Once you stay with us, you`ll feel like you`re simply staying at a home of your own!



You have full and total access of the home, as advertised, during your stay. Our home has a self check-in electronic lock with keyless entry, so should you arrive later in the evening, you have total flexibility to access the unit without worrying about keys during your stay.



We do not live on site, therefore, while we do our best to ensure we provide as much of the comforts of home as possible, we may not always know if something is missing or damaged. If you notice anything missing or in need of repair, please let us know so we can make things right.

To ensure a smooth, secure, and policy-compliant check-in, all guests must complete a short pre-arrival process after booking. As an API-connected software host, we are permitted under the platform’s terms of service to collect security deposits, damage waivers, and required pre-arrival information outside the platform. This is handled securely through the platform’s preferred third-party guest portal and helps us protect the space while giving you peace of mind.

➤ Security Deposit ($500)

Pre-authorization only, collected 24 hours prior to check-in and automatically released 24 hours after checkout if no damages, missing items, or issues.



➤ Guest Agreement

This confirms you’ve reviewed our terms and helps us verify that all stays are safe, respectful, and fully insured.



➤ ID & Selfie Verification

A valid ID and quick selfie are required prior to your stay.



This process is secure, platform compliant, and ensures a smooth, worry-free stay for both guests and hosts.



✦NO AIR- CONDITIONING✦

This unit does not have air conditioning. AC is not common in Edmonton homes. The city`s climate typically doesn`t require it, however, it may get warm on occasion, therefore fans are provided for your comfort. PLEASE DO NOT book this unit if you are sensitive to heat.



✦EARLY CHECK-IN or LATE CHECK-OUT✦

We are strict on check-in and check-out times due to cleaning needs, but we allow a 1-hour flexibility with 24-hour notice. A $35 fee applies for early check-ins or late check-outs, subject to approval, as its not always possible. If the home is ready sooner, we`ll notify you.



✦LOST OR FORGOTTEN ITEMS✦

Please be advised that we cannot assume responsibility for personal belongings left behind after your stay. We recommend thoroughly checking the property before departing. Items left behind will be stored for 14 days and then either donated or discarded. Coordinating pickup or delivery of forgotten items will incur a fee.



✦MAIL & PARCELS✦

We do not have access to a mailbox at this property. Please do not use our address for receiving mail. If you require postal service, please connect with a local post office to find out about renting a post office box. For bigger parcel deliveries, ensure door drop-off or depot pick-up. We are not responsible to retrieve mail or parcels on your behalf.



✦CANCELLATIONS✦

We follow our posted cancellation policy, please ensure that you read and understand this policy at the time of booking. If you wish to protect yourself from unexpected last minute cancellations, please consider purchasing your own travel insurance to obtain the level of protection you desire.



✦ Profiles with less than 4 stars cannot use instant booking, and such reservations may be cancelled if the reservation is confirmed through the system. New profiles without reviews will be manually reviewed and may require additional screening before confirmation.



✦ Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.



✦ Please remember that you`re staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP if it is an urgent matter, but there is no on site staff 24/7.
