➡️Rental Agreement- Guests must sign the Rental Agreement, which was sent advance via email.
➡️Security Deposit: A $150 security deposit is required against any potential damage or loss of items.
➡️Guests staying 30+ nights must maintain renter’s insurance for the full duration of their stay and list the property owner as an Additional Interest. Proof of active coverage must be provided prior to check in, in order to receive access to the home. 1️⃣ GENERAL CONDUCT
Respect the Property • Treat the home, furniture, and community areas with care. • Clean up after yourself, indoors and outdoors.
Be Mindful of Noise • Observe quiet hours from 9:00 PM – 9:00 AM (local ordinance). • No events, parties, gatherings, or visitors allowed without prior written permission. • Noise complaints are taken seriously and may cause immediate termination of your stay. • Violation of noise or code enforcement policies will cause a $1000 fine.
Report Any Issues Promptly • Report any cleaning concerns, damages, or malfunctioning amenities within the first 12 hours of check-in. We want the opportunity to correct any issues to ensure a comfortable stay. If we are not notified in a timely manner, we may be unable to address your concerns or offer remediation after your stay. • Guests are responsible for any and all damages, lost or stolen items, decor, furnishings, etc that occur during their stay. The host will charge guests via AirBnB Resolution Center, AirCover, and/or security deposit in order to collect for these items. New Damages: If damage occurs during your stay, please be transparent and notify us immediately. We understand accidents happen and will work with you to find a fair solution.
2️⃣ RENTAL TERMS
Rental Agreement • The primary guest must sign our Rental Agreement and is responsible for all individuals in the rental party. • Its terms will bind all individuals in the rental party. • Rental Agreement is sent via secure link to our “Guest Portal” via OTA messaging platform or email.
Security Deposit • A $150 Security Deposit is required to cover potential damages or lost items. • Payment method must be entered into our “Guest Portal” sent via secure link via OTA messaging platform or email, in order to schedule the deposit. Payment method must be entered more than 2 hours prior to check-in time in order to avoid delays at check-in. • As software-connected hosts, we are approved by the OTA platform to collect rental agreements and security deposit payment methods outside of the OTA platform, using our secure guest portal.
Insurance Requirement (30+ Night Stays): Guests staying 30+ nights must maintain renter’s insurance for the full duration of their stay and list the property owner as an Additional Interest. Proof of active coverage must be provided prior to check in, in order to receive access to the home. Failure to provide coverage may result in cancellation of stay without refund.
Minimum Age Requirement • The primary renter must be at least 25 years old and must be present during the stay. • Third-party bookings (booking on behalf of others) are not allowed.
Guest Communication • Available daily from 8:00 AM–9:00 PM (PST). • Overnight responses may be delayed.
Check-In Requirements • In order to receive check-in instructions, including door code information, rental agreement, security deposit pre-authorization hold, and full booking payment must be received 2 hours prior to check-in time. • Delays in receiving these completed items will result in delays at check-in. • In the event any of these items have not been completed, access to the property will not be granted. Booking may be cancelled without refund.
3️⃣ OCCUPANCY
Guest Limit • The number of guests must not exceed the number listed on the reservation via the booking OTA. • Only registered guests listed on the reservation are allowed on the property. • Any additional guests from the reservation’s stated occupancy—regardless of the property’s maximum occupancy—must be approved by the host and listed on the reservation prior to arrival. • Bringing unapproved guests or visitors may result in immediate cancellation of the reservation with no refund. • The host disclaims all liability for any injury, damage, or loss involving unauthorized guests who are not included in the reservation.
4️⃣ SECURITY & EQUIPMENT
Exterior Cameras & Safety Devices • For security reasons, exterior security cameras and noise monitors are installed at the property. This is to protect guests as well as the property. • Cameras only monitor exterior spaces and do not record inside the home. • Noise sensors only measure volume levels and do not record conversations.
Noise Monitoring Devices & Three-Strike Rule • Strike 1: A warning will be issued via message or phone call. • Strike 2: If noise levels persist, a second warning will be issued via message or phone call. • Strike 3: Continued violations may result in immediate eviction/cancellation of stay with no refund.
