Located on 4 O'Clock Rd between Main St & the Snowflake lift, walking distance to town and ski back via 4 O'Clock run across the road! 2-story condo, great for families, everything needed for a short or extended stay. Full kitchen great for making home cooked meals. One underground parking spot. Ski locker, in-unit laundry, heated pool/hot tub, gas fireplace, free shuttle across from the complex driveway.

Location:
• 2.5 Blocks to Main St
• 5-7 minute walk to the Snowflake Lift. There is a full service ticket window and ski shop, Charter Sports, there as well. Snowflake Chair will take you to Peak 8.*
• 5-7 minute walk to the Quicksilver Lift. There is a ski school, ticket office and ski rentals shops here.*
*Peak 9, Quicksilver Lift, Snowflake Lift and/or Snowflake Run maybe closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• Adjacent to the Upper Village Pool, easily walkable and features 2 outdoor hot tubs, 1 indoor hot tub and a heated outdoor pool and an interior entry/exit option. See below for more Upper Village Pool information.
• Nearest bus stop is across from Sundowner entrance on 4 O'Clock Road. This bus will go to the Snowflake Lift and on to Beaver Run (peak 9).
• Top floor location - This condo is on the top floor. Stairs or an elevator can be used to reach the condo level.
• Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.
Upper Village Pool and Hot Tubs:
• Heated outdoor pool
• 1 Indoor hot tub
• 2 Outdoor hot tubs
• Open from noon-8pm
• This clubhouse is open seasonally and has the following CLOSURE dates:
- Fall Maintenance 2026: Approximately the end of September to end of October or mid November
- Spring Maintenance 2027: Approximately mid April to the Friday of Memorial Day weekend.
*This clubhouse is not on-site and is located approximately 150 yards away at 450 Village Rd. There is a path behind the parking lot that leads to the clubhouse.
Maximum Occupancy: 6
Parking Limit: 1 - Located in the unassigned underground garage. Additional vehicles or vehicles that are unable to fit in a standard parking spot will have to park at one of the overnight pay lots in Breckenridge. More information can be found at BreckPark.
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hair dryers and full size hand soap/conditioner/shampoo/body wash.
• Laundry detergent is supplied for the washer and dryer.
• Hot tub towels are provided
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

» Maximum occupancy (6) cannot be exceeded at any time.
» There is a $25 fee to return lost and found items, in addition to any shipping charges.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are recommended if not required.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the » Breckenridge Ski Area lift and terrain statuses.
We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» The primary booker must be at least 21 years old
» Per the HOA, pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
