This home comfortably sleeps 4 guests between a private bedroom and full-size sleeper sofa in the living room. The bedroom includes a luxurious king size bed fitted with crisp linens and soft blankets for a great night’s sleep, along with a smart TV. The ensuite bathroom includes an oversized single vanity with a stone countertop and a shower/tub combo.

• Garage parking available for 1 vehicle with additional parking on the street as needed on a first come, first served basis.



This home is located in the West End neighborhood, a desirable location with major attractions within minutes of the property. HOUSE RULES:

• Must be 21+ to book.

• No events, parties, or group gatherings unless pre-approved.

• Vacation rental use only.

• Check-In/Check-Out:

o Early check-in requests within 24 hours of arrival.

o Late check-out requests by 10 AM the day before departure.

o Early check-in and late check-out may incur a fee up to $100.

• Occupancy

o Follow city occupancy rules; children under 2 not counted.

o Over-occupancy incurs a $500 fine per extra person.

• Quiet Hours

o 9 PM – 8 AM; noise under 60 dBA.

o $500 fine for noise violations.

• Property Inspection

o Notify us of any issues immediately

o We may inspect at any time for rule violations.

• Pets

o Must be pre-approved.

o If pets are authorized, fees are collected after booking confirmation.

o Unauthorized pets incur extra fees and fines.

• Cleaning

o Remove trash and load & run dishwasher upon check-out.

o Extra trash incurs a $150 fee.

• Utilities & Appliances

o Normal utility usage included.

o Excessive use could incur additional fees.

o Use appliances as intended.

• Parking

o Follow local parking rules.

o Fines for violations.

• Safety & Security

o No illegal activities or hazardous materials.

o Properties may have surveillance.

• Maintenance

o Report issues promptly.

o No refunds for mechanical failures.
