The host Francesca and her staff were amazing. They treated us like family. I feel that anyone needing to be pampered and time away on a beautiful mountainside cannot do better. It is what you would expect from a Tuscany villa. It was convenient to Lucca Pisa and Florence.

Amazing

The 2 villas were so incredibly beautiful and well maintained. Francesca and staff were so easy to work with. The chef’s prepared the most amazing food we have ever had. It was better than the couple of restaurants we went to. The pizza, pasta, and lemon chicken were our favorites. We had a wine/olive tasting and a cooking class right at the villa. I can’t say enough good things about this place. 10/10 for sure! It’s a must book and we would love to come back!

Absolute Perfection

We rented this exceptional property for our wedding for a week. Every detail was meticulously arranged by Francesca and her amazing staff. We had breakfast every morning and dinner every evening at the Villa. It was some of the best food we had during our trip to Italy. They took exceptional care to ensure that all of the food was safe for our guests that had food allergies. I cannot say enough wonderful things about Francesca and her staff. They went out of their way to make sure that everything was perfect for our entire stay. The property itself is breathtaking. The rooms are beautiful and comfortable and the pool was a refreshing bonus in the Italian summers heat. If you’re considering this property for a wedding, or even just stay with family and friends, don’t hesitate.

Amazing Property!

This week stay we had was magical! We got married on the property and stayed the week with family. Francesca and her team spoiled us the whole week, it was very hard to go back to reality! The property itself was stunning, the rooms were huge! Bed were so comfortable! Food was the best we had in all Italy, the chef put so much love into each meal for us showing us authentic Italian cooking at its finest! The wedding was perfect, Francesca and her team really worked hard to make our dream day come true and we are so grateful for them! Fantastic family reunion for Dad's 80th

We spent a magnificent week with 17 family members ranging in age from 16 to 80. We opted for fully catered - an excellent choice! Francesca and her team of chef, sommelier and staff welcomed us warmly and provided excellent dining, wine and service all week long. They were attentive to details while making us feel perfectly at home, and also attentive to any food needs for members of our group. All bedrooms are spacious, comfortable and decorated beautifully, and with in suite bathrooms. Our family will have memories to last us forever - if you are looking for a place to create memories and also a base from which to explore northern Tuscany, Villa Burlamacchi is for you! Burlamacchi Villas is a FIVE-STAR PLUS, PLUS, PLUS

I rented Bulamacchi Villa for a surprise birthday party for my husband's 70th birthday. Our children and their families joined in planning the surprise and arrived at the Villa early to hang the Buon Compleanno signs. In total, we were a group of 12. The stay exceeded our expectations. Francesca and her amazing staff helped us create a family memory that will live for generations. From the amazing views to the extraordinary dinners prepared by Chef and wine served each evening outside, the experience was unforgettable. Our family stayed at the Villa for a week. Francesca helped me arrange daily activities for the family, from a day trip to the Cinque Terre to a pasta-making class on-site, and more, Francesca was the perfect host. The property itself is stunning, all of the bedrooms are tastefully furnished, with comfortable beds and en-suite bathrooms. The outdoor area, pool, and bar created the perfect backdrop for our family to gather for cocktails before dinner each evening. If you have a group and want to create an Italian experience that will build lifetime memories, I highly recommend Bulamacchi Villas. My family is already asking when we can go back!

Amazing vacation

Two families, (13 of us) one week,. This property is spectacular. Recently renovated the rooms, bathrooms are beautiful. Francesca looked after us, from meals to vineyards to dinners out, trust her recommendations. We needed babysitting and drivers, she was on it. With an honor system bar we enjoyed our time relaxing around the pool. This is a full service property, feels like your own private resort. We greatly hope to be back in the near future.

