While it does have a working pool, hot tub and a pool table, the A/C also worked great. We noted the issues we found below that if we had known existed prior to reserving, we would not have, especially for the cost you are paying to stay. We reached out to the property management company and said they would look into the issues and attempt to address them. •Swimming pool fence is falling all around it.•The pool floor looks dirty. It was poorly painted over in an attempt to hide the need of resurfacing, and the paint is coming off.•Keurig coffee maker has so much hard water buildup it was impossible to use until I cleaned out the buildup in the tank to make coffee.•Dishwasher was inoperable before we arrived. The repairs required two visits, and we had to stay in the property and change our plans while they worked on it.•Bed mattresses were worn in two rooms, as well as pillows were flat.•Traffic noises during the night and morning were very loud; we had to use our cell phones for white noise.•The kitchen table has considerable amount of food / drink buildup making it sticky.•Chairs are so worn you feel the support board under the cushion.•We found spiders in the kitchen / living rooms, and we found one in a bedroom on a pillow. •Shared easement did not make it feel or seem private with all the traffic going back and forth.•The wood decking at the BBQ area looks unsafe as it is raised in numerous areas.

The home was spacious and clean. Great location, just a few minutes from the square. The pool and pool table were great. We used them every day. Perfect spot for a little staycation. The only downside, that wasn’t a big deal, is that in the main bedroom, only one outlet worked and the ceiling fan/light didn’t work. There is a tv but that outlet doesn’t work. One hanging light could plug in and a phone charger. At night, we’d have to unplug the light to plug in a tower fan. Again, not a big deal but a bit inconvenient. We really enjoyed our stay.

Definitely Needs Better Cleaning

Unfortunately when we arrived, the house was filthy on the inside. Hair, crumbs, rocks, and dirt were all over the floor like it had never been cleaned/swept. Additionally, we found fluids on the sheets when we arrived (we always check linens for cleanliness). We did contact the owner, sending pictures immediately, but they weren't able to schedule their cleaner until the next day (after I had to contact them back to see if there was some sort of resolution). I am disappointed we still had to pay a cleaning fee when when the house itself wasn't actually clean.We did not want to have a cleaner there while we were at the house so we declined. Additionally, after we had to sign documents for the property with all of the rules, we were informed that the hot tub also did not work on the property. Lastly, the AC struggled to work on one side of the house. You will notice when you stay here, they have to have floor fans (unfortunately were not clean either) to try and cool the rooms down as the AC struggled to keep up.No discount was offered or our cleaning fee returned either despite staying in an fairly expensive VRBO.Now for the positives. We did utilize the pool which was amazing during the hot days. The grill worked great and the deck out back was very nice.

Fun in Wimberley

The property was really nice. The pool pump was out so we didn’t use it. The only downside to this property was the road noise and the drive down into the property. Our car always drug because it had such a big dip.The property manager was helpful and nice. The house was very clean.

Wimberley Wonderful

Property was just as described -- close to town (mile down the road), secluded, covered parking, cool riverbed landscape, great pool, and front back decks for hanging out. We VRBO to Hill Country every year, and we all agree: Top 5 places we've stayed!!

Great spot for the family

We needed a place for family for a funeral. It was large enough to accommodate the entire family. The outdoor creek and grounds are beautiful and not shown in the listing. Also there is plenty of parking which is also not shown in the listing.

Nice family party house

I can’t say gorgeous/ renovated, but it did check off the boxes for a vacation house for our family. Grandpa enjoyed the pool table. Others enjoyed the hot tub. The furniture is old and worn out. I liked 2 bedrooms on each end of the house. Games, TVs, working fireplace ( bring wood), fresh air AND we saw a deer ! Sliding glass doors in every bedroom, kitchen, & great room with minimal draping ( one more panel needed for each would provide more privacy. We enjoyed and were able to bake & cook, use a dishwasher , do a load of wash, & have our pups. Thank you.

Wonderful vacation spot

My husband and I stayed 3 nights at Arrowhead Falls. The pool and pool table were great. The hot tub was as bit small and only one jet really worked. There are neighbors who share the driveway. This is awkward when in the pool or hot tub as they drive right by very, very slowly. The bed was comfy but not having a lock on the bedroom with the king bed could be tricky if you have children. The remote in the living room didnt work most of the time, even with new batteries. The oven is missing half of the rubber lining on the inside of the door so when baking it takes alot longer since the heat is escaping. The scenery is nice and if you turn the lights outside off ithe stars are beautiful. Wimberley is nice to visit. Great shops and food. Not sure who comes to clean the house but you may want to have them dust some times. The shelves in the bathroom were very dusty and so where the games and shelves/tables in the living room. The dining table was very sticky. I always clean when i arrive and leave anyway, so no biggie. We also use paper plates, bowls and cups. Plastic utinsils also so i cant speak to the cleanliness of the dishes. The pans were fine. We will go again as we had a great time.
