Outdoor extras include a HUGE outdoor shower with double heads, fish‑cleaning table with hose, large three‑wheel beach cart with racks for chairs/boards, and covered parking under the house. Pricing & cleaning
- No separate cleaning fee — nightly rates include professional deep cleaning, fresh linens and towel service so guests see one all‑inclusive price at booking.

House rules & policies (must‑read)
- Check‑in: 4:00 PM / Check‑out: 10:00 AM
- Minimum stay: 4 nights between 5/30-8/22
- Maximum occupancy: 10 guests. No unregistered overnight guests without Host approval.
- No smoking inside the Property. Outdoor smoking permitted in designated areas; dispose of butts responsibly. Failure to dispose of butts will result in a $100 fee.
- No parties or events without prior written approval. Quiet hours after 10:00 PM. Respect neighbors and local ordinances.
- Pets: Dogs allowed with prior approval. Pet fee: $150 per dog per stay. Maximum 2 dogs (≤50 lbs each). Security/damage hold: $300 (applies to all bookings). Pets must be disclosed at booking, supervised or crated when left alone, and are not allowed on beds or sofas (use provided throws). Owners must pick up after pets on the property — failure to pick up will result in an additional $150 charge. Aggressive breeds not permitted. Extra cleaning or damage beyond normal wear will be billed from the security/damage hold.
- Hot tub, decks, outdoor shower, fish‑cleaning table and grill: use at Guest’s own risk and observe posted safety instructions. Supervise children at all times.
-Hot Tub Specific rules: No sitting on hot tub sides or decking sides. Wash off with hose or outdoor shower before use.
- Trash & recycling: follow Property instructions for disposal and pickup. Trash is collected VERY EARLY on Tuesdays and Fridays - walk cans to curbs on Monday and Thursday evenings. Leave the house in generally clean condition to avoid additional charges (dishes loaded in dishwasher and dishwasher cycle run, trash bagged, linens and towels on floor of each room).

- Pet violations (undeclared pets, failure to pick up, damage) may incur additional charges: $150 per dog for failure to pick up waste on property, plus repair/cleaning charges deducted from the deposit as necessary.