Heaven on Earth

This is by far the best property I've ever stayed at. 5 stars all the way! Francesca is an amazing host. The property is gorgeous! The chef prepared what was the best food we ate while in Italy. Best Family Vacation Ever

We had the most amazing family vacation! The property was just perfect for our group of 17. We loved hanging out at the beautiful pool and chilling under the covered outdoor bar area. The house itself was amazing and everyone loved having there own bathroom! Francesca was amazing! She helped us set up some amazing excursions and responded quickly to any questions we had. We opted to have the house chef cook for us on 3 nights and I would highly recommend that! The food was amazing!!!!!!!!! I would highly recommend this property the beauty of the area was amazing and it was a short drive to many beautiful places. We hope to return!

Starting with Francesca, the owner, and her warm, charming, and humorous personality all was perfect for our 3 week stay. Do not hesitate to rent this property and explore the area of Lucca. Great family holiday in spacious and historic villa with luxury trappings

Set in beautiful grounds high up above Bagni di Lucca, Villa San Francesco was the perfect location for a family holiday. Upon arrival, we were immediately struck by the captivating views from the garden across the hills and the wonderful infinity pool, where we would spend many happy hours during the week. The interior is equally stunning, set out across three floors and providing plenty of cool spaces to retreat during the hot days and very comfortable bedrooms/bathrooms. The villa is perfect for al fresco meals, though make sure you bring adequate protection from the mozzies! With Francesca's help we uncovered some of the villa's history; it has an interesting past with previous occupants of local and international renown. The many books and pictures around the property provide great character and a sense of its past glories. Bagni di Lucca is actually separated into 3 villages, the largest of which sits below the villa and within easy walking distance. The main supermarket is well stocked and there are a few good places to eat, though nothing really special. You need a car or catch a bus to get to the railway station. We had a great day out in the historic town of Lucca, which is only a 30 minute train ride. This family holiday - we were joined by our 3 adult children and their partners - will live long in the memory.

Just Stunning

The Villa was just beyond all our expectations, the history of Villa San Francesco and the people whom have lived there is very impressive. The rooms, the beautiful furnishings, the stunning gardens which are so well looked after and the very impressive infinity pool. This is by far the best place to stay when visiting Tuscany, With Lucca a half hour drive away, viarggio beach an hour away and the beautiful city of Florence just over an hour away, this is by far the perfect location!!!!!!! & i very much look forward to my next visit to this beautiful villa and the beautiful village of bagni di lucca. The owner Francesca is very friendly and always available if there are any questions that you may have, she goes out her way to make you feel very welcome, so thank you so much Francesca & i can not wait to book with you again in the future. A Fabulous Tuscan Holiday

We stayed at the Villa San Francesco for two weeks in July and August and had a wonderful, wonderful time. The Villa is in a stunning location in Bagni di Lucca and is immaculately maintained and extraordinarily comfortable. The pool was refreshing, the rooms are comfortable, spacious and elegant. The owners could not have been more helpful and accommodating. This was a fabulous holiday which we shall remember forever - we cannot recommend Villa San Francesco too highly.

So much beauty and history

We so much enjoyed the beautiful surroundings, but most of all the tranquility and grander of the mansion. It has such intricate details in decoration, landscaping, architecture. If you are visiting, make sure you read the book authored by the owner about the history of the villa. The owners were very helpful with getting settled in. They are very 'sympatico' and discrete. the villa is amazing end erfectly furnished.

the villa is stunning ! Perfecly furnished, clean, well located in the beautifull little village of Bagni di Lucca. I was there with my familly end it was more than what i was wishing for! the owners are very friendly end we felt absolutely wellcome. This is a perfect plase to stay to relax amonge beauty.

I was born in Florence from a family of professionals, but with an important name: the Burlamacchi are in fact one of the oldest noble families of Lucca.
I lived and studied in Florence 'til the age of 26, when I moved to another Tuscan city and then to Germany following my husband's job. We currently live in Pietrasanta, on the Tuscan coast, with our two kids and close to my parents.
The love for our homes and the passion for the restoration of old properties, together with the love for hospitality and the interest for different people and cultures, as well as the convenience of being able to conciliate it with family life, has brought me to make it a profession.
