The condo was beautiful and very clean. The host was quick to respond to any questions. The location was great very easy getting to both Rehoboth and Dewey beach. Close to outlets and restaurants.

Beautiful unit. Very spacious. Great bedding. Condo had every household amenity needed. It's a very pet friendly property. Living area needs some end tables to place drinks. Pool is very nice but only had one umbrella available. Overall we were very satisfied.

Our stay was excellent. The property was very clean and very safe. We received two parking spots upon arrival, which was perfect for having a spot to keep our bikes. The rooms were spacious and the beds were very comfortable. Parking pass for Dewey Beach was a nice extra!! The biking/running trail was right outside the property and was very convenient for us to use. Overall, the location is perfect and there were two restaurants located extremely close that you could walk to, both of which were excellent. You can also walk across the street to the shopping outlets (1 of 3 locations… other 2 you would need to drive). The hosts were very responsive to addressing any questions we had during our stay. We will definitely be staying here again!

We kicked off our spring break at this condo March 28-30. Proximity to high end outlets and excellent restaurants and bars was a huge plus. The unit is spacious and luxurious, with top quality furnishings and decor. Small touches like a well-stocked coffee/tea station, full sized washer/dryer, and shampoo/conditioner/body wash dispensers in the showers were appreciated. The kitchen has high-end appliances and the living room and bedroom furniture is comfortable and classy. The covered third floor patio catches the afternoon sun and has a great breeze. We walked to 302 Social for an excellent lunch of pot roast sandwiches and blackened tuna. We worked off that meal in the spacious gym with state of the art machines and then walked our dog in the dog run. Parking is free and convenient. The condo was very large, with three separate bedrooms (one with bunks) and a massive great room for entertaining. This is located away from the densely packed tourist areas but just a very short drive to the beaches.

So I want to preface this review with saying that the inside of the unit was immaculate, well stocked, and just as described physically. However, this property is not pet friendly or family friendly. The full time residents made absolutely sure we were not comfortable. We had bottles in the pool (all middle aged adults) and were told by one of them that wasn’t permitted so we IMMEDIATELY threw them out and this gentleman still complained about us. He must have been watching and waiting for something to happen because he was down so fast it was creepy (his balcony overlooks the pool). Then we were told our dog was scratching and when looking at the door, there was zero signs of damage and trust me if my dog scratched at a door there would he signs of that, so I’m assuming they meant the noise of him walking around the hard surfaced floors? Also it was brought to my attention that there was running inside the condo. I have 16 year old girls and a 12 year old who are certainly not running around. I can’t IMAGINE the complaints if I had toddlers. Lastly, other than the building and the pool area, the outskirts and disgusting. Overgrown grass and possibly a construction zone that is unattended to. All in all I think this property should discontinue renting, but if they chose not to they should keep it to a dog-less, kid-less people, I have rental SEVERAL properties with my kids and my dog and I have NEVER had one complaint.

Thank you for your feedback. We're glad to hear you found the condo immaculate, well stocked, and just as described. For the benefit of future guests, we'd like to provide some additional context. The Flats is a mixed community with both full-time residents and vacation rentals, so all guests are expected to follow the HOA rules, including occupancy limits, no glass in the pool area, quiet hours, and respecting shared spaces. We respectfully disagree with the statement that this property is not family or pet friendly. We currently manage 10 condos within this community and regularly host families with young children and dogs. Families and pets are absolutely welcome here, and aside from this stay, we have not received complaints of this nature involving any of our guests. As with any condominium community, concerns typically arise only when community rules are not followed, for example, exceeding the home's stated occupancy, playing loud music late into the evening, or creating excessive noise in the common hallways during quiet hours. These expectations are in place to ensure everyone, including residents and vacationing guests, can enjoy the property. Our goal is to provide a wonderful experience for all of our guests while maintaining a respectful environment for the entire community. We look forward to continuing to welcome families and pet owners to The Flats.

Absolute 5 stars for this unit! It was beautiful, spacious, and had everything we could’ve possibly needed. Traveling with very little kids and my elderly mother, it was so nice to have a comfortable space for our downtime. Hosts were very communicative and made check-in a breeze. Unit felt larger than the pictures and everything was perfect inside. Location seemed great too, central to all the beaches, walking distance to outlets and a fantastic trail for walking and biking.My total review is 4 stars due to the property itself—not reflective of the unit itself and the hosts. The grounds are unkept and look terrible when you arrive, overgrown grass and an inactive construction site. The dog run was not maintained with faulty locking gates. The pool and outdoor kitchen area were great, but the hours are bizarre for peak season, not opening until 11 am or 12 pm most days. Building management needs to step it up for their residents and rentals!
