Three Additional Bedrooms: Flexibly arranged with one large double bed (180 x 200 cm) and two single beds (80 x 200 cm and 90 x 200 cm). Two of these rooms also feature a desk and direct access to a private terrace with beautiful sea views.
Bathrooms: A shared bathroom with a toilet and shower, plus a separate guest toilet.

GARDEN LEVEL / LOWER GROUND FLOOR (PLEASANT MICROCLIMATE):
Via the inviting terrace stairs, you reach the lower living area directly by the garden. This floor offers 2 further full-sized double bedrooms (1 double bed 160 x 200 cm and 1 double bed 150 x 190 cm) and a shared bathroom with a toilet and shower.
*** NOTE ON INDOOR CLIMATE: Moraira is famous for its excellent, mild microclimate. Due to the protected lower-ground position, these two rooms maximize this benefit, providing a pleasant, natural temperature most of the year. PLEASE NOTE THAT THESE ROOMS DO NOT HAVE AIR CONDITIONING BUT ARE EQUIPPED WITH VERY POWERFUL FANS, which is normally perfectly sufficient for a restful night's sleep on this level. ***

To keep our rental prices as fair and affordable as possible, we do not charge a flat electricity fee. Instead, we believe in transparency and sustainability:
• INCLUDED ALLOWANCE: 100 kWh of electricity per week is completely free of charge and included in your rental price.
• OUR EXPERIENCE: With conscious energy use (e.g., turning off the air conditioning when leaving the villa), our guests comfortably stay within this generous allowance.
• ADDITIONAL USAGE: If you exceed the included volume, the extra consumption will be calculated at check-out based on the exact meter reading (Cost: 35 Cents per kWh).

To guarantee absolute transparency for your stay, we would like to highlight the following detail:
• EXCLUSIVE USE: All described living areas, the entire Mediterranean garden, the private barbecue area, and the large pool terrace with the 5 x 10 m pool are for YOUR EXCLUSIVE USE only!
• ANNEX APARTMENT: On the northeast side of the villa, there is a small, completely self-contained annex apartment, which is rented long-term to a quiet older couple.
• TOTAL PRIVACY: This area is structurally separate. The residents have absolutely no view of or access to your living areas, the pool, or the garden. Your privacy is 100% guaranteed and undisturbed.
