ABOUT THE APARTMENT: Relax and enjoy the lush tropical foliage in this bright and professionally decorated and fully renovated one bedroom unit in the heart of Coconut Grove. The unit has a kitchen, living area with sofa bed, Smart TV equipped with all of your favorite streaming apps, eat in kitchen perfect for your morning coffee, board games or catching up on emails! Bedroom has a queen sized bed and living area has a queen pullout sofa bed.
ABOUT THE LOCATION: The Palms unit is located on the 5th floor of the Historic Mutiny Building in the heart of Coconut Grove with access to all of its amenities!

OTHER THINGS TO NOTE:
** Please note this is a private unit located within a condo/hotel however there is no daily housekeeping included and no onsite cleaning crew. If you would like daily housekeeping our cleaning crew can provide this service to you for an additional cost, and must be scheduled the day before you would like servicing. The front desk cannot provide extra towels or sheets, please do not ask them.
**For stays between 10-14 days we will require a maintenance cleaning during your stay.
**For stays between 14-28 days we will require two maintenance cleanings during your stay.
** If you book stays longer than 10 days, we will send you a payment request for the service and coordinate the date and time for the cleaning.
** Check in time is 4pm or later, if arriving before 4pm there is no luggage storage or drop off option. Please always feel free to reach out to the host in the event an earlier check in time is available (not guaranteed).
** We provide an initial supply of toiletries, however they will not be replenished during your stay. There is pharmacies, grocery stores, and a Target nearby.
** We need to personally give you keys coordinate pick up for check in. Keys cannot be reissued. If you lose your keys during your stay, we will do our best to have the building allow you access back into the unit (with ID) until we can get the keys replaced. There will be a charge of $100 per key. Keys should be left inside of the unit upon checkout. Keys left anywhere else will be considered lost and a charge will apply.
** You will receive an email with check in instructions prior to arrival
** If you are using the sofa bed, the linen is located in storage bags under the master bed. You must use the mattress protector for the sofa bed. If closing the sofabed, please make sure all linen have been taken off before closing it to prevent damage to the mattress and sofa bed.
**The unit you have rented is located within a condo-hotel which means there are permanent residents living in the building and therefore we cannot be responsible for construction noise due to a resident working inside their unit. The building follows city code and any construction work will be done during the hours of 9am and 5pm Monday through Friday (no Major Holidays) and no noisy work is done on weekends. Any noise after this time or during weekends can be reported to property manager or hotel staff.
** This building is a Condo/Hotel all units are individually owned and operated and/or lived in. We are not responsible for any noise (including construction) that is taking place outside of our unit or in the surrounding area which is beyond our control. If noise such as music, yelling, etc is coming from a nearby unit, and it is quiet hours (10pm-7am), you can call the front desk to report the noise and they will send security up
** Because the unit is located in a building, there may be times where the building will need to do maintenance or repairs on certain things unexpectedly in order to keep things running smoothly. We will do our best to give advance notice, but is not always possible depending on the urgency or the information relayed to us. We kindly ask for patience and cooperation and apologize in advance for any inconvenience this may cause. **
(Note: Due to the nature of this business and the need to replace certain furnishings, there may be some items such as art, lamps, linen, pillows, and furniture that differ from pictures)

I was born and raised in Miami. The Grove has always been one of my favorite places. It is a hidden gem with so many great restaurants and shops in a walkable neighborhood yet close to all of the other wonderful things Miami has to offer! I love to travel and meeting and talking to people. MIA Luxe Properties was created to help other owners manage their homes. My background is in hospitality and I worked in many different hotels for 14 years before I began managing these units 10 years ago. I look forward to welcoming you to one our rentals!
