Gather around the 8-seat dining table for family meals or entertaining guests in this inviting, functional space.

• Trailers/boats are not allowed on the driveway or on the streets of this community.
• Please avoid parking on the grass as it is an HOA violation.
• Lawn Care: Scheduled bi-weekly. They will not knock on your door to notify you of their presence or take permission.
• There will be an inspection for quality and safety purposes conducted by a member of our team. If it happens to fall during your stay, we will notify you in advance. Guest presence is not mandatory during the inspection but inspection may be. Guest understands and agrees to access.
• Please note that we cannot be held responsible for any water or electricity outages caused by the city. We will do our best to assist you during these circumstances, but please understand that it is beyond our control. As such, we regret to inform you that we cannot provide refunds for any inconveniences caused by such outages.
• Mining Bitcoin or other cryptocurrencies is prohibited. Claim will be made.
*Right of Access: Guest understands, acknowledges and agrees upon confirming their booking that the manager/technician of the property will access (with or without your presence) the property for purpose of inspection, any maintenance requests from guests or other circumstance when deemed necessary with reasonable notification by one/all or any text, message, call, through booking platform to the guest for purposes of ensuring the safety and security of the property.

Disclosure:

Purpose:
The Guest agrees to rent the property listed above for a short-term stay. In consideration of being permitted to occupy and use the premises, the Guest agrees to the terms of this Hold Harmless Agreement.

Hold Harmless Clause:
To the fullest extent permitted by law, the Guest agrees to indemnify, defend, and hold harmless the Host, including their agents, representatives, and employees, from and against any and all claims, damages, injuries, losses, liabilities, and expenses (including attorney’s fees) arising out of or resulting from:
-Personal injury or property damage occurring at or near the rental property;
-Loss or theft of personal items;
-Accidents or injuries caused by negligence or misuse of any equipment, amenities, or features on the premises (e.g., hot tubs, pools, stairs, decks, etc.);
-Any violation of laws, ordinances, or rental rules by the Guest or any invitee of the Guest.

Guest Responsibilities:
The Guest agrees to:
-Use the premises in a safe and respectful manner;
-Comply with all rental rules provided by the Host;
-Accept responsibility for the conduct of all individuals allowed onto the premises during the rental period.

Acknowledgment of Risk:
The Guest acknowledges that use of certain features of the property, including but not limited to stairs, balconies, hot tubs, pools, or recreational equipment, carries inherent risks. The Guest voluntarily assumes all such risks and waives any claims related thereto.

Governing Law:
This Agreement shall be governed and interpreted in accordance with the laws of the State of Florida.
