We just returned home from 5 nights in unit 42, I was there with my wife, her parents and our kids.
The unit is in the perfect spot to enjoy Cocoa Beach. If you didn't have a car, you wouldn't miss much, you can walk to a few of the better restaurants around, the grocery store is right there, it's right by the pier. It was our first time to Cocoa Beach, but we have visit lots of other Florida beaches. The beach is excellent there, second place only to Siesta Key maybe. The surfing was great for beginners while we were there and we all took surf lessons on the beach just a minute or two walk from our access. I love to fish, and was surprised to learn that you can't really fish from the pier, which I thought was strange.
The unit is very clean, everything looked like new! The appliances are great, really nice big refrigerator and freezer, great new washer and dryer (the dryer plays the longest robot song when it is done, you won't miss it!) The view from the balcony is amazing, you can see the beach, the pier, the whole pool, and way out into the Atlantic. Being able to hear the surf at night is worth a lot all by itself. The layout is smart and modern, if feels big for it's size. It's near the elevator, so being on the 4th floor is really just a plus.
If I were to pick a negative, it would be the furniture. The beds are clean and new but the mattresses are cheap memory foam types. Of course the kids didn't care, and if I were 31 instead of 41, I may not have noticed. The couch goes well with the room, but if you are looking to plot the whole family on it to watch a movie, it's not like your couch at home, it's sort of new old-fashioned. The décor is nice, simple, open, clean looking.
Many of the other units had families like ours in them so the atmosphere at the pool was fun during the day. The building has some full time residents, so there are lots of rules posted but they don't get in the way of having fun. Of the people we met one was a real grouch, even yelled at the kids just for splashing around and having fun because of the noise.... just ignore him.
