The space

Welcome to 'One in a Vermillion!'

Step through the front door and you're immediately greeted by the stunning chef's kitchen, featuring a 6-burner stove with a flat top, dual ovens, a wine fridge, and oversized island with seating. The kitchen seamlessly flows into the dining room and then the living room, with large glass doors that lead out to the back let in plenty of natural light.

Also on the first floor is the first master bedroom, complete with a King bed, private porch access, and an en-suite bathroom with a glass shower. Tucked just behind the kitchen is a full laundry room and a convenient half bathroom.

Step out from the living room to your own private backyard oasis filled with amenities! Featuring a private, heated pool with sun loungers, a shaded/covered outdoor fireplace, an outdoor dining table, and a built-in BBQ grill with bar seating for four. There's also a ping pong table tucked along the side of the spacious wraparound porch, along with an outdoor shower!

Head upstairs to the second floor, where you'll find an office nook with a built-in desk, along with three spacious bedrooms. The second master bedroom features a King bed, a walk-in closet, a private balcony with a daybed swing, and an en-suite bathroom with dual vanities, a glass shower, and a separate soaking tub. The other two bedrooms on this floor both have Queen beds, access to a shared balcony, and en-suite bathrooms. One of the bathrooms has a glass shower, and the other bathroom has a shower/tub combination and is also accessible from the hallway for added convenience.

Up on the third floor, the last two bedrooms make the perfect space for kids or extra guests. One is a fun bunk room with two sets of Twin-over-Twin bunk beds with two Twin trundles, and the other bedroom has two Twin beds. Both of these rooms share a hallway bathroom with a glass shower.

An elegant spiral staircase leads you up to the fourth-floor viewing tower, perfect for taking in the views and coastal breezes!

For even more space and privacy, there is a separate carriage house above the garage (just across the pool) which includes a comfortable living area, kitchenette, and it's own King bedroom with an en-suite bathroom with a glass shower.

There is parking for 7-8 cars in the driveway (please note there is no garage access).

Don't forget to take the LSV/Golf Cart and bikes around to explore all that WaterColor has to offer! Pass under mature shade trees, along perfectly-manicured grounds, past fountains and over bridges! This home is the perfect place for an unforgettable 30A getaway!

This house comes with a maximum of 16 wristbands, which per the WaterColor HOA limits the number we accommodate even if there are sleeping arrangements in the home for more. Children under 5 are not required to wear a wristband so are not included in this number.

Guest access

The WaterColor community is the most desirable community on 30A due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community, the closest of which is the wonderful (and quiet) Frog Pond Pool and park!

The Beach Club is just across the bridge (3 minute bike ride), making this home a dream to not have to worry about parking since it is an easy walk or even quicker bike ride! Camp WaterColor is about a 3-minute LSV/Golf Cart ride. The highly exclusive and stunning Lake District location of this home cannot be beat! These are large estate-style homes with a quiet, neighborhood feel - great for kids to play and ride bikes tucked away from busy roads with no through traffic!

The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf!

Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground.

Other things to note
-Beach chairs through WaterColor Beach Club should be reserved in advance.
-In order to receive the proper number of amenity wristbands, you must enter the total number of people in your group upon booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. Watercolor requires guest contact information for Watercolor wristband registration.
-Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay.
-Check in is 4:00 PM & check out is 10:00 AM. These times are strict and late check out may be subject to another day's rental fees.
-Smoking is strictly prohibited.
-Pool heating must be for the full duration of your stay and must be requested 48 hours prior to check in and paid before the heater will be turned on. Pool heating cost is $50/night of your reservation and is available from October 1 - April 30.
-All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian.
-Please note that guests will need to sign a waiver for usage of the LSV. A $500 refundable hold is also collected and returned at check-out, provided there is no damage.
-LSV/Golf Cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the LSV/Golf Cart battery dying because of the renters not charging it will be charged to the renters.
-Damages that occur will be collected from the renters.
-Southern Holiday Homes can not be held liable for any damage or injury to any persons caused by LSV/Golf Cart, pool, bikes or other amenities provided to guests.
