INSIDE THE HOUSE


LIVING/DINING/KITCHEN

Coming through the gated entry and through the double glass doors, you enter the front door into the large open living/dining room. With the primary bedroom ahead and the kitchen and casita bedroom to the left. You will see the vast wall of glass leading to the beautiful pool area and large patio.

You'll find a well-stocked, modern kitchen with high-quality appliances and many kitchen items you'd expect to find in a quality home with serving dishes and items needed to cook and serve a gourmet meal in the home.

The dining room has a large dining table with seating for 8 and a bar cart for cocktail service. Into the living room, you'll find a gas fireplace, stylish comfortable furnishings, real art upon the walls, and an open, airy feeling. The sliding glass doors open to create a vast opening to the patio for a seamless flow from inside to out.

The 65" Smart TV includes streaming options. Basic TV subscription included with live TV. Very fast mesh Internet and wi-fi are provided at 800 mbps+. A pair of Sonos speaker provide stereo sound for the living area.


THE BEDROOMS

All bedrooms have pressed linens, fans and bedside outlets with USB ports.

Bedroom 1 has 2 twin beds.

Bedroom 2 has a Queen Bed, desk and a 32" smart TV.

Bedroom 3 (Primary Bedroom) is a luxurious primary suite and has a King size bed, 55" smart TV, and a lounge seating area. The primary also has an ensuite bath and French doors that leads to the pool and patio area.

Bedroom 4 (the Casita Suite) has a King bed, 43" smart TV and lounge seating. The Casita has an ensuite bath. This bedroom has a private entrance leading out to the patio.

THE BATHS

In our spa like baths you'll find high quality soaps, shampoos, and conditioners, as well as all paper products provided for your stay.

High-quality towels and linens are provided.

The ensuite showers in the are walk-in showers with rain head and hand held showers, and the 3rd bath has a tub and shower combination.

LAUNDRY

There is a laundry pair for your use in the garage. Laundry detergent is provided.

THE OUTSIDE

You'll love the modern design and thoughtful planning that have gone into the creation of this incredible property. Step out to a spacious pool deck to find a full resort of your own!

Start with the kidney shaped pool with sun loungers and umbrellas under the Palm Springs sun (heating optional).

The large spa that rests over the end of the pool and is spacious enough for 8 to enjoy.

You'll find comfortable outdoor seating under the stars with a shaded double chaise. A large fire-pit with seating completes the other end of the patio.

The built in outdoor kitchen provides a Lion gas BBQ grill for outdoor cooking with concrete bar, built-in drawers and a built-in cooler for icing drinks. You'll also find plenty of outlets for blenders and other electronics. The bar has seating for 8.

There is also al fresco dining for 8.

The backyard is completely walled and private.

All this with incredible mountain views under the swaying palms. This is what you come to Palm Springs for! Located in Tahquitz River Estates, walking distance from Warm Sands and downtown, Koffi for your morning coffee and pastries, Ralph's grocery store and the Smoketree shopping center, and many other businesses and restaurants of the famed south end of Palm Springs. Any number of food delivery services are available as well as Whole Foods delivery to your door.

A Few Things to Note:

The pool can be heated for a fee which varies depending upon the time of year. We will discuss this with you upon booking or can quote it for you ahead of time. Pool heat is usually needed from November – May of each year. Spa heat is always complimentary.

This is a no smoking rental.

Up to 2 small dogs under 20 lbs. are allowed with a fee. No large dogs or other pets allowed.

**Due to the mechanical limits of air conditioning equipment and the extreme temperatures in the desert during summer months, thermostats cannot be turned below 72 degrees.

The pool can be warmed for a fee which varies depending upon the time of year. We will discuss this with you upon booking or can quote it for you ahead of time. Pool warming is usually needed from November – May of each year. Spa heat is always complimentary.

Palm Springs has a few rules around renting in our city. These rules apply to ALL short-term rentals in the city and are not our house rules, however we must inform you of these rules and apply them to your rental per city law. To summarize:

~ You must be 25 years old to rent/Responsible party must provide copy of ID.
~ No more than 2 people per bedroom allowed (8 adults for this house, plus 2 children under 12)
~ No more than 4 cars can be parked at the house (1 per bedroom)
~ No OUTDOOR music allowed 24 hours per day (indoor music cannot be audible at the property line)
~ A separate contract is required (in addition to the 3rd party booking company contract) and the responsible renter must provide a picture ID per city law.
