You will have private access to the entire main house during your stay. All living areas, bedrooms, bathrooms, and amenities shown in the listing are exclusively for guest use. The garage is not accessible to guests along with the storage room underneath the laundry.

The coach house is available upon request for bookings over 14 people.

The boat slip is shared and access is granted to park boats. Please note the boat launch is a few minutes away.

We’re available if you need help before or during your stay and can be reached anytime through Airbnb messaging.

• Minimum Age: Primary booking guest must be 25+. Message us to discuss possible exceptions.
• ID: Government-issued photo ID is required after booking.
• A security deposit is required upon booking

HOUSE RULES:
• No smoking anywhere on the property
• No parties or events — noise complaints may result in fines
• No pets
• No unregistered guests — total must match booking
• Quiet hours after 10 PM
• No shoes in bedrooms (tray provided)
• No food or drinks on the beds
• Please don`t move furniture between rooms
• Garage & storage room under laundry are off-limits
• Coach house available by request only for bookings of 14+ guests
• Primary guest must be 25+; photo ID required after booking
• A Deposit is required after the booking is confirmed
• Please don`t share the keypad code
• Late check-out fee ($50) may apply if not pre-arranged
• Exterior security cameras on outdoor areas only

FIRE SAFETY:
• Fully extinguish all fireplaces and the firepit before sleeping or leaving
• Local fire bans override firepit use

DOCK & LAKE:
Our assigned slip is B-2 — please use only this slip. Dock is shared with other owners under the Beaver Mountain Dock Association.

• Keep the gated staircase closed and locked
• Do not use, tie to, or block other slips (boats may be towed)
• One boat per slip; no tying to the common dock
• No glass containers on the dock
• No diving from other slips; swimming is at your own risk
• Children under 12 must be supervised on the dock and near water
• Life jackets strongly recommended
• No alcohol while operating watercraft (California BUI laws enforced)
• No loud music or gatherings on the dock
• Take all litter with you — do not use the private bins at the dock entrance
• Boat launch is a few minutes away (dock is for tie-up only)

DISCLAIMERS:
• Guests use the home, decks, fireplaces, firepit, dock, and lake at their own risk
• Property is not childproofed — parents are responsible for supervising minors
• Bass Lake is bear country — keep doors closed and secure all food/trash
• Wi-Fi and utilities provided as a courtesy; outages outside our control are not refundable
• Host is not responsible for items lost, stolen, or damaged during the stay
• Guests are responsible for any damage caused during their stay

GUEST AGREEMENT REQUIRED:
After booking, the primary guest must sign our standard House Rules & Liability Agreement before check-in. The form is sent via Enso Connect, a verified Airbnb partner, and must be signed before arrival. Check-in instructions and the keypad code will be released once the signed agreement is received.
