JOIVY is proud to welcome you to this bright, spacious 3-bedroom apartment just moments away from the beautiful Meadows Park of Edinburgh. This flat is ideally located in Marchmont, a quiet neighbourhood, just a half-hour walk from the city centre. With the Tollcross bus stop nearby, you’ll have convenient transport links across the city. The apartment has 3 bedrooms, 1 bathroom, a living room, dining room, a fully equipped kitchen, and a small garden. Essentials and WiFi are provided.

This spacious 3-bedroom apartment is the ideal choice for your next visit to Scotland’s capital. With huge windows filling the whole apartment with natural light, you’ll feel right at home in one of Edinburgh’s most affluent neighbourhoods. Whether you’re a family or a group of friends, this apartment will be an excellent home base for up to 5 guests to explore the city. All essentials, linens, towels, and WiFi are provided

LIVING ROOM
Take a well-deserved break in the spacious living room, where the whole family has plenty of room to relax.The large bay windows let lots of natural light into the space, making the 2 armchairs the perfect place for you to grab a book from the bookshelf and settle in with a cup of tea.

KITCHEN & DINING
With long counters and bright windows, the large kitchen has everything you need to whip up a delicious meal for the family. Make the most of all the home comforts you could ever need, including a French press/cafetière, fridge/freezer, microwave, kettle, toaster, dishwasher, oven, gas hob, and cooking utensils. There is a separate dining room with plenty of space for everyone, with a table seating 6 guests, and extra room for 2 more if you have company.

BEDROOMS & BATHROOMS:
There are three bright and comfortable bedrooms in the apartment. The main bedroom has a double bed, the second has a small double, and the third has a single. Each bedroom is furnished with a dresser for all of your clothes and an extra chair. Please note that the small third bedroom has no external window but has an internally opening window to the hallway.

The bathroom is divided into two separate rooms—one is fitted with a bathtub with a shower and a sink with a mirror, and the second has a toilet with a second sink and mirror.

OUTDOOR AREA:
There is also a small garden at the back of the house with a table and seating for guests to enjoy.

Laundry and Extra Appliances

The property is also equipped with an iron, ironing board, vacuum cleaner, washing machine, and hair dryer for your convenience.

– Strictly no smoking, no parties, no pets
– Dispose of rubbish appropriately.
– Keep the property clean and tidy.
– Whilst washing up and stripping the beds at check-out would be appreciated, it is by no means expected.
– Quiet hours are between 10 PM and 9 AM. So please keep the noise down and respect the neighbours in the building.
– Please remember to close all windows and doors when leaving.
– Careful attention to the keys is extremely important. Guests are responsible for any additional costs resulting from misplaced keys or locksmith call-outs.
– To ensure the safety of our current and future guests, we ask all guests to complete our online check-in form and to provide a valid form of identification.

Great location… but
😊 the location is ideal for the town and the outside gardens are very pleasant. The sitting room is comfortable, the heating system efficient.☹️The flat is in serious need of TLC, especially when it comes to draft proofing. The kitchen is very cold and uninviting, with dirty pans and cupboards.

Comfortable Home, great neighborhood
This home was very comfortable for our family of adults. The walk through the parks was lovely. Lots of great restaurants nearby and easy enough to find street parking.

Close, clean & comfortable
Great place. Very close to everything. Kitchen could use a little tlc though...dishwasher leaked....but nothing tragic...I hope they've fixed that and if you use knives: bring your your own. (par for the course for any VRBO) Otherwise top. Thanks.
