Wonderful stay in the most beautiful location

The villa was very well presented, clean, elegant and very practical. Fabulous pool and a peaceful, remote location. Well looked after by Rosa, the owner, who cooked and baked for us delicious Italian specialities.

Words cannot express how beautiful, comfortable, warm and cozy our villa was. Rosa is an amazing hostess who brought baked good s in the morning. We cooked st the villa several nights which was so much fun and it was an amazing experiences. We all absolutely loved the villa, its location, Todi is an amazing city and, of course, Rosa, a new friend.

Perfetto! Beautiful country home near Todi

My family had a fantastic experience staying at this beautiful country home in Umbria. Our host, Rosa, was extremely hospitable in every way. The home was very comfortable and in a great location for our family to visit the historic villages and come home and relax by the pool in the evenings. We especially appreciated the quiet and private location. We can't wait to return to this property for our next family retreat!

Much better than expectation

Rosa our hostess made the two week stay with my wife and our daughter’s family a true delight. The pool was a big splash with the 4 and 6 year old grandsons. The oldest perfected his swimming skills while there. Rosa’s morning goodie surprises were wonderful. Her direction and suggestions on where to eat or what village to see was spot on.

An extraordinary experience

The house and grounds are truly beautiful. Every detail was perfect. Rosa was not only an extraordinary host and cook, she went well beyond our expectations bringing us treats and offering recommendations to meet our needs. She always responded immediately to our questions. I can recommend this property without reservation.

Hidden Gem

What a beautiful hidden gem this property is. The house is comfortable, quiet and feels like a peaceful retreat. The outside property is surrounded with lush trees, a beautiful garden and a huge pool overlooking a lovely view. Rosa the owner could not have been more helpful or pleasant. She was close by if we needed her and would drop off special treats for us. Grazie mile Rosa!

Perfect..

That's not a word we use lightly as we’ve been disappointed with many a rental but this Villa is exactly as advertised. With the taste and quality of the décor, size and comfort of 4 ensuite bedrooms (none are size compromised), indoor/outdoor living, and a perfect and amazing pool, we were delighted. Returning to the Villa after a day of sightseeing overwhelmed by tourists, the Villa is a like returning to a QUIET sanctuary – our kids, adult and teen, we’re in heaven and said so every day. And, then there is Rosa, who could not be more warm, communicative and a better baker too boot, as she spoiled us and ensured the house and pool were spotless our entire week. While we had abandoned another rental earlier on this trip, we only wished we could have stayed at the Villa longer. A huge thanks to Rosa for making it special with such authentic hospitality.

Rosaspina is everything and more!

My husband, daughter (5), mother-in-law, and I spent a week at Rosaspina... we would have happily stayed forever. Coming from NY and DC, we were a bit hesitant at first - Rosa's listing says no refunds - what were we getting ourselves into... But Rosa and Rosaspina far exceeded our expectations. Rosaspina is a slice of Umbrian paradise. Rosa couldn't be more warm or helpful. Ask her to book you a massage with Alessandra. You wont regret it! Rosa brings surprises from her garden and made us the most delicious apple cake - we now have the recipe. Spotlessly clean. Strong AC. Good wifi (all things considered). A++++ We would absolutely return and will keep the wonderful memories with us always!

Rosa’s Paradise – A Fantastic Stay!This is an amazing, private, and incredibly beautiful house where the host, Rosa, makes you feel truly welcome. The swimming pool is clean and features a fantastic lounge sofa perfect for relaxing. We were two families traveling together from Denmark. Even though the journey is long, this house is absolutely worth it. Todi is a beautiful Italian town filled with historic houses, great sights, and delicious food. There are also excellent shopping options nearby for daily groceries. We especially loved the covered terrace, where we sat outside together until late into the night. We highly recommend this place!

Wonderful stay in Fall 2022

Villa Rosaspina was our home for five weeks in the fall of 2022. It is is located on a beautiful ridge with a view of Todi. Like many Umbrian homes with a view, you follow a typical, and rather steep "strada bianca" (white gravel road). The villa is exactly as pictured. Nestled in a grassy knoll surrounded by gardens and trees. The well maintained pool is just steps from the kitchen, and offers perhaps the best view point of the property. The villa is peaceful, with only the occasional dog barking in the distance, or owls hooting at night. The space was clean and well kept. The kitchen is typical of Umbrian kitchen spaces, perhaps a bit small however I was able to cook for seven people for an entire week without much difficulty. I did bring a few of my favourite cooking implements. Rosa, our host was kind and gracious. She provided wonderful ideas for restaurants, hikes, road biking routes and food shopping. She was very quick to help us when we needed it. As an example, when we popped a car tire on our way to a hike, Rosa was quick to suggest a tire repair service which worked out beautifully. We biked nearly every day, but found it helpful to bring a bike rack as the access road is extremely steep and has loose gravel. Bikers will love Umbria for the terrific climbing. "Everything good is at the top of a hill". As Canadians we were surprised there was no local taxi /uber service, so we had to take turns being the designated driver after dinners out. Where normally we would just cab or Uber it. Our extended stay was very successful. I would recommend Villa Rosaspina.

A little piece of paradise

Rosa’s villa is fantastic. Great location for our group to tour Umbria as well as fabulous pool area to enjoy the sun. Rosa’s hospitality adds to the experience. Wonderful.

Fabulous stay!

