Luxurious gated 2500 sq ft 3BR, 3BA condo in quiet, upscale Amapas on the hill above the south end of town (Old Town). Gorgeous sunset views of Banderas Bay and old town Vallarta. See the cruise ships come and go.

This unit occupies the entire 5th floor and has a full length covered balcony overlooking old town Vallarta and Banderas Bay, with access through sliding glass doors from the master bedroom, living room and formal dining room. Great for entertaining and relaxing on the balcony.

Living room has 50" LED flat screen Smart TV with access to Netflix with your own account, and a CD/DVD/stereo radio. More views from the living room.

Formal dining room can seat 6 for dinner. Ask about having an authentic Mexican dinner cooked and served for you in the comfort of the formal dining room. Enjoy margaritas before dinner on the balcony right outside the dining and living rooms.

Very large fully stocked kitchen with island and view of town and Banderas Bay. Breakfast bar for in unit breakfast, but take your morning coffee to the balcony and enjoy the view.

Two large master bedrooms w/full bath, and third BR/study. First Master BR has 32' LED TV (bring your own fire stick). Third full bath off dining room.

Plenty of comfort and room to rest after a full day at the beach or shopping, dining out and whatever.

Nice stay!

Nice unit in Amapass hills. Many steps down to town, and taxi for return. Spacious patio with great views day or night. Well equipped, newer appliances, safe, clean, quiet building. Owner and manager both helpful and pleasant to deal with. We enjoyed our 6 week stay and would return again. t condo that is fairly well equipped. Spacious, clean, safe, convenient location. Lots of stairs down to town; taxi is a must for return. Full floor patio with great views.

With regard to taxi back, if you are in shape, you can walk back, as we have done many times. However, the 165 stairs up to the condo from the lower gate is a workout and taking a taxi back is very tempting. We have done so often. From old town the cost of a taxi is only 40 pesos ($3) but I normally give the driver 50 pesos ($4). If you are looking for an optional cardio workout, take the stairs.

Overall pretty nice Place

The apartment itself is pretty well appointed with all you will need for a lovely visit to Old Town, Puerto Vallarta. All the appliances worked and it was nice that the clothes dryer was "gas" heat so the clothes dried very quickly. Lovely views and we certainly enjoyed coffees and drinks on the deck. If there was any downpoint, it was the cleanliness of the apartment on our arrival. The tile floors throughout the apartment including the bathrooms certainly need a good scrubbing, especially in the "corners" and the "throw-rugs" need to be changed or washed/cleaned at the very least. Still willing to give the apartment a good review and the steps getting down to the main road and to the town business core was nothing more than some healthy exercise, but we always cheated and took a taxi back up (70 peso, tip included)

Thank you for your review. We appreciate your input regarding the floors as we have been complaining to our manager about our maid for a long time. Our manager does not have another available but I am writing to him regarding your points to ask again and to implement better cleaning practices. We were there in November and cleaned all surfaces with bleach and cleaned and polished all faucet handles and spouts. We do pride ourselves in having a clean condominium. I’m glad you enjoyed your stay. Bruce

Wonderful January Stay

We spent Jan-24 at the $M-view condo. The VRBO listing properly presents the physical amenities of the unit. Benefits we would emphasize include (1) Deck looks north, so it has shade all day, which is lovely in the sometimes steamy climate (2) The adjacent condo buildings were built such that no neighbors can look directly onto 2/3 of the deck (3) there is a nice roomy deck table where we ate every meal (4) there are gated stairs going down to the lower street level, saving renters many steps compared to using Hortensia (5) The icemaker and dishwasher work well (6) The pool is heated, and it needs it because it gets little sun in January. (7) There is once weekly maid service. There are some things that could be better. Although not the owner's fault, there is a Pool Club immediately across the gully which offers throbbing rhythms for your afternoons and evenings a few times (3 – 5) each week. It was loud early in the month and toned down a bit later. There is a plant nursery in the gully that was frequently burning trimmings (or something) sending a smoky smell around the neighborhood for hours. The chairs around said deck table, where we sat constantly, could be more comfortable; they receive immensely more use than the living room or dining room furniture. The bed linens are worn and some fit poorly on the Master bed. All in all, despite having identified some issues, the view and the climate are among the best that can be found anywhere. Thank you for your nice and thorough review. I'm sorry the MBR sheets were not up to par. We left brand new sets foe all 3 bedrooms when we were last there in December. Also, there are 5 new seat cushions in the MBR closet for the patio chairs. We will instruct our maid to be sure to use the new sheet sets and put the cushions out on the patio. I have reported the smoke from the nursery to the Amapas Neighborhood Association. Also, thanks for pointing out the advantages of the north facing balcony, and the fact it is shaded from the hot afternoon sun. Plus, the $M view!! It was one of the features which sold us on our condo. I'm glad that you enjoyed your stay.

