The Space:

Welcome to Sea-Reina Retreat, a modern coastal home tucked into Dune Allen Beach along beautiful Scenic 30A. Just 0.2 miles from Dune Allen Regional Beach Access, Sea-Reina gives families and groups an easy home base for beach days, slow mornings, family dinners, evenings around the swim spa, and everything that makes this stretch of the Emerald Coast special.



The private 3-bedroom Main House sleeps up to 10 guests and was designed with gathering in mind. Your group has exclusive use of the entire Main House, including all bedrooms, bathrooms, living areas, kitchen, dining space, and laundry. There are no shared indoor spaces.

MODERN COASTAL MAIN HOUSE



The heart of Sea-Reina is the bright, open-concept living, dining, and kitchen area. The layout makes it easy for everyone to be together without feeling crowded, whether you are sharing breakfast before the beach, watching a game on the 75-inch TV, or settling in for a family movie after a full day in the sun.



The chef’s kitchen is equipped for everything from quick breakfasts to full family dinners, with a double oven, microwave, large-capacity refrigerator, generous prep space, cookware, and everyday kitchen essentials. The dining area seats 8, with additional dining and lounge space outside when your group wants to spread out.



COMFORTABLE SLEEPING FOR UP TO 10



Sea-Reina Retreat sleeps up to 10 guests across three bedrooms:



• King Master Suite: King bed with attached full bathroom

• Second King Master Suite: King bed with attached full bathroom and soaking tub

• Bunk Room: One Full-over-Full bunk bed and one Twin-over-Twin bunk bed

• Additional Half Bath: Conveniently located near the main living area



With two private king suites and a dedicated bunk room, Sea-Reina works especially well for families traveling together, multiple couples, grandparents, kids, teens, and multigenerational beach trips.



SWIM SPA + OUTDOOR LIVING



After a day along the Gulf, come home to the fenced backyard, spacious back deck, outdoor dining and lounge areas, grill, outdoor shower, and swim spa. It is an easy place to cool down after the beach, share dinner outside, or slow the evening down with your favorite people.



The swim spa has heat capabilities available for an additional fee and should be requested prior to arrival so our team has time to prepare it.



The outdoor areas and amenities are shared with the long-term resident of the separate attached Guest House. This includes the backyard, back deck, swim spa, outdoor shower, grill, front yard, and trash area. The interior of the Main House remains completely private to your reservation.



WALK TO DUNE ALLEN BEACH



One of Sea-Reina’s biggest advantages is how easy it is to reach the Gulf. Dune Allen Regional Beach Access is approximately 0.2 miles from the home, making it simple to walk down to the sugar-white sand and emerald water, return home for lunch or a break from the sun, and head back out later for sunset.



You are close enough to the beach for it to become part of the rhythm of your day instead of a logistical event.

To make beach days a little easier, Sea-Reina includes:



• 4 beach chairs

• 1 beach umbrella

• Beach towels



Pack a little lighter, load up the wagon, and enjoy the short walk to the Gulf.



WORK-FROM-BEACH READY



Sea-Reina includes high-speed WiFi and a dedicated desk in one of the king suites, making it easy to stay connected when necessary. Whether you need to answer a few emails, jump onto a call, or extend your trip while working remotely, the home gives you a comfortable place to do it.



PET-FRIENDLY 30A RETREAT



Approved pets are welcome for an additional $175 fee per pet. The fenced backyard provides convenient outdoor space during your stay, but because the outdoor areas are shared, pets must remain supervised and under guest control whenever outside. All pets must be approved before arrival.



IMPORTANT PROPERTY LAYOUT



Sea-Reina Retreat consists of the private Main House and a separate attached Guest House. Your reservation includes exclusive use of the entire 3-bedroom Main House only. One quiet, long-term solo resident occupies the Guest House.



There are no interior connecting doors between the two residences. Each residence has its own exterior entrances, access codes, designated parking, and independent indoor living space. The resident does not have access to the Main House and can come and go without entering or passing through your indoor vacation space.



Guests can see the Guest House entrance doors from portions of the backyard and may occasionally encounter the resident while enjoying the shared outdoor areas. The Guest House itself is not included with your reservation and should not be entered.



We believe great hospitality begins with clear expectations, so we want the layout to be completely understood before you book. Your entire Main House remains private throughout your stay, while the outdoor areas and amenities are shared.



PRIME DUNE ALLEN + 30A LOCATION



Sea-Reina Retreat is located in Dune Allen Beach, one of the relaxed beach communities along Scenic 30A. You are close to Dune Allen Regional Beach Access, the Scenic 30A bike path, Gulf Place, Blue Mountain Beach, Grayton Beach, Seaside, Watercolor, local restaurants, coffee shops, coastal dune lakes, shopping, and many of South Walton’s favorite destinations.



Spend your morning at the Gulf, explore neighboring beach communities in the afternoon, grab fresh seafood or coffee nearby, and come home to a comfortable coastal retreat that keeps you close to the best of 30A.



Guest Access:

Guests have exclusive use of the entire 3-bedroom, 2.5-bath Main House, including all bedrooms, bathrooms, living areas, kitchen, dining area, and in-home washer and dryer. Entry is through your own private entrance using a personalized keyless access code.



Guests also have access to the fenced backyard, back deck, swim spa, outdoor shower, grill, front yard, and outdoor dining and lounge areas. These outdoor spaces and amenities are shared with the resident of the separate attached Guest House.



The Guest House is not included with your reservation. Please do not enter it, block its entrances, or use the resident’s designated parking area.

Dune Allen Beach offers a quieter, easygoing side of Scenic 30A while keeping you close to some of South Walton’s most popular communities, restaurants, beaches, and attractions.
