-Smoke-free community- No smoking in the property or on the grounds
-The community may run maintenance or clean pools and other shared amenities as they see fit. Please be aware.
-No glassware permitted in outdoor areas (plastic options provided)
-No parties/ large gatherings or unauthorized guests
-No unauthorized pets
-We are Pet Friendly, pets must be requested and approved. Max 2 pets : Pet Fees (per pet): $25/day

-The safety and well-being of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.

No smoking or vaping of any kind anywhere on the property (inside, patios, or outdoors), including marijuana.

No Parties / Quiet Hours
No parties, events, or loud gatherings. Quiet hours: 10 PM–8 AM. Violations may result in cancellation, removal, and additional charges.

Registered Guests Only
Only guests listed on the reservation are permitted. No unregistered visitors.

No Third-Party Bookings
The person booking must be staying at the property.

Pets (Approval Required)
Case-by-case approval required before arrival.
Max 2 pets, 20 lbs or less. House-trained, non-aggressive, not left unattended unless crated. Clean up after pets. Pet Fees (per pet): 1–7 nights: $25/day
7+ nights: $200. 28+ nights: $300

Amenities
Amenities (pool, grill, etc.) are managed by a third party and may be closed or restricted at any time. No refunds for closures.

Pool Safety
No glass containers near the pool. Use provided plastic cups.

Liability
Guests assume all risk for use of the property and amenities. We are not responsible for injuries or lost belongings.

Cleanliness
Leave the unit reasonably tidy. Excessive mess may result in an extra cleaning fee.

Check-Out
Standard: 10:00 AM. Late check-out must be requested 24 hours in advance
Fee: $30/hour, subject to availability. Unauthorized late check-outs may incur additional charges

Check-In
Standard: 4:00 PM. Early check-in must be requested at booking. Fee: $30/hour, subject to availability

Inventory & Damages
Guests are responsible for missing or damaged items. Report damage promptly.

Cleaning Issues
Report any issues immediately after check-in.

Parking
Park only in the assigned space. Unauthorized vehicles may be towed at guest expense.

Mail & Packages
Mail/packages may not be sent to the property. Use FedEx/UPS or Amazon Lockers.

Conduct
Respectful behavior required. Harassment, profanity, or threats may result in cancellation and removal.

Identification
Valid government-issued ID required. Fraud or misuse will result in cancellation and possible reporting.

Security Devices
One exterior entry camera and one interior noise monitor are in use. Do not tamper with devices.

Drain Care
Do not wash hair down drains—dispose of it in the trash.

Damage Protection
A refundable damage deposit may apply. It does not cover excessive cleaning, uncovered damage, or rule violations.

No Commercial Use
No services, experiences, events, or commercial activity without prior written approval.

Local Bookings
Local guest bookings may be denied or require additional verification.

Guest Verification
Verification is required before check-in. Failure to complete may delay or prevent access.

Final Agreement
By booking, you agree to all House Rules. Violations may result in additional charges, reimbursement demands, or immediate cancellation without refund, supported by documentation such as photos, videos, noise monitoring alerts, or third-party reports.