The view is amazing and the house is spacious

This is a wonderful place to stay. The three rooms and three bathrooms were great to have for 5 people. We spent each morning and evening enjoying the view. The NYE fireworks could be seen around the bay and was the best fireworks show I have ever seen. There are many stairs to the condo so just be prepared. We climbed them a few times per day. It is a quick walk to the many restaurants and the beach. The hosts are very responsive and helpful.

Lots of stairs

Beautiful condo and weather was perfect. Really enjoyed our stay. Only 2 things were disappointing, there was no sun near the pool, and neighbours across from the condo could have been more respectful and closed there curtains, but l realize you have know control over that. Glad you enjoyed your stay. New Year’s Eve is quite a show with many, many hotels and resorts putting on a great fireworks show resulting in fireworks all around the bay for 30-45 minutes. Our balcony is a great place to watch the show. Hope you were able to enjoy it.

Beautiful Unit with Stunning Views

We stayed in this unit for the first time from mid February to mid March 2016. We were looking for something with a Mexican feel that would be close to the fun of Old Town but far enough away to be quiet and relaxing. This unit delivered on all accounts. It is comfortably furnished with lovely Mexican touches in decor. The location was a 10 minute walk down to the Malecon and beach and an inexpensive 50.00 peso taxi ride back up. The walk back up is challenging and was done every day by our adult children who loved the exercise and challenge. I was experiencing knee issues and found the walk down no problem and even succeeded with the climb up a few times. There is nothing like a rewarding dip in the pool after the climb up. It was a great way to keep active. The views are stunning and we couldn't believe our fortune every morning when opening our eyes to see the vista provided. We spent all our waking time in the unit on the terrace which is spacious and comfortably furnished. We prepared many meals in the well stocked kitchen and truly appreciated the supply of dry goods and spices left in the unit. It helped to reduce food costs not to have to completely set up those types of supplies for cooking. The only draw back with the building and unit is the lack of sun. Upon arrival in mid-Feb the pool was completely shaded and as the time progressed, by the middle of March, the pool was in more sun. The best time of day was mornings for sunbathing at the pool. The terrace at the unit was always shaded. This may be an issue for sun worshippers, however we preferred a shade terrace as it was more comfortable in the heat of the day. We found the pool temperature to be quite warm and was very comfortable to be in without the direct sun. Overall the limited sunlight was not a negative for us but might be a disappointment for some. We enjoyed the various birds and parrots which live and play in the green space across from the unit. The managers and owner were always available by phone and email and very responsive. Overall we found it to be a great location in PV and really enjoyed the spaciousness of the unit itself. We did not hesitate to book our return for 2017.

Thank my wife for the old Mexican decorations. And we love the balcony with the north facing view and the shade provided by the wall of the building next door. Very comfortable on the balcony all day long. We're glad you enjoyed your stay. Thanks for the nice review.

Beautiful views!

The owner was very easy to work with. This condo has amazing views. There was nothing lacking in the condo. We did have a minor issue with the hot water heater and water pressure initially. Luckily one of the people in our group is a handyman, and he was able to take care of the issue. The condo is very comfortable, but could use an update. If you do not want to rely on your own car or taxi service, bring comfortable shoes for the steep hike to and from. This could be a challenge for small children or the elderly. But otherwise, we had a wonderful time here.

Water heater issue - I had turned it off when we left 2 weeks before. According to the renter, it had not been lit and turned on upon their arrival, as I had requested just before they arrived. Sorry for the inconvenience.

Been coming for over 25 years and fell in love with this town. We now spend a lot of time here since I retired. The north facing view of town gets very little direct sun so it is very comfortable sitting on the balcony all day. Master bedroom is situated so you go to sleep and wake up to the view of the bay.
