Had the most coziest stay here! The cottage served us well, and Joan was an amazing host. The property felt very clean and safe, and was located conveniently to the areas we wanted to sightsee.

This cottage was perfect for me and my mom. It was bright and bigger than I had imagined. Quiet, too. Joan and Tony are lovely, friendly, hosts and I hope to stay in their cottage again!

A lovely little gem not far from downtown Newport. It feels oceans away… Pun intended. This little beach community is so quiet and pleasant and the cozy little cottage with small backyard is the perfect place to say if you’re looking for a relaxing spot that is close to absolutely everything, including beautiful beach walks Joan and her husband were such kind and considerate host. We enjoyed our stay immensely.

This was everything I hoped it would be and more!! Joan and her husband are just lovely, and great communicators. The cottage is the PERFECT size and location was incredible!Marty the black cat was a bonus, I personally LOVED. Decorated beautifully, and the whole place screamed comfort and well-thought-out design and use of space! So clean! The skylight and the loft were both fun bonuses. Will book again!!!

Joan’s cottage was perfect for our recent trip to Newport RI. Very clean cozy place with kitchen and private bathroom. Shower has great water pressure and beds and couch very comfortable. Joan provided water for us as well as clean towels and made check in very easy. Location is very quiet and close to Easton Beach. Also short ride to 2nd st beach and Purgatory chasm (which is a must see magical spot!). Close to plenty of restaurants and short ride to cliff walk and downtown Newport. Also there is a local cat - Marty - who is super friendly and will welcome you while you’re there. We would definitely stay here again.

We were very warmly greeted by Joan, the cottage is perfect for 2 people, very clean, comfortable and cozy, it is very well located and even the weather was beautiful!

Great little cottage, perfect for our stay. Many interesting things to explore on foot and easy access to the more "touristy" areas by car. Don't forget to pet the cat.

This was such a cozy place to stay! Much closer to Newport than we realized, which was great! Very walkable and plenty to do in the area. One of those places you’d want to visit again. Joan was an attentive host!

Wonderful weekend getaway

The property was beautiful and quaint it was perfect for our weekend away for our daughters college graduation. It was our first experience with VRBO and it was perfect, would definitely do it again.

Would definitely rent again

Great location, cozy and clean cottage with everything you need for a couple. Really enjoyed our stay and Joan was very accommodating. If we come back to the area we would rent again without hesitation.

Perfect Getaway

Joan was incredibly kind and gracious with all the details of her property. My two teens had said it was the best location and loved the coziness. A wonderful little getaway for us.

I highly recommend staying here! It’s clean, easy to check in/out and the host is friendly & helpful. The cottage is located minutes from the beach and is a short drive to all that Newport has to offer.

This cottage is perfect for a single person or a couple looking to be close to Newport but in a quiet and relaxing neighborhood. It is a short walk to 1st beach and a few restaurants and shops and a 10 minute drive to downtown Newport. Joan is lovely and very accommodating. I will definitely be back!

My wife and I were in Newport for a wedding and found this guest house to be located close to town and the venue. It was clean, quiet, and very close to the beach and Cliff Walk. It had everything we needed, and Joan -- the proprietor -- was very helpful and friendly.
