The space
Morning light spills through oversized windows and across clean architectural lines, and the day unfolds from there. Soleil Modern is a design-forward escape just a short walk from Fort Lauderdale Beach, with Hugh Taylor Birch State Park and its shaded trails right around the corner. Inside, an open-concept living space and a sleek chef's kitchen set the tone; outside, a resort-style backyard with a private pool and hot tub turns afternoons slow and evenings golden — the kind of home where the beach, the city, and a long day by the water are all within easy reach.

Inside, the home opens up around you. Coffee in hand, you drift between the kitchen and the open living space, where deep, easy seating quietly talks you into staying put a little longer. By evening the glass dining table becomes the center of gravity — long dinners, unhurried conversation, no one in a hurry to get up. It's the kind of kitchen you actually want to cook in, ready for everything from a fast breakfast to a meal worth lingering over, and good-looking enough that it pulls its weight as part of the room.

When it's time to wind down, three bedrooms wait like quiet retreats, each its own pocket of calm for the home's nine guests. The bathrooms lean spa-like — the sort of space where a warm shower after a beach day turns into a small, unhurried ritual.

The beach is close enough to fold into a morning walk, and Hugh Taylor Birch State Park sits right around the corner — shady banyan-lined trails, a glassy lagoon, kayak and bike rentals, and quiet beach access right across the road. Home Truths:
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- Pool and spa heat are available year-round: $100/day from April 1–October 30 and $150/day from November 1–March 31.
- The heater can only heat one element at a time—either the pool or the spa. Guests must contact AvantStay to manage the pool/spa heat controls.
- We are located in a quiet residential area with strict city occupancy limits and noise restrictions. Please be respectful of our neighbors and refrain from making any noise that can be heard outside during quiet hours from 10:00 PM to 7:00 AM. This includes loud conversations, music, televisions, speakers, or any other noise-producing devices.
- Please follow all house rules, including those related to occupancy limits, parking, trash disposal, and noise restrictions. Violation of the Guest Agreement, including occupancy or noise restrictions, may result in fines and immediate removal from the property.

Parking Details:
- Parking is available for 3-4 cars.
- No garage parking or street parking is permitted on 15th Court.

This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs.

As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation.

Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.

As a reminder, we do work with 3rd party vendors to maintain the property, and although we adhere to the strictest CDC guidelines and advise all contractors to wear PPE equipment, we can not always enforce. We strongly advise guests to please deny access if any vendors fail to meet and adhere to these standards.

IDs will be requested for verification after booking. All bookings over 28 days require a security deposit.
