Oceanfront Beach House on Boardwalk with Patio & BBQ

This wonderfully located Property is on the Water. Walkway and sand at front step. A patio for sun and dining. Our place offers all the coastal charm of old Balboa with an unbeatable location, incredible views, and a family-friendly price.
Ocean swimming with lifeguard stand in front. Fishing pier, stores, restaurants, bay, and boat and bike rentals within a couple of blocks. Located a few blocks form the iconic Peninsula, Ferry Boat and Fun Zone!

This is the 4 bedroom lower unit of a duplex and rental is available year round.

Nicely furnished, fully equipped kitchen and on-site parking for one car.
Rental accommodates 8 people. Property offers beach towels, chairs and sand toys for your use.

Learn more about the upper unite (VRBO 16783 51Dreamy Ocean Views. Guests may feel presence of upstairs renters with exterior entry door and walkway usage. Patio space is for downstairs guests only. The best feature is the beach front patio!!
Patio with barbecue grill and comfortable chairs overlooking the beach.
2 bedrooms with queen beds, 2 with a pair of twin beds each.

One parking space behind the house is available for renters. Otherwise street parking is free and city pay lots are 4 blocks away near the Ferry to Balboa Island, Fun Zone and Balboa Pier. Short walk to easy access dining, fishing boats and Catalina Cruiser. Or, rent a bike and pedal to Lido Island or Huntington Beach along the boardwalk.
No partiers, no smoking and sorry no pets. We have long standing neighbors and upstairs guests - therefore we ask for things to be heading to a quiet hour at 9pm!

We had such a great time staying here. Perfect location, near everything we wanted to do. No car needed. There are bars, shopping, bike rentals, the fun zone, all within a five minute walk. The house is right on the boardwalk with a great patio area and comfortable seating for all of us to sit and watch all of the action. The house was well appointed with everything we needed and it was clean and comfortable. Beds were comfortable. There were games and pickles available as well. Fantastic stay!

We loved staying here. Right on the beach. Loved sitting on the front porch. Perfect spot. Loved the location. Beautiful view. Parking for our car. 4 bedrooms and 2 bathrooms was great. Had everything we needed. Would definitely stay again. Host was extremely helpful.

We had a wonderful stay at this beachfront property with our kids. The location was unbeatable — the beach was just steps away, and the broadwalk right in front of the house made it easy and fun to explore the area. The sunsets were absolutely stunning and created the perfect end to each day.The house was clean, comfortable, and thoughtfully equipped. We appreciated the beach chairs and sand toys for the kids, and the kitchen had everything we needed. The patio was one of our favorite spots — perfect for enjoying family dinners, watching people stroll by and enjoying the sunsets.Communication with Ann was excellent — she was kind, responsive, and made everything easy. We truly enjoyed our time here and would love to return.

Wonderful home. Large sitting and kitchen area. Beds comfortable. The boardwalk is perfect for people watching. I would point out tho that it’s a fair distance from the house to the water. Could be a problem for younger and older guests. Otherwise it was perfect!

Our favorite place to stay!

We love this central location in Newport Beach. We've been coming here for years. The furniture and appliances are kept fresh and in good working order. Ann provides umbrellas, boogie boards, children sand toys and folding chairs, which makes it so convenient because all the goodies that you would want are there. This has been our dream spot for years!

Great location & value

Four siblings reunion--all seniors 79. We have stayed here before and plan to do so again in 2027. Fun patio on the boardwalk--perfect for eating, drinking and people watching!

Comfortable Oasis

We had a party of 7 adults for our daughter’s graduation from college. The room situation was perfect, having had 4 bedrooms and 6 total beds. Our favorite part was the patio and beach views. At night the large table inside provided a nice space for playing games. The manager of the property is really responsive. We were happy with our stay.

Great Property

The location of this property is unmatched. Close enough to the pier for a short walk, but far enough away you are removed from the main traffic. The host was very helpful and responded within minutes of any questions we had. We'll be coming back for sure.

A great place

The house is so clean and comfortable! We were pleased by the ease of communication with the host, Ann, and with the size and location of the house. Everyone in our group, 6 adults and two older teens, enjoyed the location and our chance to be together in a great spot. People watching on the boardwalk was a highlight!

We love this beach house!

This was our second time staying at the property and our family absolutely loves it. Our children ask to go back all the time. The location is perfect and walkable to do many places. The beds are very comfortable and the house has everything you could possibly need!

Perfect for Multi-Generation

Ann's place worked out so well for our three-generation trip, 6 adults. There was plenty of space for us to be together, plus enough bedrooms for us to each have some privacy. Everything was clean and the location was very safe. The beach was never crowded and the boardwalk was very quiet on weekdays. If you have a larger vehicle, the parking spot out back is a little tight to get in and out of, but do-able. We would definitely stay again.

Perfect beach day!

Our group of 7 loved our full day on the beachfront patio after spending a couple days at Disneyland. Host Anne is super responsive and the house was stocked with all the basics. The beautiful CA sunset was the icing on the cake!

We were one happy family of five beach loving adults vacationing in this cool home with the blue awning. When we weren’t tramping down to the water, we were people watching on the patio. Owners very responsive about their place. We appreciated the new Keurig and the clean barbecue! We hope to return.

A place of our dreams

We LOVE returning to this spot in Newport Beach each year! All of our family truly looks forward to it. It is in the best location within close walking distance to the beach (it is on the beach and boardwalk), close to the pier, the Fun Zone, the Ferry! This 'home away from home' is immaculate! It is modernized with furnishings, appliances, the bedding is heavenly. In front of the apartment is a wonderful patio with two tables and two umbrellas where we all hang out during the daytime! There is a BBQ, kayak, beach toys for kids, and beach chairs. We have always found the owner, Ann, to be very receptive to our questions or needs. For example, we found the blender had been cracked and unusable. We contacted Ann and the next day, a new one was delivered to our door at the beach. We always get one parking spot behind the house but free parking on the street nearby is easy enough. (Note: There in no parking on Monday during certain hours, and on the other side of the street on Wednesday when the street sweeper comes back the alternate day.) Also, one day when we are down there, we invite our entire extended family to come down and have a bonfire on the beach.It is so easy to secure a fire ring during the week. We look forward to going back next year!!
