Please note: For cancelled reservations, refunds are subject to a 5% cancellation processing fee to cover administrative and payment processing costs. This fee is non-refundable once payment has been processed and applies regardless of payment method.

🏡 House Rules – Tidelands Retreat

We’re so excited to have you stay with us! To help you enjoy a smooth, relaxing, and respectful experience, here are a few friendly guidelines and important community rules to keep in mind:

✅ Check-In & Check-Out

• Check-in: 4:00 PM
• Check-out: 10:00 AM
This allows us to thoroughly clean and prepare the home for our next guests—thank you for your understanding!

🛌 Guests & Quiet Hours

• Maximum Guests: 6 people
• Quiet Hours: 10:00 PM – 7:00 AM
Tidelands is a peaceful gated community. Please keep noise to a minimum during quiet hours out of respect for our neighbors. Loud noise is not permitted at any time.

🚘 Parking

• Max 2 vehicles per unit
• You must register all vehicles and drivers prior to arrival (we’ll handle this for you—just provide us the details).
• Trailers, boats, RVs, motorcycles, golf carts, and motorized bikes are not allowed.
• No car horn honking except in emergencies.

🚭 No Smoking / No Pets

• Smoking is not allowed anywhere on the property (inside or outside).
• No pets allowed in this unit – this is a strict HOA rule, not just a house preference.
• Smoking violations will incur a $250 cleaning fee for deep-cleaning, odor removal, and restoration.

🗑️ Trash & Cleanliness

• Please place all trash and recycling in designated community dumpsters as shown in your welcome info.
• Do not leave garbage outside your door or anywhere on the balconies.
• Help us keep the home and balconies clean and free of clutter or debris.

🧯 Safety & Community Rules

The following Tidelands HOA policies must also be followed:

✔ No hanging towels, clothes, or items on balcony railings.
✔ No grills or fire pits allowed on balconies (per Florida law).
✔ No bikes or scooters on balconies or lanais.
✔ No storing of flammable objects, tools, or fluids in the unit or garage.
✔ No repairs or car maintenance in parking lots.
✔ No signs, business activity, or solicitation allowed.
✔ Parents must supervise children at all times, especially around the pools and water features.
✔ The pool, spa, and gym have posted rules for safety—please follow them during use.
✔ Each unit is responsible for keeping its outdoor space clean and free of personal items or trash.