Safety Reminders • Smoke alarms, carbon monoxide detectors, fire extinguishers, and a first aid kit are provided. • Use safety devices as needed and do not disable or remove them. Tampering with or disabling any of these security or monitoring devices will result in a $250 penalty.
5️⃣ CHECK-IN, CHECK-OUT, AND FEES
Check In/Out Times • Check-In & Check-Out times are clearly indicated on the booking reservation and adhered to at all times. • Early check-in or late check-out may be accommodated, for an additional fee, and only with prior approval from the host. Approvals of early check-in or late check-out will be clearly indicated on the booking reservation. • Unauthorized early check-in or late check-out will result in a $150 fee per hour of unauthorized access to the property, with a minimum $150 fee. • Any late check-out without prior approval will result in an automatic $150 fee per hour past check-out time. • Any early check-in without prior approval will result in an automatic $150 fee per hour prior to scheduled check-in time.
Excessive Cleaning Fee • If the property requires extra cleaning due to excessive mess, trash, stains, or damages, guests will be charged for the actual additional costs.
Furniture & Décor • Do not rearrange furniture or décor. If items require repositioning, a $50 reset fee may be charged.
6️⃣ SMOKING & PETS (IF ALLOWED)
Smoking Policy (STRICT ENFORCEMENT) • No smoking or vaping inside the property. • This applies to cigarettes, cigars, vaping, hookah, marijuana, and any other smoke-producing substances. • Any evidence of smoking inside the home, regardless if identified during or after your stay, will result in a $500 fine and potential immediate eviction/cancellation of stay with no refund.
Pet & Service Animal Policy (If Allowed) • All animals must be pre-approved by the host before arrival. • Animals must not be left unattended at the property. • Guests are responsible for cleaning up after animals and any damages caused. • A $100 per stay pet fee (for up to 3 pets) applies, if pet-friendly. • Service animals are always welcome; no pet fee applies. • Unauthorized animals will result in a $500 violation fee.
7️⃣ POOL/SPA INFO & SAFETY (IF EQUIPPED)
Swim at Own Risk • No lifeguard on duty. Supervise children at all times. • No diving, running, or glass near the pool.
Pool Equipment • Do not tamper with pool equipment, filters, or heaters. • In the event equipment is tampered with, a $250 fee will be applied. • In the event the heater is turned on without pre-payment and approval from the host, a $250 fee plus cost of pool heating will be charged to the guest.
Pool and/or Spa Heating (If Equipped) • Heated Pool: Pool heating, if equipped, is available at an additional fee, which must be paid in advance. A minimum commitment of two consecutive days is required for heating services. Pool heaters often require 24 hours to bring the pool to temperature, therefore, advanced notification and payment is required. • In-Ground Spa: Spa heating, if equipped, is available at an additional fee, which must be paid in advance. Spa heating is available by request only between 8:00 AM and 10:00 PM (PST), in four-hour blocks. Host must be notified in advance and fee paid prior to the heater being turned on.
8️⃣ MECHANICAL FAILURES & REFUNDS
All appliances, HVAC, plumbing, WIFI, and utilities are maintained regularly. However, unexpected failures may occur. While we will make every effort to resolve issues quickly, no refunds or discounts will be issued for temporary service disruptions beyond our control.
9️⃣ LIABILITY & INDEMNIFICATION
Use of Property at Own Risk • The landlord is not responsible for accidents, injuries, or illness that occur on the property. • The landlord is not liable for lost or stolen items.
Indemnification • Guests agree to indemnify and hold the landlord harmless from any costs, damages, suits, or liabilities arising out of their use of the property.
🔟 VIOLATION OF AGREEMENT
Eviction/Cancellation of Stay & Forfeiture • If guests violate any terms of this agreement—e.g., exceeding occupancy limits, noise violations, unauthorized guests or events—the landlord may immediately evict guests with no refund. • All rent and the security deposit may be forfeited as a result of violations.
