DESCRIPTION:
This is a well situated modern duplex (150sqm) with spectacular views of the city of Barcelona from the beautiful terraces (125sqm). From the terraces you can view the sea and downtown to the east and Gaudi's Parc Guell to the North.
There's a private solarium in the upper terrace complete with deck chairs where you can enjoy cocktails, private sunbathing or star gazing while relaxing at night.
APARTMENT DESCRIPTION
Upstairs floor:
1 large bedroom suite (30 sqm) with a double bed and and two single bed, private connected bathroom (10 sqm) with Jacuzzi and shower, and a small private terrace (8 sqm) with views of Barcelona.
1 bedroom (double bed) with exit to a big terrace and solarium area.
Panoramic solarium with deck chairs, chill-out area and exterior shower.
Downstairs floor:
1 double bedroom with king bed and attached bathroom with massage jets shower, and balcony (6sqm).

1 fully equipped kitchen
1 main living room (30sqm) with gas fireplace, and a connecting terrace (25sqm) that you can use to eat outside.

This duplex is located in a quiet area of the trendy district of Gracia, next to Gaudi's Park Guell.
Well comunicated: Upper zone, relax and safe and with all services near. (super,gym,metro,bus,shops...).
Only 5m walking from Gaudi's 'Parc Guell'
Getting around
10m from city center (Plaza Cataluña, Las Ramblas), and 12m from harbor, by metro (L3)
Thanks to its excellent location you are connected to all transportation used to get around the city (metro, and different bus lines). Plaza Cataluña (Barcelona's city center) is just 4 subway stops away. You can walk 15 minutes and you'll be in Gracia's most exciting zone, where you can find cinemas, nightlife, restaurants and local designers' shops.
Other Things to Note
At check-in, it is mandatory to pay the Catalonia tourist tax. It is currently €6.25 per night*, but starting from May 1st, 2025, it will be €8.50 per adult, on the day of arrival (maximum of 7 nights. Applies to guests over 16 years old). This amount is separate from the booking total and must be paid in cash upon arrival. Unfortunately, this tax amount changes frequently and sometimes with little notice, so we cannot guarantee that the amount due at the time of your arrival will match the one in place when you made your reservation, as this is a fee paid on arrival.

- No parties, barbequeues, guests coming over without telling the owner, absolutely no loud noises after 10pm. If you ignore this, we reserve the right to end our agreement and will ask you to leave the house.
- Before checking in, according to local regulations, it is necessary to provide us with your identification documents in order to complete the traveler's book data required by local authorities. Failure to comply with this rule will make it impossible for you to stay in our apartment.
GUEST/PARTIES/NOISE: In case that The TENANT has obtained permission from the OWNER to bring in any guests, the TENANT must supervise their guest(s) while on the premises. Noise in the condo must be kept to a reasonable level as not to cause a disturbance to the neighbours or general public. The guests may not stay overnight in any case. In the event of any disturbances to our neighbours, caused by excessive noise, or uncivilised behaviour, the Law Enforcement will be called directly by the agency and you'll be asked to leave immediately since you'll be in breach of this contract, therefore your reservation cancelled and this agreement will be of no effect anymore.
QUIET ENJOYMENT: TENANT and their guests agree not to violate quiet enjoyment and privacy of the surrounding neighbors.
NO SMOKING POLICY: This is a NON SMOKING property. No smoking is allowed inside of the apartment whatsoever. However, it is allowed to smoke in the terraces as long as the ash is deposited in an ashtray and it is absolutely forbidden to throw ash or cigarette butts over the balcony into neighbors patios or on the street. Any TENANT or their guests not adhering to the No Smoking policy will result in automatic forfeiture of security deposit.
CLEANING:
CLEANING: A cleaning fee of €60 has already been paid and it’s included in the main rental charge. This constitutes 5-6 hours of cleaning service after the tenant’s departure. No cleaning service is provided during the tenants stay. Rates include a one-time linen-towel preparation, bed sheets setup, toilet paper, and paper towels.
On departure leave all used beds stripped and unmade. The last day's towels are to be left in the bathrooms.
All dinnerware, pots, pans, glasses should be cleaned and the dishwasher emptied. TENANT will be charged in case of excessive uncleanliness, including dirt on the toilette and/or unwashed dishes.
Hot tub must be cleaned with water once emptied to prevent the soap and body fat to dry on the walls.
Trash should be removed from the apartment and placed in the proper receptacle outside at the street.
Failure to leave the apartment in a good condition will result in Cleaning service charges in excess of €80 that will be deducted from the Security Deposit.
