DETAILS: This stunning Blue Mountain Beach home features 6 bedrooms, 6.5 bathrooms, a private heated pool, and incredible accommodations for 18 guests.

Two lavish king-bed guest rooms with private bathrooms welcome guests on the first floor. A spacious, open floor plan joins the living, dining, and kitchen areas. Home cooks and entertaining enthusiasts will love the gourmet kitchen, which is perfectly equipped with spacious countertops, tons of bright white cabinetry for storage, and premium stainless steel appliances. The nearby dining area offers seating for 8+ guests. Luxurious furnishings and a large flat-screen television make the living area a wonderful place to relax after a long day in the sun. French doors lead to the outdoor oasis, which offers a wonderful place to enjoy the coastal breeze with a morning coffee. A private, sparkling pool offers a great place to splash the day away (and can be heated seasonally for an extra fee). The pool deck and surrounding outdoor area create a wonderful place to relax and enjoy a grilled dinner around the patio table with seating for 8.

On the second floor are three guest rooms offering a variety of sleeping arrangements. The beautiful primary suite boasts a lavish king bed and a spacious private bathroom with a shower, separate soaking tub, and a large dual sink marble vanity. The second guest room features a beautifully upholstered king bed, a mounted flat-screen television, and a private bathroom with a shower and a marble vanity. The bunk room offers a twin-over-full built-in bunk bed and a twin-over-twin built-in bunk bed with a private bathroom.

The third-floor loft area offers a table and chairs (perfect for a game of cards) and a family room with a spacious, plush sectional sofa and a large-mounted flat-screen television. Also on the third floor is a bunk room with three sets of built-in twin-over-twin bunk beds and a private bathroom with a glass-front shower and a vanity with dual sinks. Guests will love the stunning emerald coast views from the third-floor balcony.

Guests can enjoy a day on the sugar-white sand beach just a short walk away, and the home's 7 custom 360 Blue beach cruiser bikes give guests a great way to explore the charming coastal towns along 30A. Treat your family to an unforgettable 30A getaway at 16 Sandcastle Court!

Great Place for Families!

We went there for my mothers 80th birthday weekend. We invited her children and grandchildren and had just a wonderful time! Very close to the beach and a super wonderful house!

Wonderful spot

Myself and our group of women absolutely adored this home. The private pool was a wonderful perk, the bikes were great for riding around to other nearby beaches, and the home was clean and spacious. Super short walk to the beach!

Beach trip with family

This place was amazing. Cute house and it provided everything we needed. Walk to the beach was further than we wanted but overall it was great! Outdoor pool was definitely a plus. Great having the door alarm for going outside to the pool area since we had a 2 year old.

Blue Mountain Proposal

The accommodations were super nice. The house had everything we needed as if it was our very own home. Close walk to some shops, restaurants and the beach. The family enjoyed our time at Blue Mountain Beach. The best part was our son got engaged during our stay at the beach house.

Three families- we really enjoyed the front yard for lawn games, the wide bike paths, close proximity to the beach & the private pool with lots of pool toys. Wonderful weather & the ocean was full of sand dollars- thank you for sharing your house!

Wonderful property

The property was wonderful. Clean, large, fit our needs with the large group. did have a couple of appliance issues which were addressed immediately by manager. We loved our stay and would use this property again. Easy walk to food, retail and beach.. Pool was a plus!

BlueMountain Beach

Fantastic house for a large group and very easy walk to the beach! Just a couple suggestions from the group: more forks in the kitchen and extra cup towels. The downstairs bedrooms need full length mirrors. This is the first house we’ve booked along 30A that we want to book again. 360 Blue responded to our calls during our stay very quickly but you have to contact through their business number not through VRBO.

This group has rented all through the panhandle. The house was very nice. Decorated nicely and comfortable. The few problems we encountered during the week were quickly resolved by management. A little further from the beach than we like but it’s hard to have it all unless your budget is unlimited. Good location for restaurants and shopping. Consistent Wi-Fi was the biggest problem. Hopefully they will resolve this issue soon. Definitely a house worth considering.

