At Holly House, everything Fayetteville has to offer is at your fingertips. Walk or ride your bike 0.5 miles down the road to enjoy local favorites Wilson Park or the Razorback Greenway - both offer easy access to Northwest Arkansas eateries, shops, and more. Head just one mile up the road to be greeted by Old Main herself as well as the entire University of Arkansas campus and the football stadium. A short 5-minute drive or quick 'Spin' scooter ride will take you to Dickson Street or the Downtown Square - aka Fayetteville's hub for food, drink, entertainment and more.



At home, cozy up in the two living spaces with seating and Smart TVs. The kitchen is recently remodeled and has everything you need to whip up a meal or maybe just a great cup of coffee. The open concept dining space is perfect for quality time with the whole crew.



When it's time to settle down for the night, choose from any of our FIVE bedrooms:

Main level:

(1) The primary bedroom features a King size bed, and XL twin bed, large closet, and en suite bathroom.

*Off of the living room there is an XL Twin bed.

Upstairs:

(2) Bedroom 2 has a King size bed, closet, and a nearby bathroom.

(3) Bedroom 3 has a Queen size bed, an XL Twin size bed, closet, and a nearby bathroom.

(4) Bedroom 4 has one XL Twin size bed, closet, and a nearby bathroom.

Downstairs:

(5) This large room has 5 XL Twin size beds! Full bathroom located right up the stairs.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Our location is conveniently close to downtown Fayetteville. For transportation, ridesharing services are recommended. Public transport options are also available.



Other Things to Note:

★ The fireplace is not for guest use.

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
