Step inside to a bright and inviting living room with a wall of windows, plenty of seating, and a flat-screen TV—perfect for family movie nights, games, or relaxing with a good book. A spacious dining table sits nearby, ready for shared meals.

The fully equipped kitchen, just off the living area, has everything you’ll need to prepare your favorite dishes.

Down the hall, you’ll find a full bath with a tub/shower combo, plus the main floor bedroom with a queen bed, bureau, and TV. Across the hall, a brand-new half bath with washer and dryer adds extra convenience.

Upstairs, there are two additional bedrooms: one with two twin beds and another with a queen bed and TV.

Outdoor Living:
After a day at the beach, rinse off in the brand-new fully enclosed outdoor shower. The private patio offers a dining table with umbrella, gas grill for barbecues, and two chaise lounges for afternoon relaxation. In the evening, gather around the firepit to toast marshmallows and share stories beneath the stars.

"Loved this rental property. Convenient mid-cape location, easy access to all of the Cape sights and villages. Cute, clean, 3 bedrooms, on a lovely street and close to the beach. Parking pass allows for entrance to all Barnstable beaches. House is well equipped with all kitchen needs and appliances. Decor is well done and beachy. Comfy furniture for reading and tv. Beautiful backyard with table and chairs, fire pit and bbq for outdoor dining and relaxing. Would rent again.

"Cute cottage, very clean and only 10 minute walk to Beach. Bedrooms are very small but living room/dining area is spacious. Parking is very tight; only for two cars but you couldn't ask for a better location to get to Craigville Beach. It was so nice of the owner to leave their resident's parking pass for beach access.

"We LOVED the location: 3/10 of a mile walk is wholly manageable, but we had the owner's PARKING Pass, too, which was huge, giving access to all the Barnstable beaches. Previous tenant left some 'issues' but realtor was on them immediately, came to the cottage to resolve/address, which was a great feeling to get that attention. Whole house AC was KEY as we arrived during the extended crazy August heat, then cool breezes the rest of the week let us open up the windows and enjoy the Cape air.

**** CANCELLATION/REFUND POLICY ****
Upon cancellation for ANY reason, money will be refunded less a 20% service fee of the total rental amount due, ONLY if the property is re-rented for the same terms and conditions of the original Agreement. Tenant further acknowledges and agrees that where Kinlin Grover Compass undertakes to re-let the property, the rental fee to be charged to the substitute tenant shall be in an amount to be determined in the reasonable discretion of Kinlin Grover Compass and Owner. Tenant agrees that any cancellation of the reservation, undertaken at any time, shall not be effective unless in writing and delivered to Kinlin Grover Compass.
