★ BEACH ACCESS & SUNSET RIVER VIEWS ★
The beach is less than a minute’s walk via crossing Orlando Avenue to the public boardwalk. For a peaceful experience and to avoid traffic, we recommend heading out during slower times like sunrise—you’ll be rewarded with quiet shores and a stunning start to your day. A pedestrian crosswalk is also available five blocks north.

Looking for picture perfect sunsets? Take a few steps west along our street and soak in glowing sunset views over the Banana River.

★ ENHANCED CLEANING ★
We follow a thorough, expert-informed cleaning protocol developed with our trusted team who has been part of our Footprint family for years. Their level of commitment and passion for providing exceptional quality and attention to detail is unprecedented, and our cleaning fee is priced accordingly. The listed cleaning fee is based on stays of one week or less. For longer stays, we’ll message you directly about mid-stay service and applicable fees to maintain the highest standard.

Please note that our cleaning services take a total of 7 hours, and our team will start cleaning the backyard and pool area outside on the day of check-out around 9:00/9:30am for a 10am checkout. The interior of the home will not be accessed until 10am.

All bedrooms include soft natural light, generous closets with wooden hangers, luggage racks, nightstands, and natural lighting.

With 3 full baths, you’ll have ample space to unwind, refresh, and reset. We provide plush towels, hair dryers, bath tissue, hand soap, shampoo, and body wash. Starter paper goods are included to ease your arrival, so you might wish to bring or buy extra toiletries based on your stay.

• Bathroom 1 (Main Villa): Sleek stonework, spacious walk-in rainfall inspired shower with glass mosaic bench, handheld sprayer, grab bar for ease and comfort, floating vanity, private toilet room

Our fully equipped kitchen is framed by statement stone counters and counter-to-ceiling tile. Cook up our favorite dishes while gazing out to the garden. The built in dining booth comfortably seats 8 and feels like your own elevated restaurant.

Appliances include built-in fridge/freezer, range with hood, dishwasher, microwave, blender, toaster, electric kettle, French press & standard drip coffee makers. Cabinets are stocked with cookware, utensils, dish sets (including kid-friendly options), glassware, storage containers, and cleaning supplies.

★ LIVING SPACE ★
This open-concept space is made for meaningful connection. Gather around the oversized sofas, catch up on your favorite shows & sport events, or enjoy board games with family.

★ LAUNDRY ★
Two full sets of washers and dryers are available for your convenience, along with a starter kit of detergent to freshen your travel wardrobe.

★ OUTDOOR SPACE ★
Dine under the sculptural tiki hut at our stone table for 10, relax in the hammock garden, or let the glowing landscape lights guide your evening around the fire pit. Due to insurance regulations, we are unable to provide any pool or beach flotation toys such as noodles, floaties, or boogie boards.

★ ESSENTIALS ★
Stay cool & connected w/ high-speed WiFi, central A/C, ceiling fans in main villa bedrooms, and mini-split A/C in the casita. For the strongest cell reception, we recommend connecting to our home's WiFi. The private driveway comfortably fits 4 vehicles, and there is no street parking available or permitted.

• Heated Pool: $30 / night (*available November - April)

*Per the American Red Cross Aquatic specialists, the ideal pool temperature ranges from 78°F to 82°F. We keep ours slightly warmer at a comfortable 85°F. Please note that we’re unable to raise it beyond this point, as higher temps can impact the water’s chemical balance. On colder days (in the 40s–50s), the pool may feel cooler as the heater works against outdoor temps. For extra warmth and relaxation, the hot tub is available.

2) Photo ID required upon booking,

3) Guests must have multiple 5 star reviews from hosts and no negative reviews in order to book.

4) A quick phone call is required after booking to confirm details and ensure your stay is tailored to you.

· No Smoking Policy: Please be advised that we have a very strict no smoking policy anywhere on our property with zero tolerance and are only able to accommodate non-smokers (this includes all guests in your group). The smell of smoke lingers on fabrics, linens, and upholstery resulting in a very unpleasant and unacceptable experience for our guests. If anyone in your group arrives smelling of cigarette, marijuana, or cigar smoke, your reservation will be canceled with no refund to you and you will be asked to vacate the premises immediately.

· No Pets / Assistance Animals Policy: Hosts are NOT required to accept assistance animals when there is a threat to health or safety. The owners suffer from severe, life-threatening allergies, and as this is their living space when not hosting guests, we cannot welcome any pets whatsoever on the property. Please be advised that if you disregard this house rule and arrive with a pet, you will be asked to leave immediately and your reservation will be canceled with no refund provided to you. For your convenience, there are numerous pet friendly listings in Cocoa Beach. We appreciate your kindness and understanding.

· Pool & Hot Tub: There is no lifeguard on duty. Swimming is at your own risk.

· Exterior Cameras: For your peace of mind, The Maldivian is equipped with 3 exterior cameras monitoring the front entrance and side gates. Designed to respect your privacy, these cameras help maintain a secure and comfortable environment so you can fully relax in this private tropical retreat.

★ CANCELLATIONS ★
Vrbo encourages guests to carefully review the host’s cancellation policy, and consider buying travel insurance to protect against unexpected travel disruptions (including weather events).
