Boasting some of the most coveted views in town, this welcoming 4BR/3BA bayfront retreat sits directly across from 9th Street Bay Beach. Formed from two neighboring residences, a spacious 3BR/2BA front residence and a cozy 1BR/1BA rear residence, this rare combined offering is perfect for large groups of family and friends. Enjoy the gorgeous Newport Harbor scenery from one of three outdoor living spaces, or take a short stroll to the nearby oceanfront and boardwalk.
FRONT RESIDENCE
LIVING & DINING AREAS:
Unwind in a spacious bayview seating area with four plush chairs, or gather around the round dining/game table for four, all framed by expansive windows showcasing views of the front garden and Newport Harbor, with an additional breakfast table for four just off the kitchen.
MEDIA ROOM:
Relax on the sofa or twin fold-out loveseat with an upholstered side chair, and enjoy your favorite shows on the streaming cable TV.

- Guest Bedroom 1 (Ground Floor): Queen-size bed, ceiling fan
- Guest Bedroom 2 (Second Floor): Queen-size bed

The primary bedroom also has exclusive access to the bayfront balcony with bistro seating for four.
KITCHENS & AMENITIES:
Both kitchens are fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans and tower fans are provided for your comfort.
Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, three twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer can be accessed through the garage or the first door on the left from the courtyard. Please note that guests must provide their own laundry supplies.
Parking: There is one designated parking space on the right side of the garage. Enter using the garage door keypad code, and please keep the garage door closed at all times. Small to mid-size vehicles are recommended. Additional or larger vehicles may use available street parking, both metered and unmetered.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
