Exterior security cameras are located at the front of the home and in the backyard. They are used solely for security and monitoring outdoor property areas. No cameras are inside the home or in any private spaces. Outdoor cameras only, for safety and property protection.

The space
Ideal for groups of 8-10 adults or up to 13 guests including children (4 queens, 1 full, 2 twins, 1 pullout twin trundle.

The pool is not heated.

Enjoy Spring Training baseball, the world-famous WM Phoenix Open, and the iconic Barrett-Jackson Auto Auction, along with upscale dining, golf, and Old Town nightlife nearby.

The area hosts upscale food and wine festivals, outdoor concerts, and seasonal events in Old Town Scottsdale, Paradise Valley, Kierland, and Desert Ridge.

Located near the Phoenix Mountains Preserve, the home is just a few short minutes away from Camelback Mountain and Piestewa Peak.

Many events are within a short drive, making this a prime location for guests looking to experience everything the Valley has to offer.

Guest access
Entire home, outdoor space, and garage. No vehicle parking in the garage.

House Rules:

Primary renter must be 25+ old. Government-issued ID required. No third-party bookings. ID verification required.

Only the guests listed on the reservation are allowed on the property.

Unregistered visitors and additional overnight guests are not permitted at any time. Violations may result in immediate cancellation of the reservation, and/or a fee of $200 per person, per day will be charged for anyone not listed on the booking.

Parties and events are strictly prohibited under Phoenix city law. Any noise complaints, large gatherings, or disruptive behavior will result in removal from the property and may involve city enforcement.

Quiet hours are 10 PM – 8 AM.
Please keep noise to a respectful level at all times, especially outdoors.
Neighborhood Respect
Be mindful of neighbors.
No loitering, loud music, or disruptive activity outside.

Park only in designated areas.
Do not block driveways, mailboxes, or neighbors’ access.

No smoking or vaping inside the home. If smoking outdoors, please dispose of waste properly.

Do not tamper with security cameras, smart locks, or Wi Fi equipment. Lost keys or lockouts may incur a fee.

Pets are not allowed. Unauthorized pets will result in additional fees.

Damage & Cleanliness. Please report any damage immediately. Excessive mess, excessive cleaning and repairs, or unreported damage may result in additional charges.

Compliance With Phoenix STR Laws. Guests must comply with all local laws, including noise, nuisance, and occupancy rules. If illegal activity or unsafe behavior occurs, law enforcement may be contacted as required by city ordinance.

If rules are violated—especially regarding parties, excess guests, or disturbances—the reservation may be canceled immediately, and guests may be asked to leave. Phoenix law allows hosts to involve authorities for nuisance or safety issues.

We have a $500 damage protection policy in place, and any damages or rule violations are handled through the platforms resolution center.

There are transition steps into the primary bedroom and living room.

Pool & Hot Tub Safety Rules

General Safety

1. No lifeguard on duty- all swimming is at your own risk
2. Children must be supervised by responsible adult at all times.
3. Guests are fully responsible for the safety of and behavior of all members of their group.
4. No diving, running, or rough play in or around the pool or hot tub.
5. Use caution on wet or uneven surfaces.
6. No glass containers in or around the pool or hot tub area.
7. No food in the pool or hot tub.
8. Do not use the pool or hot tub if intoxicated, impaired, or if a medical condition prohibits use.
9. Some pool rules are posted on a placard near the pool.

Equipment & Water Level

1. The pool has an automatic water leveler. The hose bib must remain on to prevent equipment damage.
2. Do not tamper with or adjust any pool or hot tub equipment.
3. The pool vacuum and pump run nightly from 10PM to 8AM. Do not remove the vacuum or hose.
4. A pool skimmer net is provided for light debris removal.
5. Flotation devices are provided for guest use.
6. The deep end of the pool is approximately 9 feet.

Safety Equipment

1. A life ring is located on the side of the home.
2. A first aid kit is located in the hallway closet.
3. Pool barriers include window locks, self-closing doors, and elevated door handles. All in compliance with Phoenix pool barrier requirements.

Hot Tub Rules

1. Maximum recommended temperature is 102 degrees.
2. Children under 5 are not permitted in the hot tub.
3. Cover the hot tub when not in use to retain heat and prevent debris.
4. Do not sit or stand on the hot tub cover.
5. Do not add soaps, oils, bath bombs, or any foreign substances.
6. Rinse off sand, dirt, sunscreen, or lotion before entering.

Cleanliness & Maintenance

1. Pool and hot tub are serviced weekly on Wednesday between 7:30am - 8:30am via the side gate by pool tech.
2. No use of the pool or hot tub for 4 hours after service due to chemical treatment.

Release of Liability

The host, property owner, LLC, and all affiliated parties are not liable for accidents, injuries, or death that occur on the property or through the use of the pool, hot tub, or any amenities.

Assumption of Risk

By using the pool, hot tub, or outdoor areas, guests acknowledge and accept all risks associated with their use, including injury, illness, or property damage.

Responsibility for Damages

Guests are financially responsible for any damage, misuse, or negligence that results in repair or replacement costs to the pool, hot tub, equipment, or property.

Supervision Requirement

Guests are solely responsible for supervising all children and non-swimmers.

Prohibited Actions

Tampering with safety devices, pool equipment, gates, alarms, or barriers is strictly prohibited and may result in additional charges.

Immediate Removal Clause

Failure to follow any safety rule may result in immediate removal from the property without refund.

Prompt reporting of incidents in required.

GUESTS ASSUME ALL RESPONSIBILITY AND LIABILITY FOR THE USE OF THE POOL, HOT TUB, AND OUTDOOR AREAS. THE HOST, PROPERTY OWNER, AND LLC ARE NOT RESPONSIBLE FOR ACCIDENTS, INJURIES, ILLNESS, OR DEATH THAT OCCUR ON THE PROPERTY. GUESTS ARE RESPONSIBLE FOR ALL DAMAGES AND REPAIR COSTS RESULTING FROM THEIR STAY.
