Additional note: As a pet-friendly property, we warmly welcome your pets. Please note that a pet fee of $100 will be added to your reservation to ensure thorough cleaning for our next guests, especially those with allergies. Located near Kerr’s Creek, this peaceful farmhouse retreat offers the best of both worlds—country charm with quick access to downtown Lexington. Enjoy being just minutes from Washington and Lee University (9 mins), Virginia Military Institute (13 mins), and Southern Virginia University (18 mins). Popular destinations like Big Spring Farm (5 mins), the Blue Ridge Parkway (20 mins), and Goshen Pass (16 mins) are all within easy reach. Spend your days tubing on the Maury River, kayaking at Lake Robertson, or exploring Natural Bridge State Park (29 mins) and the Virginia Safari Park (32 mins). This cottage is located approximately 100 yards from another tiny house rental is close to the highway.

**Due to the cottages ease of access to the highway for travel, there is some noise from light highway traffic. A sound reducing fence and berm are between house and highway.

***Outdoor camera above main entrance to porch. Only camera on the property and it is only utilized to monitor the driveway. The camera only can see the driveway and does not move.

- The booking party must be 25 years of age or older and present during the entire stay.
- Please remove your shoes inside.
- There is no smoking allowed anywhere on the property.
- Pets are permitted with pet fee.
- All overnight guests must be registered with your reservation.
- Parties are not permitted. Please limit unregistered house guests to five additional people.
- Please be respectful of our neighbors by keeping your noise level low, especially after 10pm.
- When leaving the house, please turn off lights to conserve energy.
- If an item is broken or damaged, please let us know so we can repair or replace it.
- Please be respectful of the space and treat it with care. We want to ensure that all our guests arrive to a clean, happy, and inviting space!
