The property itself is in bad shape: dirty pool water; floor crumbling in the kitchen
And bathroom; dirty and outdated tub and rusty or calcified shower head i. the “primary” bedroom; primary bedroom is right on the hall so people see straight in to the room Unless you shut the blind i to the door to hold the blind shut (the blind is missing the last piece-hold) and you hear everything; second bathroom was so dirty the kids wouldn’t use it; the microwave didn’t work; no oven and not enough kitchen utensils; no dishwasher; smells so moldy; bugs were flying around the condo. WORSE than this is the property managers. They will try to make you - those whose primary language is English - sign a document that says “I agree to pay the above amount according to card holder issuer agreement.” The amount “above” is what you have already paid to the management company through VRBO. Therefore, while the management company says they will not charge you - there is nothing to stop them from double charging the same amount later, and you will have signed away your right w your credit card company to contest the charge. All they need is a receipt that says I have already paid the above amount. I am a US government lawyer and would never sign nor recommend that someone sign such a document. When I refused to sign it, the “concierge” from the management company threatened to remove my children and me from the condo. In an attempt to “prove” this is their regular course of business with VRBO and everyone signs the document, they sent me someone’s full non-redacted license (from Alberta, Canada) with a portion of the person’s credit card - including the last four digits and expiration date - visible. This is all PII and should never be disclosed. I have reported all this to Vrbo.
Everyone except one person at VRBO was incredibly helpful and responsive.
Then property managers are shady, at best, and the property itself is not at all what it looks like in the pictures. Save yourself the hassle and stay somewhere else that is clean and the property managers are above board and non-threatening.

Please find somewhere else to day - playa del Carmen is an amazing area and is rich with history and culture. It’s a magical place. Just stay somewhere else.
