Brand new (completed in Dec 2025) 2,000 sqft luxury villa features three ensuite king bedrooms, a bunk/office room and a large open plan living area. Floor to ceiling sliding doors open to a terrace for indoor to outdoor living. The lower terrace features infinity pool with stunning views of Jolly Harbour and the sea.

Beautifully designed for indoor–outdoor living, this home blends modern comforts with traditional Caribbean design. The home has tiled flooring throughout both interior and exterior and comprises 3 large king-size suites and a 4th bedroom/studio, an open-plan kitchen/living room, a powder room and a laundry room. The kitchens and bathrooms are finished with imported European high end furniture and surfaces and are fully stocked for your needs. Each room is air conditioned with powerful high end units and there is instant and unlimited hot water available throughout. For those who prefer more natural cooling, each room contains a ceiling fan with individual controls. There are two terraces available outside the villa adding an additional - 1500 square foot with a large L-shape infinity pool to cool you down after a hot day in the sun.
High speed Starlink wi-fi is available throughout the property and on the outdoor terraces.
Bedrooms & Bathrooms
* The Primary Bedroom is the largest bedroom, located just off the main living area. It has a king size bed with views across two aspects - one facing the harbour and the other allows you to gaze over the pool area and out to the ocean. The primary has a walk through dressing room with large closets and a vanity area, and the largest ensuite bathroom.
* The 2 guest bedrooms are similar in size and design and are located at the eastern end of the property. Both have king size beds, built in closets and an ensuite bathroom - perfect for 2 adults or a great space for kids. Guest suites have floor to ceiling windows and terrace access and offer stunning views over the harbour.
* A smaller 4th bedroom / flex room contains a Murphy bunk bed (twin-over-full) that folds away to reveal a desk/workspace—perfect for kids, teens, or a “work-from-paradise” setup (NOTE: The upper bunk is only suitable for children 7 years old or over)
* All bedrooms have floor to ceiling sliding French doors to provide incredible light and views and allow access to exterior spaces
* All bathrooms have high end finishes and furniture from Italy and Spain.
* Each bathroom has an independent water heater to provide instant and unlimited hot water to feed the high power showers.

* Sugar ridge is located on the west of the island a 25min drive from Antigua International airport
* The best beaches in Antigua are located here with at least 10 stunning white sand beaches within a 10min drive of your villa
* The closest is Jolly beach just over the road - a 5-10min walk or a 2min drive
* Many boat tours and expeditions leave from the harbor over the road
* Jolly harbour commercial center contains many restaurants, bars, stores and facilities including:
* A brand new athletic club with tennis courts, pickleball courts (pickleball bats provided in the villa) and an olympic size swimming pool (note day passes must be purchased to access this)
* The epicurean supermarket which contains all your daily grocery needs and ATMs

The door seal is tight, so correct pressure is important. Once you get the feel for it, it’s easy.
To Unlock (Outside)
Enter the code.
Press the “Teeho” button at the top while firmly pulling the door toward you.
You’ll hear whirring followed by two beeps.
Push the door open.
If it flashes green/red: Keep pulling firmly—the lock will retry. If it fails after a couple attempts, re‑enter the code and try again.
To Lock (Outside)
Close the door fully.
Pull the door toward you firmly.
Long‑press the Teeho button (2 seconds).
You’ll hear whirring and two beeps. Push the door to confirm it’s locked.
Locking/Unlocking from Inside
Lock: Push door firmly closed and turn the back of the lock clockwise.
Unlock: Push door and turn the lock anti‑clockwise.
Troubleshooting Tip: Always apply pressure (pulling or pushing) to align the lock.

This house is brand new and there may be a few snagging items during your stay - we have staff on standby and these are worked through very quickly if they do occur (typically within 24h), but please be patient with us if they do happen.
There is a lot of construction going on within Sugar Ridge - several new houses are being constructed nearby, specifically on the road to the house and in an adjacent development across from the pool area. The loudest part of this work is complete, but you should expect some construction noise and construction vehicles using the road leading up to the villa. We have discounted the rent by 20% while this work is ongoing and are using vegetation to provide a natural barrier/screen, but if you are particularly sensitive to this, please do not book as this is not something we are able to control.
A tourism tax of 17% of the rental cost and an additional levy of US$5 per person (age 6+) per night is included in the price you pay and will be remitted to the Antigua and Barbuda Inland Revenue Department following your stay.
