The Space:

Welcome to our stunning 7,000 sq/ft charming home in Hilton Head Island, SC, where you will have the most epic vacation of a lifetime. With 6 bedrooms and 6.2 bathrooms, this spacious house can comfortably accommodate up to 24 guests.



The Burkes Beach Mansion is situated just 0.3 miles from Burkes Beach, which is a short drive or just an 8 minute walk away. The property is in a prime location, just minutes away from many of the island’s best restaurants and shopping at Shelter Cove Towne Centre.



This house is designed for both fun and relaxation, with an array of amenities to keep everyone entertained. For the golfers in the group, there is a full size indoor golf simulator where you can perfect your game or play courses from around the world. The house is a paradise for gamers, with a pool & ping pong combo table, foosball, shuffleboard, bowling alley, skee-ball, air hockey, arcade games (Golden Tee, Street Fighter, Pinball, PacMan & NBA Jam), poker table, Xbox, Nintendo Switch and additional kids games throughout the home.



Movie buffs will love the massive home theater room with 12 reclining theater seats and projector screen providing an immersive movie-watching experience. With 10 smart TVs throughout the property, you won’t have to go far to stream the latest shows or cheer on your favorite sports team.



For those looking to stay active, the full home gym offers a rower, dumbbells, kettlebells, medicine balls, two benches, glute/ham machine, resistance bands, and yoga mats. After getting in a workout, you can hit the outdoor sauna or cold plunge out back by the pool. If you work up a sweat or you’re returning form the beach,, you can rinse off using the outdoor shower by the tiki bar.



There will be epic showdowns on the pickleball and basketball court! This is one of the only rentals on the island with a private pickleball and basketball court. In the fenced backyard, your group will create memories swimming in the heated pool or relaxing in the spa. Kids and adults can both practice their putting skills on the professionally installed putting greens, featuring undulations and 4 different pin locations. Everyone will have an opportunity to soak up the Low Country sunshine, relaxing on the pool lounge chairs.



After a long day, regardless of the time of year, you can grab your favorite beverage and sit around the fire pit or by the tiki bar. Inside the tiki bar there is an outdoor sink, mini fridge and commercial grade ice machine (to fill the cold plunge

The property features custom murals both inside the home and out by the pool - perfect for capturing memorable moments with friends and family. For those looking to tackle some work while on vacation, there are two working desks monitors and high speed wifi throughout the house (1 gig/s speed and mesh system throughout the house).



The kitchen is fully stocked with all cooking and dining essentials that you’ll need to cook up your favorite family recipes. There is ample seating for everyone in your group to enjoy meals together. There is a dining table in the kitchen (seats 10), bar seating at the kitchen island (seats 4), round table in the living room (seats 6), the pool table converts into a dining table (seats 8) and an outdoor dining table on the pool deck (seats 8). Outside the kitchen, you’ll walk onto the back deck where there is a propane grill and additional seating overlooking the pool.



Inside the Burkes Beach Mansion, there are four levels. There are a lot of stairs, but don’t worry… There is an ADA compliant elevator that can access all four levels!



The finished basement (first level) is 1,400 sq/ft and contains the expansive game room, home gym, full bathroom and pool and beach storage. In the game room there is a legit photo booth, where you can create fun memories with loved ones. This is where all the arcade games, bowling alley, skee-ball, foosball, poker table and home gym are located.



The expansive main (second) level contains the kitchen, half bath, massive living room with both a comfortable sectional and sofa seating. Inside the living room, you’ll also find a pool table that converts into a ping pong table. Beyond the living room, you’ll enter into the dedicated full size golf simulator room. This is one of the very few private golf simulators on the entire island. From the main level, through the kitchen, you have direct access to the back deck, grill and pool.



On the Third level of the home, there is a lounge area along with the two working desks. On this level you’ll find four bedrooms, each with en suite full bathrooms. Each room is equipped with its own unique cozy design. The master suite is located on this floor and contains both a walk in shower and a standalone bathtub. The other bathrooms all contain walk in showers.



The fourth level of the home contains the Xbox and Nintendo switch kids gaming lounge along with the full blown home theater room that has three levels and 12 reclining theater seats. Grab some popcorn out of the popcorn machine and watch your favorite movies or stream the latest popular shows.



The fourth level also contains two bedrooms. One of which has an en suite full bathroom with a standalone tub and walk in shower. The other room is the epic kids bunk room, which contains three built-in twin over queen bunk beds and a loft with an additional twin bed. Inside the kids bunk room, there is also a kids play area and half bath.

In front of the house is ample parking on the driveway and gravel. If your group has too many cars to fit, you can also park on the pickleball court (only if 100% necessary).



Guest Access:

Guests have access to the entire home except the locked cleaners closets.



Getting Around:

By Car: Renting a car is a convenient option to explore the area at your own pace. Having a car makes it easy to visit the many shopping centers, restaurants, and other points of interest in the area.



Rideshare Services: Services like Uber and Lyft are readily available in the area, providing a convenient alternative to driving. Simply book a ride through the app, and you'll be on your way to your destination in no time.

- No parties allowed—violations may result in immediate termination of the stay. We aim to maintain a respectful environment for our neighbors.

-There is are 3 security cameras are solely to keep track of our cleaning team located in the front of the home on the balcony, to the right side of the home,off the porch on the back deck.

- Parking in the driveway for 6 cars max. Please ensure you do not block the right away or pathway in front of the property. Hilton Head Island will ticket and fine for this. Boats/trailers/cars must all be within the property gates. Thank you!

- Guests must be 21 years or older to book this property.

If you would like the pool heated please make sure to ask about its availability prior to booking.

-Heated pool fee is $125/night. We recommend heating the pool in the months between October and May each year. We require at least a 3-day notice before your arrival if you'd like the pool heated. Pool must be heated for the entirety of your stay.



GUEST VERIFICATION:

To ensure a smooth and secure stay, we require the primary guest listed on the reservation to complete a simple screening process within 48 hours of booking confirmation. Please note that your reservation is not confirmed until these steps are completed.



Once verified, and prior to check-in, guests will be asked to sign a Rental Agreement that includes:

- Agreeing to our rental terms and conditions.

- Providing a valid government-issued ID and a matching credit card before check-in.

- Paying a non-refundable $60 damage waiver. The damage waiver provides coverage for accidental damage during your stay, as long as it is reported prior to your check-out. This is collected either at the time of payment through the booking platform or afterward, depending on which platform you use to book.



The damage waiver covers accidental damage that may occur during your stay. To ensure coverage, all damage must be reported promptly while you’re still at the property. We understand there is normal wear and tear at houses but should anything accidentally break or get stained during your stay please just let us know. Thank you!

There is a security camera on the front of the home facing the driveway that records when it detects motion. This camera is for security purposes and keeping track of our cleaning and maintenance teams only.
