Welcome to our spectacular waterfront escape. Built in 2021, our spacious home features endless river views, a modern kitchen, ample outdoor spaces, a heated screened-in porch, a well-stocked game room, speedy WiFi, and a dedicated office space for remote work. Enjoy lazy afternoons on our private beach, kayaking, paddleboarding, building sandcastles, and swimming in the gentle Rappahannock. With five acres all to yourself and privacy galore, this is a perfect getaway for family and friends.
The house sits atop a small knoll overlooking the beautiful, wide Rappahannock River. As you enter, you'll find an open-plan main floor, with a kitchen that flows into an eating area and living room. The long peninsula has four barstools, which is where everyone hangs out while you cook in the full kitchen.
My favorite "room" in the house is the screened-in porch, which is just off the dining room. It features a heater, a ceiling fan, and a massive sectional couch, so you can be comfortable out there whether the temperature is 50 or 90.
The main floor also features a dedicated workspace and a guest bedroom with an en-suite bathroom, which is great for folks who don't want to have to climb a full flight of stairs to get to sleep.
Upstairs are the three main bedrooms. The primary bedroom has a massive walk-in closet and its own bathroom, which includes two sinks, a standup shower, and a large cast-iron soaking tub. The other two bedrooms share their own bathroom just across the hall.
Just down the hall upstairs is the bonus room/children's game room, which you can use as an extra sleeping space and/or a separate hangout area (the bonus part is that you don't have to hear the kids yelling!).
Beneath the main floor, there's walk-out basement has a surprising amount of natural light, so you don't feel like you're in pit when you're hanging out there. It includes a ping-pong table, a workout area, and the laundry facilities.
Then there's the best part: Outside! The huge front lawn slopes gently down to a white sand beach. The water is brackish and shallow--you don't get over your head for several hundred yards. There's no real flow--just tides--so it's perfect for kids who want to splash around while giving peace-of-mind to watchful adults. The only thing you have to fear is the sea nettles, which come and go in July and August. (If they're out there, keep an eye out and keep your swim short!). When you're done on the beach or with your boating fun, there's an outdoor shower/foot cleaning spigot to wash off all the salt and sand.
The house is walking distance to historic Christchurch School, a short drive from the quaint town of Urbana, and a less short (but still easy) drive to Williamsburg, Yorktown, and all the Virginia tidewater has to offer.
NOTE: This home was successfully Vrbo'd/AirBNB'd for two years under a third-party management team and was a "Guest Favorite" with a 4.95 average. Alas, all that data got wiped out when we started hosting it ourselves. But don't be fooled by the "new" listing. The reviews were glowing!
