Comfortable Apartment with Easy Access to Venice

Located in a quiet residential neighbourhood, this comfortable and well-equipped apartment is designed to welcome travellers from around the world while offering a relaxed local atmosphere just a few minutes from Venice.

The location is particularly convenient for visiting the historic centre. The apartment is only a 10-minute walk from Venezia Mestre train and bus stations (about 400 meters) and just 2 minutes from the nearest bus stop. From there, frequent buses run 24 hours a day, taking you directly to the heart of Venice in about 10–15 minutes.

The Venice Marco Polo Airport is also easily reachable by the ACTV and ATVO bus lines, which connect regularly with the train station.

Within walking distance, you will find everything you might need during your stay, including supermarkets, cafés, bakeries, restaurants and other essential services. A large public parking area is located directly in front of the apartment with affordable hourly rates, and several private monitored parking facilities are available nearby.


- The Apartment

This apartment is designed to adapt easily to the needs of different types of travellers. Whether you are a family or a group of friends, the layout ensures both comfort and privacy.

The apartment features two bedrooms, each equipped with two queen-size beds that can be arranged as double beds or separated into single beds if necessary. In the “Green Room” it is also possible to add an additional comfortable single bed.

The bathroom includes a shower cabin, full sanitary facilities, shampoo and shower gel.

To make longer stays comfortable, the apartment also includes:

• washing machine
• clothesline

Fresh bed linen, warm blankets and a set of towels will be prepared for each guest.


- Kitchen and Living Area

The kitchen is fully equipped with everything needed to prepare and enjoy meals.

Guests will find:

• refrigerator and freezer
• microwave
• static oven

The kitchen bar counter is perfect for a quick breakfast or snack, while a large dining table in the main room provides a comfortable space for shared meals.

The entire apartment is equipped with fast Wi-Fi.


- Important Information for Guests

At check-in, all guests will be required to show a valid passport or ID for registration with the local authorities. A short-term rental agreement will also be signed as part of the standard procedure.


- Venice Tourist Tax

The City of Venice requires a tourist tax to be paid in cash at check-in:

• €4 per night for guests aged 16 and over
• €2 per night for guests aged 10–15
• Free for children under 10 and guests with disabilities

The tax applies to the first 5 consecutive nights of the stay.
Between January 1 and January 31, the tax is reduced by 50%.


- House Rules (Summary)

To ensure a pleasant stay for everyone, we kindly ask guests to follow a few simple rules:

• Check-in time must be communicated at least 24 hours in advance.
• Late check-in after 21:00 must be requested in advance and carries a €50 fee.
• Only registered guests are allowed in the apartment.
• Quiet hours: 22:00 – 09:00.
• Smoking, parties, events and pets are not allowed.
• Please treat furniture, doors and windows with care.

For safety reasons, please note that Italian homes have limited electrical capacity (3 kWh). Using too many appliances simultaneously may cause the power to trip.

Recycling is mandatory in Venice, and guests are kindly asked to separate waste accordingly.
