This is a pretty darn nice house, especially for the money. It really should be clearer, however, that this house is not really in Park City. Just to orient you, there is Park City (lovely, quaint and small), then north of that some unincorporated space, then the town of Snyderville, then north of that, some unincorporated area, and then north of that, Kimball Junction, which I don't think is incorporated, but is an agglomeration of strip malls, a few office buildings, gas stations and car washes, and some residential (condos). This house is closer to Kimball junction than it is to Snyderville. Per Apple maps, it is 6.6 miles from Park City.
So long as you know that and are willing to drive in to PC to do what you want, all is good. The lower price can make that worthwhile. But it is NOT in Park City.
Four nice sized bedrooms. It was mostly in quite good shape but a bit worn in some respects. The carpet was dirty and had some decent size pulls in a couple places. In the kitchen a few things didn't work correctly (toaster & coffee maker) and part of the microwave was broken off. Not a big deal by any stretch but not top end, either. The kitchen is nicely laid out but only equipped for basics - this is not a gourmet-equipped kitchen. One of the biggest oversights was that for serving alcohol, it only had three wine glasses and one margarita glass. For a four BR house, that is just ridiculous. I had to go over to the Home store in Kimball junction to buy a set of six wine glasses. Plenty of other dishware, but this was frustrating!
Beds are comfortable, bathrooms fine, laundry fine as well.
They provide you with a community pool pass which was really great - nice little pool and hot tub. About a five minute walk.
The hot tub at the house didn't work right - no matter what you did with the temp setting it would go to 106-107 degrees - too darn hot! (Also a waste of energy). That needs to be fixed.
Perfectly good TVs, but a pretty old sound system (no bluetooth). Good wifi.
Oddly the house has no instructions anywhere. No idea what to set the thermostat at when we left. We had no idea when to put the garbage out or stuff like that. Tried to keep an eye out to see what the neighbors did - who knows!
Bottom line is that it is a pretty inexpensive house and is a good value if you don't mind being a ways from Park City. Overall, this is a GREAT area!
