having said that, we would recommend the house to others and would rent it again ourselves.

So sorry you felt there were too many rules :( We basically just ask that you: Clean your dishes upon checkout Do not throw any parties or gatherings (abide by city occupancy rules) Abide by the city noise ordinances Do not smoke cigarettes inside/onsite Park in the garage and/or the right side of the driveway, not on the street And If you have a dog, please no pooping or peeing inside, and other common sense animal things..... I really don't feel these are excessive and I'm very sorry that your family did :( We don't intend to make our guests feel uncomfy but we do know all of our neighbors personally, and do not want to cause them any problems. We have found over the years that it is best to spell out the common sense stuff. Some people come from other countries where they do smoke inside. Where their dogs do use indoor puppy pads for urinating/pooping. It is just always best to lay the rules out so everyone is on the same page :) You guys were great guests and we do hope to have you again, sorry you felt restricted :( That was NOT our intention :(

Cute place, a bit oversold

The house is quaint a well maintained but the description makes it look more than it is while it requires relatively high level of paperwork (e.g. sending ID, have to sign a waiver to use the hot tub..). The TV in the living room is extremely small, some lights in the living room are very bright and don't provide a cosy atmosphere. There's a tenant living in a room right above the garage, which shares a wall with the house. While the tenant is very quiet and thoughtful, you will hear them coming back home and walking around since the walls are paper thin (re-emphasizing that this is in no way the fault of the tenant). If you're sensitive to noise this can be an issue. Someone came cleaning the windows from outside during our stay without us being aware, which was a bit awkward. Otherwise the place overall is cute but it's certainly not as fancy as it looks on the photos.

Celia, we are so sorry that your stay was not 5 star :( We always strive to give our guests a 5 star experience, so this 4 star review is disappointing to read. Yes, we do require some quick paperwork including a signed hot tub waiver for all of the homes we manage. The living room lights complaint shouldn't be a problem any longer, our handyman addressed that. Unfortunately, the City of Portland requires all vacation rentals to have a full-time tenant living on the property. Thankfully our "sweet as pie" tenant is super quiet & resides in a separate space on the parcel. You may occasionally hear or see him coming & going, but we do not get regular complaints about this. All guests are also notified of this City rule before they arrive. Please read all other reviews so you have good information on that from our previous guests. Regarding the window cleaning, Celia or someone in her party approved this appointment? We have time-stamped notes in our system confirming the tenant was ok with this apt. If they had not been, we would have moved it to another day. Our team always gets a guest's confirmation for any appointments on-site, before allowing anyone onto the property. Celia, please give us another shot in the future? We will try harder next time to ensure you a 5 star stay!

Owner wasn’t forthcoming about someone living in part of the house that is closed off

After attending an event, we came home to find a car parked in the driveway and a light on in the attic. You cannot get access into the attic room from the house, the door is on the outside. But our group felt uncomfortable and it unsafe. We wish the owner would have told us, someone would be living in part of the house.

We are very sorry to learn that Rikki had a less than perfect stay at our home :( Sadly, The City of Portland mandates that EVERY vacation rental within the city limits, must have an onsite manager in order to obtain a legal permit to operate a Portland Vacation Rental. This is universal for all homes in Portland, not specific to our home, The Pumpkin House. This is listed very clearly in the description of our home, we also verbally cover it with every guest over the phone, so we are confused as to how Rikki was unaware. The onsite tenant has a separate unit on the property. There is a separate entrance and this tenant has NO access to any part of the vacation rental. There are no shared items, the tenant has NO access to the kitchen, laundry, garage, hot tub, etc. Everything is private. If Rikki would have called us with this concern (we have a 24/7 guest services number that is available to our guests 24 hours a day) we would have been happy to put them at ease and clarify this further. This home and neighborhood are extremely safe, and the same tenant has been living here now for almost 2 years with zero issues. We are so sorry to hear of Rikki's disappointment. We did call and email multiple times after her stay when we learned of her disappointment to try to rectify it, and received no reply :( Again, we are super sad to learn that she was disappointed :(

Perfect Portland Location

My wife and I live in Bend and love to visit Portland, but with two recent additions to the family hotels are no longer an option. We are SO happy we found the Pumpkin House, as it served as a perfect base from which to see friends and visit downtown - a quick 10 minute drive to almost everything and an even quicker trip to Washington Park to see the Rose Garden or The Children’s Museum. The massive added bonus is the wonderful deck and gazebo, where we spent every evening after the babies were in bed. It’s so quiet and there’s so much to look at and soak in. Furthermore we loved the bedrooms, it’s great to have a crib in one room, the kitchen and dining spaces are fantastic and we didn’t begin to take advantage of the HUGE garden which is very pretty. Overall a lovely property in a lovely location and it’s amazing to be so close to town but in relative quiet and seclusion.

Perfect for a Family

My husband and I loved that the house was very kid friendly with toys, kids beds, so we didn't have to bring extra. The location was great, very close to everything we wanted to see (Washington park for the zoo and children's museum, downtown and the amusementpark), house was cute with a big backyard. Our daughter goes to bed early (6:30/7pm) so it would have been nice to have more cable options like Netflix or Amazon to watch in the evening and a bigger tv, but we were able to rent redbox so it worked out. Overall super happy with the property.

Hi! I'm Kimberly and I am the founder of VRBKIM and a single mom to three boys (ages 12, 10, and 7). I live locally at the beach in Del Mar CA and have been a Vacation Rental Specialist for the last 10 years. I love helping people find the best "home away from home".