Flexible living space

Overall, the house worked great for our family get together. With six bedrooms, an extra living area on the third floor, and two porches, there was plenty of space for people to spread out. We loved the location at Blue Mountain Beach and enjoyed walking to the Blue Mountain Bakery and the Blue Mountain Creamery. We ate a couple of times at Blue Mabel just up the street. Our only complaint was that the internet was unreliable. A technician came to reset the router, but it never did completely work. Most of the time we ended up tethering from our phones. Hopefully, this issue can be resolved because this really is a great property and we would definitely consider renting again.

July 2016 Stay

This was a gathering of family. Four generations. The house was awesome and the pool (although small) was a big hit. The beach was beautiful and the area was great. We enjoyed some of the small local restaurants and the great ice cream shop. We would definitely go back. The only things that would be better is better air flow to the 3rd floor. The sprinklers were not working properly and some of lawn had died causing needed repair which was not a problem but workers showed up to fix sprinklers and lawn people showed up to replace sod without us being notified that they were coming. It would have been nice to know they were coming ahead of time so that we could have been prepared. Otherwise this was a great house and experience for our family.

Great beach house for large group

Our group of 13 stayed at this house for a week in July and enjoyed the space, cleanliness and proximity to the beach and amenities. The open kitchen + dining + living area was perfect for our group who likes to cook big dinners and play games etc. The area looks out on to the pool which is not a large pool but plenty big for the handful of us using it any given time. The rooms are well appointed and have en suite bathrooms which is great for groups traveling together. The bunk rooms for the kids were awesome and the separate living space on the third floor worked really well for the teenagers to hangout. The beach access is through the public access points only a short walk away. We drove our bigger items down to the access points each day. A golf cart would be really useful for those trips. The water and sand were really pretty the entire week with next to no seaweed. The kitchen had most all of the things you would expect for cooking in terms of pots and pans. However if you really plan to cook, you’ll need to bring all spices/oils, pantry items, dish towels, Saran Wrap, foil, etc. Our only issues with the house were some electrical problems that occurred throughout our stay. The property manager was responsive and was able to take care of some of the issues but not all during our stay. They worked with us to compensate for some of these issues and we appreciated that. These things happen and we enjoyed our stay regardless. Would stay there again for sure.

Can’t wait to come back!

We love all things 30A and this property didn’t disappoint! We’ve stayed many places up and down 30A, but this was the first one we talked about booking again! It was such an easy walk to breakfast, the beach and ice cream! Plus, the kids loved the pool for downtime away from the beach! We had friends with us who had never been to the area and they’re already wanting to book their next trip!

Gorgeous home with lots of space and perfect proximity to the beach and great food. That each room has an en-suite bath and a bike appointed to it were a lovely bonus. One expectation not met is the lack of cleaning products to keep it nice and hygienic during the stay. We think it would be efficient (and earth friendly!) to provide supplies to more adequately match the rental time/party size.

Friends and family vacation: July 24-31, 2021

We had a wonderful stay at the property, close to the beach and a creamery the kids could walk too. The house was big enough for everyone to have their own space. There was 17 of us in the house, mix of adults and teenagers. I would definitely stay here again.

Family vacation

It was our annual family vacation. Just me and my husband, 3 kids and spouses, and 7 grandkids. It was perfect house for us. The pool was a nice luxury for the little ones who couldn’t stay at the beach all day. The walk to beach was very doable. The kitchen had everything we needed cause we all love to cook. My only complaint were the mattresses. They were not very comfortable...particularly the 2 downstairs bedrooms. But other than that it was a fantastic rental for fun and sand! The size was perfect. The kids loved the bunk room on the top floor! I would highly recommend this house to anyone with a big family!

4 Generations Vacation Fantastic home. Location is great. Easy access to the beach. If 30A was open it would have been so convenient to Seaside, too. Loved having a heated pool in February. Kitchen was well equipped. Beds were not the best.

The Blue Phoenix house was perfect. We had 16 people in our family and there was ample room for everyone. We did need a few things when we arrived but I can't say enough about the people at 360 Realty! They were so friendly and accommodating. No mater when we called or what we asked for they were on it immediately. They were awesome! I will rent through them again for sure! I highly recommend both the house and 360 Blue Realty.
