Welcome to Graytful 30A, a spacious retreat in The Preserve at Grayton Beach. This 4-bed, 3-bath home boasts a 3rd-floor rooftop deck with a jacuzzi and bar, plus private patios off each bedroom. Enjoy gated beach access and resort-style amenities—perfect for families and friends. A private carriage house for 2 more guests is also available to book.
Primary renter must be at least 25 years of age. Guests may be asked to present their IDs upon arrival or anytime during their stay. Do not rent this unit for another party. The primary renter must be staying in the unit.
About the Vacation Rental:
Guests will love the inviting outdoor lounging areas, modern amenities, and included beach gear—making it easy to enjoy the private, gated beach access just minutes away. Two community pools (one heated seasonally) offer a great way to cool off, and local bike rentals make exploring 30A a breeze. The home includes both driveway and street parking and is designed for both relaxation and adventure.
Step inside Graytful 30A to experience a thoughtfully designed beach home ideal for families or group getaways. The second floor features a luxurious primary suite with a king bed, sofa, and private ensuite bathroom. Two additional queen bedrooms are located on the same floor, one of which shares a Jack-and-Jill bathroom.
The third floor offers a cozy common area with a sofa, a kid-friendly bedroom with four twin beds, and a full bathroom with stand-up shower. This level opens to a rooftop deck equipped with a TV, bar area, and jacuzzi spa—ideal for sunset lounging or evening relaxation. Each bedroom includes direct access to a private patio, creating a sense of space and privacy for every guest. Guests will also enjoy a mud room with washer/dryer; a dining table that seats 8, perfect for family meals; 1st floor bar; 3rd floor wine cooler and ice machine; a grill on the back porch for cookouts!

Primary Bedroom (2nd Floor): King bed + sofa (for a younger family member) and ensuite bathroom
Bedroom 2 (2nd Floor): Queen bed, Jack-and-Jill bathroom (shared with Bedroom 3)
Bedroom 3 (2nd Floor): Queen bed
Bedroom 4 (3rd Floor): 4 twin beds, pairs are positioned head-to head and separated by a pony wall for privacy, perfect for your younger family members
Bathroom (3rd Floor): Stand-up shower only
Common Area Sleeping Arrangements (3rd Floor): Sofa (for a younger family member)

(The 1st floor bedroom is the Owner’s private area and will not be accessible to guests.)
Maximum Guest Occupancy: 12 Guests total, NO more than 10 Adults (Please note that children under the age of two years still count toward the maximum guest occupancy.)
Parking:
Guests renting the main house may bring up to 3 cars. Two cars may be parked in the driveway. The 3rd vehicle may park either directly in front of the house (in front of the palm trees) or across the street from the home (where the wooded area is).
The Owner's golf cart is not insured as a rental. If you choose to rent a golf cart, the mandatory registration sticker must be TAPED to the windshield and returned prior to departure. You will find this in the drawer of the laundry room in a manilla envelope. Do not lose this registration sticker or leave it the cart rented.

The Preserve at Grayton Beach is an ultra-exclusive gated community located directly on Scenic 30A. This neighborhood features custom-built beach-chic homes with state-of-the-art amenities. In one of these meticulously appointed homes, you’ll be surrounded by beauty that is truly one of a kind. The location puts you within walking or biking distance of Grayton Beach and Blue Mountain Beach hotspots — from ice cream to shopping, it’s all nearby!
Enjoy 2 community pools (one heated seasonally — the East Pool closes at dusk while the West Pool remains open a little longer), 1 tennis court, 4 brand-new pickleball courts, and a gas grill.
West Pool: Located behind the clubhouse near the main entrance. To reach it, head toward the entrance gate and look for the large white clubhouse building. You’ll see the pool chairs and fenced pool area behind it.
East Pool: Located next to the tennis and pickleball courts. To reach it, head toward the center of the community.
Gated (Deeded) Beach Access
There’s a dedicated path at the East Pool where you can park bikes or a golf cart. Walk across the crosswalk to the gated beach access. This community enjoys exclusive access to approximately 7 acres of private beach, with no public access. We are also adjacent to a portion of Grayton Beach State Park — plenty of sand, plenty of space.
What to Do and Where to Go
Explore the 30A Bike Trail or play a round at Santa Rosa Beach Golf Club. Looking for natural beauty? Visit Topsail Hill Preserve State Park or Camp Helen State Park. Sundog Books and Eden Gardens State Park are also worth checking out!

Bear-proof trash cans are provided and must stay fully closed and latched at all times (including when placed curbside for pickup) to prevent access by animals. No loose trash bags are permitted. Extra public trash bins are available at both clubhouses.
Other details to note:
For the security of our guests and the safety of our home, there are external security cameras located at this vacation rental. There is a security camera above the garage, above the jacuzzi, and at the front door.
If you wish to play tennis or pickleball, you’ll need to wear or carry with you 1 amenity bracelet, found on the counter (just as you enter the unit). Please leave this bracelet exactly where you found it prior to departure. If lost, the replacement fee is $25.
Trash removal is scheduled for Mondays & Thursdays. Per Walton County policy: trash containers shall be placed curbside no earlier than 2 hours before sunset (4pm) the evening prior to scheduled collection days. For all non-pick-up days, garbage must be kept in sanitary, covered, and secured trash containers that are stored out of street view.
No loose bags of trash are permitted. Bear-proof trash cans are provided, which employ bear-resistant latches or straps that physically prevent animals from opening the lid. Trash can lids must remain completely closed and latched at all times (including when placed on the street side for pickup) to prevent access by animals, such as bears and raccoons.
Guests will be given access to 6 bikes, 6 beach chairs, 2 beach carts, 1 cooler and 1 umbrella during their stay (found in the garage). As with all furnishings and amenities, please treat these items with care, as if they are damaged or missing, guests will be charged to replace them.
Upon booking, you’ll receive timely communications about your trip. Access to your professionally cleaned and sanitized home is also convenient with our custom keyless locks. And, if you need anything before, during or after your stay, our local team is ready to help!
Please be aware that there will be NO refunds for Wi-Fi issues as it’s not guaranteed. If reliable Wi-Fi is a must, you are welcome to bring your own internet hotspot.
Non-negotiable rules: No Smoking or Vaping, No Pets, No Events or Parties, No Firearms. Quiet hours are from 10pm to 7am (unless posted signage indicates otherwise).