We had such a wonderful time at this property. Rosa was so gracious and hospitable as well as an excellent cook. The villa is well equipped, comfortable and immaculate. The pool is incredible. Recommend a car with good pick up for the hilly and windy roads.

Magical Sojourn

The villa and location were exquisite but without assistance as needed by the property manager, all plans and hopes can be for nought. Rosa was exceptional and can be best described by Lord Byron, the noted Romantic poet: “ She walks in beauty like the night.”

Beauty in Umbria

Beautiful property on a hill overlooking the lush Umbrian countryside. Rosa is very welcoming, and keeps the villa and surrounding gardens looking gorgeous. She also lives in another house nearby, so is very easy to communicate with to answer questions and resolve any issues. She's also an amazing chef and baker! The drive off the paved roads was intimidating at first (up and down a twisty gravel road) but we got used to it. Thanks for a lovely stay, Rosa.

Best hostess ever!!

The villa itself is gorgeous and the grounds spectacular. Rosa is a perfect hostess. By the end of our stay she felt like family! We were here for only one week, I really wish we could have stayed longer. It is so peaceful there that you don't want to leave. We found ourselves enchanted by the pool/garden area. Only drawback is that the last kilometre of the road in is gravel and quite steep (I had hoped to do some biking but one would need to "walk" the bike that stretch I think) and a neighbour was cutting (with a chainsaw) and transporting wood while we were there but I assume that was a one time thing. I would come back in a heartbeat!

Sommerferien 2021

Wir sind einfach nur begeistert von dem Haus, dem Pool und den Vermietern. Alles war genau wie in der Beschreibung angegeben. Der Pool ist phantastisch groß, der Schattenbereich sehr bequem. Küche ordentlich ausgerüstet (Riesenkühlschrank, Gaseherd, ...) und das Internet geht mit ordentlicher Geschwindikeit (im Haus - am Pool ist kein WiFi und der Handyempfang schlecht). Das Haus liegt abseits in den Bergen, es ist einsam und ruhig - tolle Sternenhimmel und eine gemütliche Terrasse. Genau was wir gesucht hatten, um Ruhe zu tanken. Wir waren zwei Wochen dort und hätten gerne noch ein paar Tage mehr dort verbracht. Die Umgebung mit Todi und bspw. Deruta (Keramik) ist klasse und Rom ist auch "nur" zwei Stunden entfernt.

Beautiful location and villa ideal for large families

Ideal for family and friends get together, especially having a bathroom with each bedroom, a must with two messy teenagers. Beautifully restored old villa and amazing pool although it could have done with some form of heating as quite cold even at the end of July. Beds very comfy. Rosa the villa owner was exceptional and helped us with our shopping and booked all our tests whilst in quarantine for 5 days. She even left us a few home baked treats during our stay. The only criticism I have with the property is the kitchen. Very small and in need of modernisation and not really suitable for catering for 8 people in its present condition. A real lack of preparation space. That said, if you were going out for dinner most nights there are plenty of lovely restaurants within a 15 minute drive.

We are glad for the nice comment and we would like for completeness to add some more informations. The average water temperature of the pool during the stay was 26 Celsius degrees, of course everyone has a personal feeling of warm. Incidentally in the villa advertising is correctly reported that the pool is not heated. The kitchen respects the typical umbrian style, but adequately equipped with all modern requirements for 8 people on holiday.

Beautiful location, perfect for a restful break

A wonderful relaxing week in a lovely property in a beautiful location. The pool is just amazing as are the views. Rosa was such a perfect host, we loved the cake surprises!

Great stay

Spectacular retreat

This property is so beautiful. It’s grounds are everything you would expect from the Italian countryside and much more. It is peaceful with amazing views and an awesome pool. It is a short drive to Todi and the Orvieto train station. We were four friends traveling together and the home had all the amenities we could want. We found ourselves cooking together and enjoying the local wines in this classic, well appointed villa. Rosa and Bruno are wonderful hosts and patient with our limited Italian. Rosa is a marvelous baker who spoiled us with lucious treats. This is a magical place where, upon returning home, I realized what rich memories I brought with me. I, and my friends highly recommend Villa Rosaspina and will surely return when next in Italy.

Traumferien in idyllischer Umgebung

Wir, 4 Ehepaare, fühlten uns auf Anhieb sehr wohl in der Villa Rosaspina. Das Haus ist sehr liebevoll im Landhausstil eingerichtet. Jedes Schlafzimmer verfügt über ein Bad ensuite, was selten ist. Die Küche ist nicht sehr gross, aber mit dem Wirtschaftsraum geräumig genug, um etwas Gutes zu kochen. Alles war vorhanden, was wir brauchten. Sehr angenehm war auch der Wäschewechsel in der Mitte der Woche. Die grosszügige Gartenanlage war sehr gepflegt und verfügte auch über genügend Schattenplätze. Jeden Tag wurde der Pool sauber gemacht und ladete mit seinem gemütlichen Pavillon zu Baden und zum Chillen ein. Das Highlihgt aber war Rosa. Sie überraschte und verwöhnte uns mit selbst gebackenen Kuchen und feinen Desserts. Ihre fröhliche und spontane Art war einmalig und man fühlte sich sehr willkommen. So stellt man sich Gastfreunschaft vor! Wir empfehlen die Villa Rosaspina aufs Wärmste wir freuen uns auf ein Wiedersehen!
